We had a fantastic week at Island Time! The owner communicated clearly, making the check-in process smooth and stress-free.
Parking at Sebasco Harbor Resort was easy, and the staff were friendly and helpful. The boat trip to the island was quick, and for our party of six, we only needed two trips to transport our belongings for the week. The provided ATV was incredibly useful for getting everything to the house, which is about 0.4 miles from the dock. While the path is a bit muddy and rocky, it’s not a difficult walk. We found ourselves walking from the house to the dock most of the week unless we had groceries.
The house itself was wonderful—spacious, well-furnished, and stocked with everything we needed. The kitchen was equipped with great cooking tools and modern appliances. The deck area was a highlight, with plenty of comfortable seating.
We had no issues with the solar power. Despite two cloudy/rainy days, we only needed to use the generator for a few hours, and Steve’s communication ahead of time helped us feel well-prepared.
Access to the beach was just down a small trail from the house. We also discovered some other access points during our stay. The dinghy and canoe were great additions, and we enjoyed using them throughout.
Highly recommend for a relaxing vacation.

What a wonderful property. Quiet and solitude but still access to amenities nearby. Excellent communication with Steve throughout our stay. Great access to the water with dock, mooring and dingy as well as launch capability. We spent our days paddle boarding (brought our own), swimming in multiple locations/beaches around the island as well as paddling to Malaga and hiking the trails there. Extremely comfortable beds, plenty of bug spray and didn't get any ticks. The road to the house is challenging with the Polaris and found it much easier to walk the 7 mins to the dock- except for the initial carting of our provisions. Thanks for a great time.

We arrived a little nervous about the process to get over to the house, but everything was very smooth. The ride to the house is beautiful, and can be bumpy. The house was clean, the views were breathtaking, and the house is equipped with everything you may need. Our family had one of the best vacations we've every had in Maine. Mussels at low tide are a must. Osprey nest so close you can watch them for hours. Lobster men in the mornings pulling traps was cool to watch, and the fishing was great! Stephen is the best owner I've ever had to deal with. He answered any and all questions we had efficiently. He was very nice, and kind. Wonderful person to deal with. All I have left to say is we were very sad to leave, and we will be back as often as we can!

Another Perfect Visit
This is our second time back to Island Time and it continues to be such a magical place to get away from it all - we'll keep coming back summer after summer! Additional suggestions for future visitors on top of my review from 2020... if you have a larger group and are going to be going back and forth to the mainland often, consider renting a kayak or canoe so you don't have to rely on the resort's launch all the time - we did this and found it really helpful! We found that bringing lotion instead of spray to use as a mosquito repellant worked even better too. And this year the resort has a number of great boat tours available, so consider taking one of those one evening.
Thanks Stephen for another fantastic vacation - can't wait to do it again next summer!

Amazing
Reading the reviews helped in our decision with little details. This was an amazing getaway for those souls seeking peace and quiet and a soul reset. We arrived on a rainy cooler day in July so dress accordingly. Met the neighbors on a lengthy nature walk and enjoyed the exchange of life stories! Walking through the woods was such an amazing treat. The forest floor was such a squishy biome, we decided to go barefoot for the full experience. Be advised, we did feed the mosquitos quite nicely in doing so...Host was amazing, place was amazing, whole experience needs repeated on a regular basis!

Magical Family Retreat
We arrived at Sebasco Resort at 4:00 pm check in time. The instructions provided by the property owner were excellent & we were able to navigate the process smoothly. We had to wait at the resort for an hour or so past check in before we could go to the property as the cleaners/property manager & his wife needed more time. We got a bite to eat at the Ledges Pub while we waited and sat outside by the water. At first, we were disappointed that we had to wait, but once the property manager returned to the dock and spoke to us, we appreciated his kind manner and explanation that the cleaning process took longer than usual due to how the previous guests left the property. We were grateful they took the time to thoroughly clean the property & talk with us.
Upon our arrival to the island with all of our things, the Polaris vehicle was waiting for us as instructed, our two sons made a few trips back and forth to the house with all of our things. The rest of us walked to the house. It was a rainy day, so the road to the house was quite muddy and mosquito-y, as expected, we were prepared and wore the proper shoes and bug spray. It was an adventure, we were on a wooded island, we were excited to walk the road to the house to experience the island for the first time.
When we arrived at the house, we were taken back by its beauty & how well equipped it was. It was perfect. The view is something we will miss for a very long time. The only issue we had was that the refrigerator & freezer had some left over food in it. We had to empty the fridge & clean inside. We are not fans of using left over food & condiments; plus we had a lot of food to put away, a family of 6 adults for 7 days. This left us with a large bag of food trash on our first day. We took it to the resort the next day to dispose of it. Because there is no dishwasher, we found some of the cookware needed a good cleaning, so we took care of that while we were getting settled & organized.
We enjoyed all aspects of the house and its comfort; & the beautiful island as well. We had many days of roaming the island's woods and sparkling rocky coastline, made delicious meals and cocktails enhanced by the view. We enjoyed the 2 little sandy beaches & waded in crystal clear water. Absolutely beautiful. Our 2 dogs enjoyed exploring too! We enjoyed the deck every day & evening, the sunset magical.

