The location is amazing! The spot has all you need to feel at home. Walking distance to everything and because it comes with parking loved it!! Something to think about, no sleeping in the windows make for a great breeze but the curtains are not blackout and it’s bright by 7am inside the place, this was fine with us we don’t sleep in. But we do enjoy sleeping at night but the alarm was notifying us it was recording with a computer voice that woke us up though the night this was my only real complaint. “UV Recoding” I believe it said, whatever it was saying woke us up scared not sure what it means also made a ringing noise it came from behind the bed or the side of it. Either way woke us up which no one likes.

Very convenient - so great to have a garage and access to laundry even though we didn't end up using it this trip. A little hot in the afternoons without AC, but with the door and arcadia doors opened up, it cooled down pretty quickly. Would definetely stay again!

We just got back from our stay at Newport Beach. This place was so convenient. We had somewhere to park (the garage) and we were walking distance to all kinds of restaurants and bars. And the beach. The condo itself had everything we needed for our stay.

Perfect location, perfect size for just me! Only thing was that the toilet kept running and it got a bit annoying also, the kitchen needs an overhead light. Other than that, the place was perfect, and the balcony was definitely an added bonus.

We had a great stay at our rental. It was exactly as in the photos and plenty big for the 3 of us. The kitchen has everything you could need for cooking and enough supplies for a week or more. Communication with Beachview was clear and thorough, there were no surprises.

Nice place to stay in Newport Beach. Short walk to beach. Apartment is small but cozy. It's a quiet location away from main road and being above the garage was great since we never heard the people on the other unit. The outdoor deck with table and umbrella was a real highlight. The apartment has all the things you need for a short stay. We enjoyed it.

Perfect spot for a get away. Minutes walk to beach, marina and so much more. My kids and I loved our stay here. The outside deck was a game changer, it made this studio feel like a home. We will definitely be back some day.

I grew up here so knew the location was perfect, right between the beach and the bay. Cute, well appointed unit. Very comfy, fantastic shower! Only needs new carpet badly! Stained and the shag very dated but hey, it was a trip back in time.

We absolutely loved our stay at this rental. Check in and out we’re very easy, it was a prime location and a couple fans to help cool off the room as it got quite hot during the days. Only thing we could complain about would be more products so we didn’t have to buy a bunch of basic things for a few day stay and then throw out because we couldn’t fly with it. Things such as shampoo, conditioner and body wash instead of a 3 in 1 which would dry out anyone’s hair and skin. Maybe some basic condiments as there was literally nothing other than salt and pepper.

I provided feedback already regarding my specific issues to The Beachview Realty team. so I don't want to repeat it hear. Just suffice to say that this was one of my poorer experiences with VRBO. Last year we were very pleasantly surprised by our experience, this was the polar opposite.

The location was great, basically across the street from the beach. Having a garage was also a huge perk. Very happy with this rental.

Nothing fancy, but clean and comfortable for my husband and me The location is my favorite on the entire peninsula, other than the ocean side, but that would have at least doubled the price! The little deck was a nice bonus along with garage parking which is priceless. Check in was seamless. We will probably book this property again for next year. Just wonder how long before it is scraped and replaced with yet another 5 million dollar home Insert sad face here.

This property was great for me and my two boys! It was was in a great location with the harbor on one side and the beach across the street within walking distance of the piers and other attractions. I would recommend it to anyone.

The location was very convenient and the rental well equipped. Communication great. I would suggest have the heating unit looked at (previously mentioned) the thermostat was a little funky but we did have heat.

We really enjoyed our stay. The location was walkable to so many restaurants and things to do. We liked that it was closer to the quieter Bay side of the peninsula. Marina Park and the Lighthouse restaurant were both pleasant experiences. We felt very safe around the area at all times. 7-Eleven nearby was handy for ice and snacks. We enjoyed the rooftop deck with the umbrella table, a great spot to relax with coffee or an adult beverage in the evening.
We came in on the tail end of a heat wave, so the unit was very warm. Yes, we understood that there was no A/C. Spoiled Arizonans here. Without a breeze, it was quite uncomfortable, especially for sleeping. We had to keep the front door open during the day (no screen door). We contacted the management company (Beachview) and they quickly responded by bringing us a tower fan. That saved us!
Our only two “knocks” would be the fan situation (a better ceiling fan would help immensely… $99 at Costco), and that the lighting in the kitchen was virtually non-existent. Needs something over the sink area.
Check-in process was great. Maybe clarify that the virtual Ring camera is on a post FACING the front door… that part was confusing, and we thought we had to go and check in on the front door of the lower unit, as we didn’t even notice the upstairs camera.
Pro tip: be sure to PUSH IN firmly on the front door when trying to lock/exit. We had some trouble with that until we discovered that little secret.
We would definitely return again.

This was the perfect location for easily walking to the ocean-side beach, the bay-side beach, and the playground for the kids to play. We walked everywhere the whole time we were here because everything was so close. The unit itself is pretty small, only the one room, but with two small kids it was fine for us. It definitely needs some AC though as it would get extremely hot during the day. We'd have to leave the front door open and open all the windows to try and air it out. I understand they think it's not needed on the coast, but many other listings in the area have caught on to the fact that people need AC to cool off after a hot day on the beach. Would love to stay here again if they can get a couple simple units to help cool the place off.

This place is in a great location, close to beach, bike rentals, and lots of eateries. It does need some updating although the appliances are newer. The current couch doesn't work with watching TV (it is not at the foot of the bed as pictured and it's a different couch).

Highly Recommend
We had a great trip! The check in/out process was easy. The location is great! We walked or bikes all over the peninsula. There are no shared walls or floors so the place was quiet. We slept with the window open for the breeze and had no issues with the street noise. It was hot when we first arrived but after opening the doors and windows and turning on the fan it cooled right off. It was great to have a dedicated parking space. We had no issues with the garage. We also rented beach cruisers from the management company. They delivered and picked up the bikes right from our unit. That was a great option! As others noted, the bathroom is very tight. A plus sized and/or tall person might find it too small. The carpets were very dirty. They need to be deep cleaned or replaced. Otherwise, the place was very clean. The kitchen was lightly stocked but we were able to make due with the dishes there. I'm sure management would have brought us additional mixing/serving bowls had we asked. Overall we had a great time!

Woo wee! This little apartment is located in a prime spot between the ocean (2-3 blocks) and the "bay"/marina area (1 block)- that was my favorite part of the place. The couch isn't actually a pull out couch, just a regular couch, it is comfy though. We enjoyed time on the little balcony area especially at night when it was cool. Cons: THere's no AC and if you go in summer it's hot hot hot! The shower had a weird smell to it, water flow is not good, and they only supplied a couple rolls of toilet paper which seemed weird. The place is a bit small for 2 people who aren't in a romantic relationship but again the location was prime!! Check in process was a little much, having us come in to the office the day after we got in just/ to a sign a paper that easily could have been sent over email. The emails about rules kinda didn't jive with our vacation vibe. Rules are important and I'm sure so many of them exist because other people have broken them but my friend and I found the emails to be excessive- perhaps one long email would suffice. That said, Staff at the property management company couldn't have been nicer!! I wouldn't stay here again for the reasons mentioned- but loved it was good enough for one time stay!
