My husband and I and teenage son enjoyed our stay. Lots to do in the area that is walking distance. Nice and clean property.

Loved the location and the unit was clean and ad advertised. It was also really nice having a garage to avoid worrying about parking. The odd part was the unusual amount and style of communication from the property manager. To their credit, they were responsive and detailed. But the volume of communication was insane... They throw so much info at you, most of which isn't relevant to your unit or stay which made check in and out confusing (hard to figure out where to look and find what you needed to know). And with all that communication, the code they gave us didn't even work. Weird experience overall, but did enjoy our stay.

This is a great place right by the beach in Newport. Perfect location and view. We were all adults but it would be perfect for families with littles also.

Positives: Location of the property is great - literally steps from the Bay and mini-beach and a 2 min walk to the ocean beach, but lots of foot traffic from random people (including homeless near the public bathroom across the street) and easy to see into house. Great amenities. Updated interior. Lots of fans to account for no A/C. TVs are a nice touch except there's literally 4 remote for one TV.
Negatives: Check in was 3p but they were still cleaning until after 4p and the floor was still pretty caked in sand. Water pressure of the showers is quite poor. Zero counter space in the bathrooms. Not a lot of natural light filters into the place. The outlets on one of the walls of the kitchen stopped working. We received about 8 emails total during the process of check-in, stay, and check-out, each one a lengthy diatribe essay on what we could and could not do and all of the things we needed to do while staying there and checking out. These are purely rental properties. If you don't want to deal with the pain of owning and maintaining rentals, don't be in that business. FYI - nothing happened while we were there. We aren't loud or partiers. If this property wasn't in Newport Beach, the price would be at least cut in half

We came to Cali for our sons 5th birthday trip. It was the best spot for easy access to the beach. Mostly quiet except for our neighbors next door as soon as it got dark. Beach party life so that's OK. Host was very accommodating for our early arrival. We will definitely book again!

Very clean with modern decorations. Quiet neighborhood with nice outdoor patio area. Location was within walking distance from beaches on bay and sea side. Also close to Newport Pier with shops and restaurants. Some updates are needed for the air conditioner and security locks/bars to leave windows/sliders on ground level cracked for night time air
flow. All in all we had a very nice stay and would stay again.

Perfect Place to stay in Newport Beach
Property was updated and clean. check in and check out process was easy and simple. All appliances and amenities worked. Description of the place was spot on and the location was perfect. The back bay is peaceful and quite. Definitely will stay here again!

Fantastic location
We loved the proximity to the beach and that we could walk to great local restaurants, bars & shops. The unit was very nicely decorated, well equipped, clean & comfortable. The host was helpful and communicative. We would love to stay here again and highly recommend it!

Short visit
Even tho it was a short visit we had a nice relaxing time in the house and outside. Super close to beach, the boardwalk with all the restaurants and shops. Thank you for providing such a delightful cottage. Will definitely stay here again. Thank you again!🥰

Perfect for our needs
The host had all very well set up, even with little extras, like coffee filters and measuring cups that made our stay so easy. It’s a very comfy place in a great area, with a wonderful patio. Only drawback was the public restroom across the street, blocking our marina view and drawing homeless campers. Would definitely stay again, maybe upstairs.

Perfect for young kids
Impeccable home with a fantastic large porch for sitting outside (and de-sanding everyone). So easy to walk across the street with the provided sand toys to the beach or playground — we couldn’t get the kids to go anywhere else! We would absolutely stay here again. One note: we stayed in the winter, and the heater is so loud that it woke the kids up at night, so keep your sound machine turned up.

A wonderful gem
My daughter and I had a wonderful stay. We loved being so close to the marina and beach. It was peaceful watching the sun set from the outdoor patio. This place had All of the comforts of home cozy sitting area and the bed was amazing! We will definitely book there again!

Exceeded our expectations!
If we could live here we would! It was absolutely wonderful. Everything was better than we expected. Perfect location, literally 10 steps and you are in the sand. We had our children 10 and 3 with us and the park at the beach (right across the street) was perfect for them to play at while my husband and I enjoyed the sunshine. We rented bikes and rode around the island. Great restaurants are close by (make sure you check out the Crab Cooker!). Previous to this we were in Maui at the Fairmont in a villa, we would hands down take this place any day over that. It was wonderful, we will definitely be back!

