From the moment you enter through the front door, you are greeted by a very impressive view of the pacific ocean. The home was thoroughly cleaned and the beds were very comfy. The property management team was super easy to communicate with and available to answer any questions. Highly recommend this home.

If you are looking for a quiet, peaceful place to stay, this is it. The drive into the Dillion Beach area is absolutely beautiful, and it just kept getting better and better the closer we got to the property. We were greeted by 14 deer our first morning there including 6 fawns. They were not bothered by me standing on the deck watching them eat. The cottage is as pictured, cozy and quiet. Exactly what I needed!

Second time at this house and it did not disappoint. I will likely go back. The location and views are perfect for anyone who enjoys being by the ocean. The only suggestion I have, and this would not affect my returning, is to put screen doors on the sliders. That's it, otherwise the house is perfect.

We absolutely loved our stay at Breaking Waves. It was the perfect ocean front home for my wife and I and our 2 year old daughter. It was very kid friendly and one of the best views in the entire neighborhood. The beds were very comfortable with a variety of pillows to choose from depending on your sleeping style. There were a bunch of games to play and toys for kids in a toy chest in one of the bedrooms. The entertainment center was very easy to use. We were able to connect our phones to the Sonos system immediately. However, we really didn’t need to because there was already music playing when we walked in. Plenty of warm blankets and towels. Great kitchen, cooked some amazing pasta and grilled some steaks outside. The grill ran out of propane but there was a spare waiting! We saw many animals from the patio including deer, bobcats, pelicans, and vultures. The really high ceilings made the space feel incredibly spacious but the size and decor of the house made it very cozy. 5-10 minute walk to the beach and a 2 minute drive to the beach parking.The only things I would change would be having the windows and patio glass cleaned. It was really hard to see through. I thought it was just condensation but we found an old squeegee and did our best to clean off the windows and could see through them easily for the rest of the trip. The other thing I would fix would be the deck. The side gate to the bbq was broken and there were a few areas on the deck where I had to pay close attention to my daughter due to a few rusty nails.Other than these minor issues, this home was incredibly well loved and I imagine the family it belongs to has had countless cherished memories of their lovely seaside home. I’m grateful my family and I could create memories of our own here.

The house listed on this review is not the house we stayed in. Unfortunately this house was damaged the weekend before we were due to arrive. So we were offered 2 other homes both much nicer than the one we originally rented. The check in process was delayed due to cleaning issues but once we were in the home it was perfect!! Very clean, very spacious and had everything you could possibly want. Although we would have loved some books on the history of the area, the beach - any local history. It was beautiful weather and just steps to the beach. Truly magical place. Thank you

The house was very nice and the location was amazing! The view was incredible. The house was clean and as expected. It wasn’t exactly a simple walk down to the beach. It rained while we were there so it didn’t matter to us. The kitchen was well-stocked. The mattresses were hard so that made for restless nights. We did appreciate the space heaters and extra blankets. The odd part was a tv that would suddenly turn on, full blast, on its own and then back off again. It happened a few times the first day and that was it. Very weird! That being said, we would absolutely go again. Especially if they replace those mattresses.

The view at this property is worth a million dollars. It is perfect for a couple or a small family. It appears to be about 800 square feet in total. It is clean and comfortable but could use some updates. I would stay here again if we end up going to Dillon Beach again.

This is my third stay at Breaking Waves. It's the perfect house for two people. I could sit and look at the ocean all day and check out the activity on the beach. The home is well stocked, but this time I did feel like it needs some updating. The kitchen and bath are starting to look shabby. The decor is lovely, but for the price, some modernization is called for!

Good location, awesome views, clean and had everything we wanted. To be honest, the house and furniture are a bit worn. However, it's pleasant, comfortable and homey. Also it's not cluttered with superfluous kitchen supplies or decorative features (two of my pet peeves with rental homes). Two surprises that we especially appreciated were the tray of goodies from the management agency, and the very extensive DVD collection, presumably from the owners. Wifi was great, TV and DVD player were easy to use. Neighborhood is quiet. Loved being right by the ocean, staring out at the sea, hearing the waves, watching the birds & deer, and seeing the moon and stars on clear nights. It IS the California coast in summer, so there was often fog in the mornings, usually clear in the afternoons. We drove either north to Bodega Bay or south to Point Reyes every day, took a hike, went out to dinner. Had a great 5 days! We were happy to be there and would definitely stay there again.

Breaking Waves was the perfect place for a romantic getaway. The house is right on the water; we spent mornings doing yoga on the gorgeous deck and evenings bundled up listening to the waves. Well stocked kitchen, small local general store within walking distance if you forget anything. Size of rental was perfect for a couple, or 2 couples if you are close. Can't wait to return.

Breaking waves rental is a very well equipped cottage & very clean. The cottage itself is needing some love. Kitchen cupboards and backsplash looks quite old & at first glance dirty. Carpet and decking is also quite old. Decking & outdoor furniture needs updating. The owner has all their coats and backpacks hanging up in entryway, which seems odd. Small details & updating could make this rental five stars. Great location & gorgeous views.

This was our 1st time at Dillon Beach and the house provided a perfect introduction to the area. The view outside the windows is worth it alone. I would suggest the property managers install a curtain for the kitchen window/door, especially since it faces another house and they can essentially see into the kitchen/living room at all times. If you value privacy, perhaps bring your own portable curtain for the time being. Otherwise a truly beautiful house.

Really loved the location of the house. Beautiful views out of every window and the deck is perfect for watching the sun go down while enjoying a glass of wine. Beach walks for miles right down the road. We had everything we needed and felt the host put a lot of effort into the little details of making a stay relaxing. The only thing I would have done differently would be to book directly with Wine Country to Coast to save the VRBO tacked on charge.

What a marvelous get away to rest, watch wildlife and enjoy a beautiful home right by the water. My Eldery Mom and my sister both visiting from Germany would have wanted to stay longer! Everything was clean, well thought through. The location is walking distance to the beach for those of us sturdy on the feet (10 minutes with hills). I would say that an easy access to the water (both house and also local beach) was the only thing missing for us.
We made lots of beautiful memories together; the birds and dolphins swimming by were only one!!

The place was perfect for the 2 of us. Cozy but not cramped feeling because of the high ceilings. We had warm days this past week but such good ventilation that opening a few windows and doors cooled the place down instantly. This is definitely a comeback place!
