We had a small family reunion with teens and adults. Although the river was low. We had the pool and the house and rooms were perfectly set up for groups. The kitchen was huge but we grilled almost every meal to keep everyone involved. Everyone loved the huge table allowing everyone to sit down together, play games, and just talk. The 2 refrigerators were a blessing! The owner was so nice and helpful in checking in and out. Hope to return next year!

Loved the layout of the house, the pool, the space, the tree in the back and the parking spaces, washer and dryer, two refrigerators. Convenient to the water. Host responses were great. Highly recommend it for large groups of all ages. Family had a great time at karaoke at Joe Jimmie’s nearby! We will be back!

It is a great place for a family get together. The lay out of the house allows you to be apart of the fun in the large living and kitchen area and you can see the pool and outdoor lounging area. The bedrooms all have their own bathrooms which wonderful for a large group and there was plenty of hot water. Charlie is a wonderful host, he responded very quickly to any questions and was so helpful. The family had a wonderful time!!

House was very well laid out and equipped. Nice that each bedroom had its own bathroom. Able to grill and cook for large group and enjoy the pool!

This is the second time we book and we've loved and enjoyed our stay. Property is beautiful and clean.

The check in/out process was super simple. And although there was no flowing water in the river, we had a great time at the house. We really enjoyed the pool! We loved that the pool is fenced, gave us peace of mind. The house had plenty of space for all of us, there were 16 of us and 2 dogs, and there is plenty of restrooms. The kitchen is stocked with the basics, pots and pans, blender, cups, plates, silverware etc. We were able to wash clothes as well since it's stocked with a washer and dryer. Over all we had lots of fun and look forward to booking again for next year.

The home has a great layout for larger groups. We enjoyed our stay and hope to return next year!

This location was absolutely perfect for a family reunion. We had kids in every age group (teens, kids, and toddlers). The pool is gated off which is a plus with children. Rooms were so comfortable. Showers need a little work but they got the job done! The main lodge was perfect for gathering. Plenty of seating for a family of 20. I didn’t see a high chair but we were prepared and brought our own. We would definitely rebook this location. Everything we were needing and more.

Stayed labor day weekend with my family and we all had a great time. I loved that each room had there separate bathroom. The house was spacious enough so we could all have breakfast together. I would definitely recommend.

This is a nice house in a subdivision of rental houses about 1 mile from the Frio River. We could not enjoy sitting outside by the pool due to the competing conjunto with deep bass from one house diagonally behind, wedding reception from the lodge immediately behind the house, and the music and racket from the next door neighbors with a pool about 100 feet away on the side. The guests in the bedrooms got little sleep as well due to the loud music that lasted until at least 2 am. I wrote this review while laying in bed in the master bedroom trying to get to sleep with my AirPods playing music but still feeling and hearing the music from outside. This is after both neighbors ignored my request to please turn the music down. I also was disappointed that you cannot turn off the outside lights in back to see the stars. So much for getting excited to be in the country for the best meteor shower of the year. As others have noted, the pots and pans are inadequate for preparing or serving large meals, so bring your own. The propane was almost empty, so I had to go get a refill before cooking. The layout of the house was nice. The two refrigerator-freezers were ideal. The river was great. But the noise level due to close proximity of so many loud parties was a problem.

Despite a pet mishap we had a great time. We have stayed at many homes in Concan throughout the years and I have to say this was the best home yet. The layout gives you privacy when you want it. The rooms were very spacious and well kept. Beds were comfortable, nice bathrooms. Two negatives, in my opinion, was that (1) the bedrooms did not have ceiling fans. The 4 bedrooms outside the main living area do have their own air condition units but it would have been nice to get the air circulating within each room. Ceiling fans would help with that. (2). The edges of the swimming pool were rough not smoothed out. . Several of the kids ended up with scratches and scrapes on their shoulder's. Mr Reagor, the property manager, answered our calls and/or messages promptly and addressed our concerns quickly and efficiently. The positives out way the negatives. I would stay at this home again in a heartbeat.

This is the second straight year we have stayed in this property. The third likely coming next summer. Perfect Place.

My huge family got to come in from multiple areas and enjoy several days for fun in Concan at the Frio.

The house suited all of our needs and wants. It allowed everyone to have their own bed and bathroom. The pool was great on days we needed a river break for the babies. Located close to everything. The two fridges were a life saver for our large group! We cannot wait to stay again.

We usually get together in July for our yearly reunion and this is our third year at this location, awesome home, swimming pool and location in Concan.

It was perfect for our family. Everything was so comfortable and convenient. Beds were very comfortable. It was clean, beautiful and the layout was perfect. We will definitely be back.

Perfect house for a large group. Pool was larger than expected. The dishes in the kitchen could be updated, some were dirty. Bring your own serving bowls if you are cooking for a big group. House was clean and everyone enjoyed their stay!

We do an annual Memorial Day trip every year and absolutely loved this property! A perfect place for groups to gather and enjoy the Frio and the pool was definitely a plus! We absolutely loved it!

This is one of the best designed houses! Big common area and everyone has their own room with separate entrances and bathrooms. The porch and pool area is a great place to hang out. The kitchen is fairly well stocked and there were two refrigerators. Everyone said it was the best and most enjoyable stay they had up their.

My family and I really enjoyed our stay. Loved the Hacienda style cabin perfect for friends and family. Cabin has comfortable bedding, with restroom and towels in each room. The house was so clean and you can tell it is well maintained loved it. We will definitely be staying here again.

Our family truly enjoyed our stay at the RIATA Del RIO property. We were greeted by a group of 5 deer on our way to the property. The house was very clean! Plenty of seating inside for all of us to enjoy meals at the same time. Two large refrigerators with freezers was more than enough room for all of our food. Our pets and children had space to roam freely within the gated area of the property. The big windows allowed us to keep an eye on all of them. We made plenty of good family memories! We highly recommend others to stay here!

Hard water build up affected the coffee maker. Showers and appearance of all dishes/ cookware.

The owner will be adding a h2o softener soon, so that won’t be a problem much longer. There are two refrigerators which came in handy. The fans in the great room had a ton of dust hanging from them, and could use some attention. The owner is quick to respond to questions and concerns. All in all, this property was perfect for our needs. We made a lot of wonderful memories during our stay.

Great layout for our group!! We had everything we needed with the exception of propane for the gas grill!