Perfect Getaway From The World
The house and the location are beautiful. The perfect getaway from the city. The view from the living room and deck are spectacular for sunsets and stars. Plenty of room for cooking and eating and the beds are super comfortable. Popham Beach, just 10 minutes away, is beautiful. Don't overpack, makes it much easier for the boat rides and ATV trips to and from the house. The staff at the resort are friendly and helpful. The WiFi is good enough to check email but spotty enough to tell work you didn't get the email ;) It's a great escape for kids and teenagers to be outdoors and off devices. Stephen, the host, is great, welcoming, and attentive. Phil, the property manager, is super helpful and friendly. With only 6 houses on the island, we saw other people only a few times. This is the perfect getaway from the world to rest, recharge, and reconnect.

Beautiful location!
Overall this was a fabulous property. Comfortable beds, great views, lots of privacy. Some things weren't communicated well though, prior to our arrival. Since we had to rely on the resort to transport us back and forth, we were not told how to call them from the dock (walkie talkie located in the house), the information about the very rough road was located inside the house, so getting to the property via the ATV was a bit of an adventure, and we had no idea there was a property manager who was available until the day after we arrived when I happened to meet him on the dock. All of this would have been nice to know in advance. Also, I agree with a previous reviewer, that if the wood stove was not available for use, why have it in the photos? That is misleading.

Wonderful vacation
Our party included myself, my partner, my son (5), my parents, and 2 lively dogs. We had a wonderful time. The house and setting are gorgeous. The island is sparsely populated with friendly people (and dogs, and wildlife). The waters are calm and good for swimming and boating. The rocks are fun to climb and explore tidepools. The LEGOs were perfect for my son. We had lazy days with excursions to explore the island or swim/snorkel at the small sandy cove beach, punctuated with calm time with LEGOs or reading books on the deck overlooking the water. We only went to the mainland twice (for ice cream, and for fresh lobster and fish to cook - yum!). The owner was very responsive to my questions, and everything was as expected, with a few extra touches besides. We brought a canoe with a trolling motor and explored nearby islands too. Things to be aware of: the Polaris ride to the house is an adventure (a highlight for my son!). The water from the filter tastes fine, and we drank it all week. The bugs could be nasty in the middle of the woods at certain times of day, but they were responsive to bug spray and usually not bad on the deck.

A perfect stay in a wooded, waterfront paradise
Two couples, one almost-five-year-old, and a very elderly dog just returned from a perfect stay at Island Time. We cannot wait to go back next year and make this a regular vacation destination. If you've read the earlier reviews, you'll know that that this is the perfect place to relax - it's a boat ride and a really fun Polaris ride (or a beautiful walk in the woods) to reach, so isn't for those who aren't up for a little bit of adventure. For those who are, the rewards are endless. The cabin itself is large and airy, with a comfortable master suite, a huge living room/dining area, and a fantastic wrap-around deck with lots of outdoor seating. We spent lots of our time on the deck, taking in the views of the lobster boats, the many birds, and a lot of very cute squirrels. There were two avid cooks and a pastry chef in our group, and we found the kitchen had every sort of cooking vessel or supply that you might need, and there were also loads of puzzles and games - chess in the loft was especially awesome.
The island is great for exploring, with trails everywhere that offer great birding and foraging. If you don't mind navigating a bit of seaweed while you swim, there's a great path to a small cove that's great for swimming (we brought underwater photography gear and explored the area around the cove and the cabin) - it also has a nice little sandy beach and is only about 2 minutes from the front door, so we spent a lot of time picnicking down there and exploring the rocks. The other island homeowners (and dogs) are all super-friendly, and the crew of the launch that shuttles you back and forth between the island and the mainland dock are all equally awesome. If you decide to venture off the island, we can definitely recommend picking up lobsters at Papa's and beef at LP Bissons, and we all really enjoyed exploring Swan Island near Richmond - a wildlife management area with some abandoned 18th and 19th century buildings and cemeteries.
Stephen is super-quick to answer any questions you might have, before and during your stay, and Harbormaster Phil is always over at the resort and checks in regularly to ensure there's adequate propane for the fridge, stove, and grill and gas for the generator (which you may have to fire up if you end up with a few cloudy days in a row).
All in all, it was a perfect two weeks and from the moment we arrived, we knew we'd found a truly special spot.

