What a beautiful house to get a short getaway at the Guadelupe River. Location and river access was so convenient and relaxful. We all enjoyed our stay and the host were amazing to book with. House was more than fully stocked with everything you need. We will book again when we come back to the River.

We had a big group of friends together for a River weekend. The property was perfect. Everyone had comfy beds and huge bathrooms. House was roomy enough for all of us to hang out and visit. The room downstairs was great for our friends that had younger kids to be able to put them to sleep earlier than the rest of the group. River is within comfortable walking distance. Loved that the property is gated and not accessible to public. The hosts were great to book with. The house had everything we needed. We will def be coming back.

Perfect Stay on the River!
The property was amazing! Fully stocked with dishes and crockpots. The Condo is right next door to tube rentals to float the river, you can't beat that! In the evenings its .5 miles from Koozie's, a great place to end the night. Can't wait to book my next River Float!

Overall, the place was great. The house was very spacious and comfortable for our large family. It was super well stocked in the kitchen, more than we ever needed. All appliances we used worked well, no issues there or with AC/heat or water. The view was nice and there was plenty of parking. There was one portion of the house that had a cleanliness issue. I contacted the host and they offered to get someone to clean, but we declined as it was easier to clean it ourselves. We also reported an issue with a bed with broken supports. This would have been hard to notice unless you actually slept on it. They said they would look into it. The host was extremely quick to respond to any questions or concerns.

Perfect location
We’ve always camped nearby and have wanted to stay in these so it was nice to get the chance. The pictures don’t do this house justice- it’s very nice and so fully equipped with everything you’d need. I would just suggest to future renters to bring lots of bottled water.

Had a great time! Loved the guitars on the wall and the kitchen is so nice with everything you need. Easy access to water and stir for ice, tube rentals and shuttle.

Summer 2021 at the River!
We had a great time in the most beautiful comfortable place!! Location was great, house was amazing, owner was friendly and property was very clean! Our family had the best time! We highly recommend it!! Best experience overall!

Great Property
This is my third time staying at this complex, first time at this house in particular. House was clean and worked very well for our group. The AC went out and the owners did everything in their power to get it back working. Bad luck happens but they were very responsive. Would stay here again.

1st family vacation
This was our 1st family vacation with friends. This house was amazing and we had plenty of room for everyone. Loved the neighborhood. Easy access to the river. When we plan another trip to float the river we would stay here again.

Our family loved this river house!
This was our first time as a family to the Guadalupe. The house was just perfect! I like how it’s farther down the street from the campsites where all the partying is going on. Very nice sized yard for kids to play catch, frisbee, lacrosse. Multiple tube rental businesses close by. Although there were 2 rows of river houses, there was plenty of space between them to where it still felt very private. We spent a lot of time upstairs on the front porch by the fire pit relaxing and enjoying the beautiful view (even spotted a goat on the cliff!). The house was very clean and organized. Kevin & Fran were always accessible, responded very promptly, and made sure to keep in contact with us if they needed to notify us of anything. When we come back to the area, I would be very skeptical about staying anywhere else because they set a very high bar! Looking forward to staying here again :)

Wonderful stay in a great house
House easily accommodated our group of 9. Well stocked kitchen. Great view from large balcony. Maybe a 100 yard walk to rivers edge. Great communication with owner.

Great River Stay
House was super clean with great lay out and amenities. Private river access at bottom of the property. Great spot to chill and relax in the river and let the kids swim around. Like that the community was gated as well.

Thanks again for a great stay! The house was perfect for our annual family trip to the river. Lots of space, seating, beds, etc and was perfect for our party of 12 (actually beds to spare!).

Great for a family getaway!
This property is well appointed to entertain, enjoy family get togethers, relax and unwind, and take advantage of all the area has to offer. The owners have thought of most everything to make your stay as pleasurable and stress free as possible. They have graciously opened their home for your enjoyment and pleasure. Take advantage.

