This home is beautiful. The layout is fantastic. The location is quiet and somewhat private (homes on both sides were unoccupied). Housekeeper and her helper were wonderful. Communication with property manager was not good. No response after several emails. Finally, was able to talk to him. However, when we arrived there was no drinkable water (arrived the following day at noon), no food, listing states that housekeeper will make breakfast and evening meals if desired. We did stop and purchase groceries. The bathrooms did not have toilet paper, they did go into locked closet and provide. Despite lack of communication, we would rent this home again. My advise is to pin down Miguel for information or ask to work with another manager. This property is lovely.

I am a very picky person with my accommodations and this was by FAR the best stay I have ever had. The pictures don't do it justice. It is in the perfect location, with security, staff and the most incredible view I have ever seen! Very comfortable, clean, accessible and secure. We were there only 4 nights and didn't want to go home. Mode, the housekeeper/chef, can cook a meal better than any 5-star restaurant. The pool is huge and absolutely pristine. BOOK this one. You will not be disappointed. We plan to be frequent guests here.

We cannot begin to say how amazing this property is. The location is magical with quick access to Sayulita, Puerto Vallarta, and all the activities in between. The kids spent hours finding hermit crabs on the beach, and we gained several pounds eating Mode’s delicious food. We can’t wait to visit again!

We were so happy with everything. We had the most amazing chef and her lovely assistant that cooked every single meal from scratch, made us the tastiest margaritas, and treated all of us with such warmth and care. They were the loveliest and most hard working people I've ever had the privilege to be around. The house was breezy, indoor/outdoor living, great front yard and pool area, beautiful views. Have to just state again how lovely and helpful, incredible the staff was....thank you so much. They made our stay flawless.

We travel every year to beaches all over to different islands of Mexico and this by far was the MOST Beautiful!! The Beach home and infinity pool over looking right on the ocean is just total paradise. Property was always kept extremely clean by Modi which is house keeper and the AMAZING chef! We paid to have them get groceries which when we arrived the refrigerator was completely stocked and fruit was cut for our arrival. Modi makes breakfast and lunch free of charge as long as you provide the groceries and you can have her also make dinner for extra. I would HIGHLY recommend having her make you Beef Fajitas, they were delicious but so was everything else she made along with some yummy homemade chicken enchiladas. I can't say enough good things about our stay here and we will definitely be back in Decemeber or January to watch the Whales and Dolphins from the homes infinity pool! Thank you so much for making this vacation so special for my wife and I.

The house is located on a semi-secluded beach between Punta de Mita and La Cruz de Huanacaxtle. The houses in this area are only accessible through a gated security check point, which made us all feel incredibly safe. There are probably about 24 houses in this area. The beach is very quiet (except for the crashing ocean) and about ¼ mile long. The beach and sand are lovely but it’s not the best swimming beach due to the rocks immediately off-shore. But it is well known for its surfing and we did manage to swim a few times. As listed, the house has three master bedrooms, two up and one down and it was very hard to decide which one we wanted. All were ocean facing and each had its own benefits. All of the ensuites were large and airy as well as modern. In fact the whole house was very modern and comfortable. The house comes with everything you need including wifi, music inside/out, hair dryers, soap, towels and every kitchen tool needed. There is plenty of room for dining or sitting inside and out and there is an outside dining area where we ate all of our meals as well as six lounge chairs by the pool. The pool and house are aligned so that you have an amazing view of the ocean and the incredible sunsets. There is also a large grass lawn which is great for playing or sitting on. There are no pool floaties so we brought our own. The staff will handle all of the grocery shopping for you for a small fee and Miguel provides an extensive list of food choices. For an extra $100/day (plus groceries) Modé and Beto will stay and prepare and serve dinner for you and. We opted for them to take care of four evenindinners for us. For the breakfasts and dinners we wanted them to make traditional Mexican meals for us and they didn’t disappoint. Modé, our housekeeper and cook extraordinaire, made some fabulous food and was able to accommodate most of our dietary restrictions (gluten, dairy etc). We took care of our own lunches, but Modé was always happy to make us some guacamole or pico de gallo. Beto, the groundskeeper and maintenance man would cut down some coconuts and make us drinks right in the coconuts. Modé is also responsible for keeping the house looking clean. Our bedrooms and bathrooms were always spotless and she always ensured we had fresh linens and towels. Having a washer and dryer was great as it allowed us to pack a lot less than we would have.

The house was clean and beautiful. The staff was friendly and excellent. The pictures are accurate, it really is paradise. The neighborhood is guarded and extremely safe.