Keep in mind, many of these issues could be fixed by the time you read this - just take this as a list of things to ask about.Communication: Stephen was quick to respond to our many questions but not at all proactive. Information came piecemeal as we asked for it, we never got any sort of email or document which had all the info we needed in one place. There was no “welcome” book at the cabin (that we found). Amenities: One of the best stocked cabin kitchens I’ve seen yet! Wifi is slow but good enough to check the weather, etc. Fresh water is often an issue on coastal islands, this place is no exception. Hot water and pressure are great but the tap smells of sulfur. There is a side tap in the kitchen sink that’s filtered, which tastes fine. The couches and beds are comfy. The lighting in the cabin is a little lacking. The house is solar powered, maybe that’s why it’s dim in places. The wood stove had a “do not use” sign (we were not notified of this in advance). Outdoors: the island is very rocky, covered in spruce, and not particularly walkable, with no swimming beach. The rocky waterfront has awesome sunset views. It’s a bit of a walk downhill to the rocks (~200'), previous occupants have worn a faint footpath but it’s pretty rough. There is some poison ivy on the path and more on the rocks, (PI is common on the coast). The tidal pools have tons of marine life for kids to investigate. We saw a mink, seals, osprey, bald eagles, and golden eagles.Solitude: The seclusion is great, we saw only one other person on the island all week.Logistics: Though the ad makes no mention of it, Stephen later told us that there were only 2 parking spaces available at the resort, even though we had 4 cars. He was able to secure more parking nearby, but it cost an additional $70. Our situation might be unique since we brought our own boat. Still, he told us months in advance that he could secure parking for the boat trailer, then told us just days before our arrival that we would have to pay.The area: There’s a small beach at high tide on the north side of Malaga Island. Our 16’ skiff allowed us to explore the area by boat, which was great. If you bring your own boat, you can’t leave it tied up at the resort.Great cabin! Communication could be better.

Very unique property , beautiful cabin , great for a peaceful relaxing atmosphere and also a nice central location to to be able to go out durning the day and experience many of Maine’s beautiful attractions and popular towns !! The owner is available and wonderful at communicating whenever it is necessary and very accommodating !! If your an outdoorsy person and love nature you will love this place !!

Great get away!
Beautiful home, great for relaxation! A little rough of a ranger ride getting to the home being eight months pregnant which we weren’t expecting, but once we got to the home it was so relaxing! We loved watching the sun sets and sitting on the deck. We’ve already been recommending!

The house is a hidden gem in a middle of a nature and far from people. The house is amazing with all amenities and the view of the harbor is beautiful. The owner is very accommodating and easily reachable by phone.

Island Time Rocks!
We had an amazing week at this beautiful cabin in the woods. Truly a getaway, the house is private, comfortable, well-appointed, and has beautiful views of the ocean. The journey to the house is an adventure - a quick dinghy/skiff ride across the harbor from Sebasco Bay Resort, then a short Polaris drive across the island - but we all thought it was a fun and unique experience. Our kids especially enjoyed it! There is a lot to do in the area, but aside from hanging out at Island Time and exploring Harbor Island, we most enjoyed our days at Popham Beach which is only about a 10 minute drive from Sebasco Bay. We highly recommend this property for anyone who wants a unique, secluded, and comfortable Maine vacation experience!

We had a great week
This was a really nice relaxing spot. Property is on the west side of Harbor Island just across the bay from Sebasco Harbor Resort and we had great sunsets most of days we were there. Island was accessed by either a small dinghy provided by the owner or the Sebasco Resort's skiff which could carry over a little more gear. The cabin was well furnished with a large fridge, gas stove, gas grill, and everything you would need to cook with. We had lots of stuff to do while there including kayaking around the island with the kayaks we brought, swimming, exploring the rocks and tidal pools and just kicking back on the deck overlooking the water. We also took a day trip a few miles away to Popham Beach State Park, had dinner one night at the resort, and also took a short trip to Freeport to visit LL Beans and Maine Beer Compant. There is a small rocky beach down near the water to hang out on, nothing impressive, but enough room to set some beach chairs up on. There is electricity, okay cell service, but no TV/Cable/Wireless which was a nice set up for a week away from work. The owner was very nice and super helpfull.