AWESOME PLACE
This place is really terrific. I mean, spot on, maybe the best my group has ever gotten in 9 years of annual river trips. It's big with lots of beds, the AC works great, there's plenty of parking space, and it's right next to a tube rental place. Kitchen is fully stocked with everything you need (except food, of course), and there are plenty of towels, washcloths in the bathrooms.
The only 2 things I saw that might be a negative are hardly worth mentioning, but in case they matter to someone:
1) It's part of a gated community of about 15 stand-alone villas. They're semi-close to each other, and there's a lot of partying around on Saturday nights. We couldn't hear it inside the house, but it was fairly loud for a few hours if you're sitting outside on the deck enjoying the night. We weren't bothered by people just having a good time, but if you're looking for outdoor peace and quiet, something to consider.
2) And even less important, the TVs in the bedrooms don't seem to be connected to cable or satellite or anything. Which is REALLY minor, but if you want to turn on the TV to fall asleep to....
Like I said, hardly worth mentioning, right? This place is fantastic!

Immaculate home!
This home is in a gated community just a few feet from Gilligan's. Its private but you can still walk through the gate to rent tubes, rafts, etc. It is a very clean and well kept community. Pulling in the gate was like something I haven't experienced in New Braunfels before, usually the places you rent are very worn out or dusty. The home itself fit 14 of my family members and no one was uncomfortable. The views of the cliffs were excellent. The house was extremely tidy and very modern American country style. You can tell the owners take pride. Loved it!

Everything about this vacation rental was great from the owners to the property itself! Every member of the family was impressed with the home. Where you reside on vacation can either make or break your vacation and this home definitely made our family Spring Break vacation! We will definitely return and highly recommend to others!

Great Accommodations!
The Villa was very clean and had everything we needed. We loved the seating on the deck in the evening and over coffee in the morning - watching for the goats! The only drawback for us was not being able to see the river but it was only about a two minute walk to get there. Otherwise it was a very nice place to stay and we all had a great time!

Absolutely amazing! The place to be!
If you are coming to float the river or just spend time with your family, this is the place to be! The house is beautiful, with a ton of space and is fully furnished! It is located with private access to the river and tube shops, etc. I would highly recommend this place to anyone and will plan on coming back!

Very well furnished with everything our family needed for an early Christmas celebration. Would like to rent again for summer vacation. Great location, plenty of parking, very nice bedrooms and bathrooms. Kitchen was great. Property was well maintained and very clean. Would recommend location to friends and family. Thanks

this house is exceed my expectation, Furniture, kitchen utensils, oven, top stove, pot and so on. some are even new. the house location is best in the neighbor. face to hill mountain, few steps walk to river . Thanksgiving stay
I have group of 14 people stay in this house during thanksgiving. This house is very clean hand with a lot of staff to fit people for rent, such as all oven, top cooker, kitchen utensils. some are even new. House is on very good location, from deck you see the mountain hill and few steps down you can play on the bank of Guadalupe river. It is quite and very private. I will strong recommend to my friends to come.

Spacious and clean home for a large group
The house was clean and well stocked Overall this was a perfect house for our 6 couples. The porch was beautiful although we wished we had a view of the river. But the cliff view and breeze was wonderful.

EVERYTHING YOU NEED & MORE!!!
This house has everything you need and just a short walk to the private river access. I would recommend this house to anyone. The homeowner has completely stocked the kitchen with everything you need to make a delicious meal for your family! This is a beautiful and very clean home. The beds are super comfortable. We had so much fun watching the goats on the hill from the back porch. Best place to relax outside is the two person hammock swing. Heading back this summer when we can float the river!

Wonderful Vacation
Although the property was still under construction during the time of our stay, we had an absolutely wonderful time at the river house! The view was gorgeous, the river was relaxing and the house was stunning! We would definitely consider going back! The owners were extremely helpful with booking our stay and ensuring that we were comfortable. Thank you for a wonderful vacation that we will cherish forever!