This villa is by far one of the most luxurious villas I have ever stayed at, and I’ve been to many around the world! The view is absolutely breathtaking!! You walk out to an infinity pool with gorgeous views of the ocean just steps away. The home itself is beautiful on the inside with 3 large master bedrooms. The staff is beyond amazing!! Guatemo (not sure if I’m spelling his name correctly) went above and beyond to make our visit special. He even made reservations for us to go horse riding on the beach! He is fantastic! Modesto is equally amazing and prepared us fabulous breakfast meals the whole week. Her guac and pico salsa are amazing! Freshly squeezed orange juice and coffee awaited us every morning. It was truly the best experience ever! The staff make you feel like royalty! This is the perfect place for families. I brought my ten year old and she didn’t want to come home! Location is perfect. For travelers-rent a car if you can. Punta de Mita is a short ten minutes away with lots of restaurants. We also enjoyed La Cruz and Bucerias which is also a short ten minute drive. Sayulita Beach is close by as well. Overall our stay was fantastic and we will definitely be back! For home improvement suggestions I would suggest adding a microwave to the kitchen. This would be a great addition, especially for those with children who love quick snacks. Also, while I understand that bugs must be hard to deal with in ocean villa homes, there were quite a few ants in the top master bedroom. So much that I couldn’t leave my makeup out on the sink. Additionally, the shower pressure in the upstairs master bedroom was very low making it a bit difficult to wash your hair. Not sure if this is fixable or not. I might also suggest adding a WiFi router upstairs? Not that technology is important in a place like this, but because I didn’t have service, WiFi was how I communicated with family back home. It would be nice to make calls from upstairs rather than having to go downstairs each time. Nonetheless, these are minor issues that hardly take away from the outstanding experience that this villa provides. I would highly recommend it to anyone!! This place is seriously paradise! We will definitely be back! I’m currently counting down the days!

This is our 9th year in a row to return. The house is perfect for 3 couples as each bedroom is a Master with bath. The house, pool, beach, views are all unbelievable. Where else can you sip cocktails in the pool while you watch whales jump out of the ocean. But what really makes the place special is the SERVICE. The staff cooks each meal and serves you like a rock star. We will be back for year 10!

My family and I had a wonderful time at this property. The layout of house is perfect with 3 master bedrooms with their own baths, no shared walls which make each room very private. The pool is lovely, only complaint was pool and jacuzzi was not heated, there has been a shortage of propane, unfortunately this made it unable to use at night. The staff at house is wonderful! Mode and Freddy made everything so comfortable for us, breakfast every morning, we also had dinner prepared 2 evenings while we were there, delicious! The town of Punt Mita is a short 10 minute drive, with plenty of great restaurants for dining. Loved being able to walk out the door to the private beach. Highly recommend!

Villa Cascada was the perfect vacation for our small group of friends. The service provided by the staff of the house, Freddy and Mode was incredible. Mode prepared breakfast, snacks and dinner daily including delicious fresh fruit, huevos rancheros, fish, carnitas, fajitas and the best/freshest guacamole and salsa. The house is located within a small private and gated community about 45 minutes from the Puerto Vallarta Airport where you feel very safe and at home. Miguel, the concierge of the house coordinated our airport transfers and groceries before our arrival. Although his responses were often delayed before our check in, he was quick to respond during our stay. The highlights of the house: infinity pool, beachfront location with easy access to beach, private (while neighbors are on each side of house, no one occupied the homes during our stay), the bedrooms are spread out nicely that even with a group of friends you have a lot of privacy, the house is a 5 minute drive to the W Hotel if you're interested in drinks, dinner, dancing outside of the house. Suggestion for home improvements: the pool chairs were very uncomfortable and 1 was broken. While insects are common in Mexico, the master bathroom sink had a major ant problem. The house had boogie boards to use in the ocean, if the owners invested in 1 or 2 standup paddle boards they would be an amazing addition to the home. Overall, an amazing experience! We will definitely return to Villa Cascada and will recommend to anyone looking for a quiet retreat in Punta Mita. Thank you!

If you're looking for a relaxing vacation in paradise with every need attended to, you've found the perfect property. The villa is so comfortable; the arrangement is perfect with suites on each end of the house. The staff Mode and Freddie made our stay spectacular! The meals, drinks, etc. were delicious. The pool and hot tub make sun-filled days and star filled nights even better! Several friends asked us about safety--we felt safer here than at home, as we never even locked our door or had a key! We'll definitely return!

We cannot say enough about how welcoming this place feels. Both Moday and Freddy took excellent care of us and the property during our stay. The breakfasts lunch and dinners were also exceptional. They prepared a Thanksgiving Dinner which was also amazing. If you choose this place the only thing you will most likely want is not to return home. Thank you for a wonderful stay, JIm & Cricket

The home is beautiful, the staff was amazing. Private beach, great food made daily with maid service by Mode while Freddie kept up with the property and made sure our glasses were full! Very attentive to us and our kids making them special breakfasts and smoothies. The staff was excellent and just as big of a highlight as the fabulous home. Always felt safe and very comfortable. Caught fish and snorkeled at the beach and spent countless hours in the beautiful pool. A truly memorable and wonderful vacation.

The house is beautiful, comfortable and very relaxing. This is our second stay and we are already working on our next visit. Mode' and Freddie tend to your every need. Their warm smile greats you each morning typically with Mode' preping for breakfast and Freddie working the juicer for fresh juice. They are the heart of this home. If you want to get away from the big tourist towns and the crowds this is the place! We spent our first few days at an all inclusive and there is just no comparison. We all LOVED this place! It was so nice to get away from all the crowds. Yet be able to drive in to town if we wanted some more action. We had Mode cooked 4 dinners for us. I have 3 kids that I would describe as selective eaters. They all loved her food. It was the highlight of our trip. Freddie made us afternoon Margaritas and the kids smoothies. And the daily breakfast the was a spread better than the all inclusive. The only complain I had is I felt guilty not being able to eat it all. She made a hot sauce that was to die for (if you can stand the heat)!!!! Don't worry she makes one for wimps too. I came home and tried to make it.....it is just not the same. We were a little nervous about the rooms. Ideally we needed a 4th bedroom. We were traveling with another couple (their son), my mom and our 3 kids. The room on the main level was so large my 3 kids and mom shared it with plenty of room to spare. Make sure you take extra cash to hire Mode for dinners and you'll want to be able to tip at the end too. They work so hard! The other couple we went with didn't take cash and the ATMs seem to charge a fortune and Visa charged a transaction fee too. We will be back!

My wife and I have been renting this amazing home for several weeks every year for 8 years now. It is by far an away the most amazing property on the coast in Punta Mita. Period. My family and I (three adult couples) stayed for ten days in early June. Everything about the trip was amazing. The house is located just north of Puerto Vallarta in a very private (gated) beach community. We all felt very comfortable and safe throughout our stay. So much so, that we rarely closed any of the doors and windows. The whole house opens. It's very inside/outside tropical living. The house is a beautiful Modern Vallarta Style Villa with three master suites all having great views of the pacific ocean. From the moment you walk through the garden at the entrance of the villa and pass through the front door, you feel very welcomed. The house has a very comfortable feeling and was built and decorated with an eye for detail. Every bedroom has a very comfortable king size bed and air conditioning. Each bedroom suite is large and tastefully furnished with linens you would expect to find in a five star hotel. The bathrooms are great. Everything feels private. The spacious open floor plan of the living and dining area open out to the exterior patio where you find a beautiful pool, landscaping, and the beautiful colors of the pristine ocean and beach. Private beach. The kitchen is located off of the dining area and opens to the back yard and pool area. We love to cook in my family, so we all spent time in the kitchen. It was great being able to cook while at the same time entertain at the pool. We cooked a lot and didn't have any issues with water quality. There was a large supply of filtered water available at all times. The house keeping and concierge were exemplary and attended to our every request without hesitation. The house is a destination in itself, but if you are the adventurous type you may consider renting car because you can't really walk anywhere. We found the easiest way to deal with that was to have the house manager meet us at the airport when we first arrived, we had rented a car and then we were escorted back to the house from the airport. We did the same thing in reverse when we left. That made things much less stressful. We had major issues with our phones almost the whole time. Of course we didn't think of that! We would love to come back again and look forward to that day.

We (a group of six adults and one toddler) had an amazing time at this home. The setting, at the southern end of Punta del Burros, is perfect: quiet, no condos or hotels, great surf, white sand, and amazing sunsets. The rooms are spacious and clean; the house and pool are comfortable and delightful. Our toddler was comfortable playing throughout the house and enjoyed the pool and lawn. We recommend this for groups of all sizes. To note, the home isn't close to bars and restaurants so if you are looking for a party place, this isn't it.

This is the most spectacular get away for friends and family! We celebrated a week long Christmas vacation with our three children (14,12, & 9). Had a Christmas tree delivered and our children decorated with homemade shells. We surfed, paddle boarded, whale watched, snorkeled, swam in ocean & soaked in the fabulous hot tub while easily spotting whales, took long walks on beach, etc. Our daily meals were prepared and served in style. Children love this get away and are eager to return! Wonderful place to allow time to stop and absorb the water front beauty. Excited to return mid January with friend for more relaxing!