High Class & Beautiful
We definitely enjoyed our stay. Everything was really nice & looked like it had been recently remodeled. Could have used more shampoo. The proximity to the Lighthouse restaurant was great also. Good place to eat in or take out. Great views of the water & sailboats.

Fabulous VRBO on the Bay!
We so enjoyed our week at Casa Del Balboa #223! Well equipped rental with lovely views of the Bay, and just 2 short blocks to the ocean. Close to a great park to walk our dogs. Wouldn't change a thing.

Really nice, newly remodeled property with 2 bathrooms…one with a shower and one with a tub. Easy to walk anywhere. The lighthouse restaurant is just down the beach and has amazing food. Quiet beach is across the street.

Very nice!
We enjoyed our stay at #223 in April 2021. The unit is very clean and tastefully decorated just as pictured. Living room has a sofa and two small chairs. Comfortable for two adults. Loved the location - steps to the beach, very short (few blocks) walk to the boardwalk/pier area and lots of casual and fine dining spots. Highly recommend The Lighthouse Cafe & Tupelo Junction for breakfast. Shorebird, Mama D's, and Bluewater Grill had excellent food for dinner. Very convenient location to stay with a dog - Marina Park is just one block away & has lots of grass to walk your dog around on a leash.
The unit has a nice patio with a fairly good view of the beach, boats, and lighthouse, although a camper van parked in front of the unit blocked our view! Just our unfortunate luck, but if you don't want to risk it, there are upper units as well.

We thoroughly enjoyed our stay at Casa 223 over the holidays.Great location, quiet dead end street with little car traffic and light foot traffic. Across street from small beach on bay, nice for families and dogs. Larger Newport Beach is a few min walk, close to the action if that’s what your looking for. We preferred the quiet areas mostly. But rode our bikes everywhere.Accommodations are excellent. Beds are really comfy, especially the master. Large closets, bedding and towels are high end and clean. Bathrooms are super nice, love the master shower. Kitchen is high end, has everything you might need, including great pots/pans and appliances. Couch was comfy with 2 smaller accent chairs, enough for our family of 4. Outdoor space was awesome, huge patio with great furniture. The outdoor heater wasn’t working properly when we arrived but owner sent someone out the next morning. Nice washer dryer, although our dryer wasn’t working while we were there, which was unfortunate. The garage is small but fit our VW Atlas just fine. Plenty of space for surfboards and bikes in back patio.Owner was responsive. All in all we loved our stay, didn’t want to leave and will absolutely be back!

Nice area pretty quiet
House was very nice. Everything was in working order and all the appliances were high end. We enjoyed the area there is a nice park and harbor. It is just a short walk to the beach, coffee and shops. Bed was super comfortable, great water pressure and a beautiful blackout shade in the bedroom made it even better.

Wonderful Stay
The property was perfect for two couples, just across a quiet street from the local beach, within super easy walking distance of restaurants and shops, it was remarkably convenient. The covered patio offered a wonderful space to spend time together in a relaxed environment. The condo was nicely decorated and well equipped with everything you could ask for, including beach chairs, umbrellas, and even a small lamp to take outside. We look forward to staying at this property again in the future.

Nice unit/poor location
The unit was very nice, new & clean. The view on webpage was inaccurate; The cement restroom building blocked the view of the beachfront. Constant noise factor due to deafening construction next door, always truck & car traffic in & out (not a thru street) leaf blower (not a leaf in sight) every AM - not to mention the power outage & trucks to repair transformer (no fault of the management). Lastly an annoyance; a broken gate to lift up in order to enter & leave the property. I will repeat the management gets excellent reviews for their service during our stay.

Not Your Average Newport Rental
We just stayed a week at Casa De Balboa (223) and had a wonderful time! The 2 bdrm unit is everything that you could want, and more! Everything about this unit is awesome. The layout is great for a family of four, basically two master suites (although one bathroom isn't attached to the room). The kitchen had plenty of pots, pans, utencils. Appliances are upgraded....not a typical newport rental, that's for sure! The patio was everything that you could want in a beach rental. For a family with young children, the location is second to none. You are steps (not very many) to the bay and only a short 5 minute walk to the beach. There is a board rental store a block up the street if you don't bring your own. A short bike ride gets you to everything that Balboa has to offer, and two blocks over is the Newport Pier. Everything about this unit was great....from the communication, cleanliness, location, size, and neighborhood are all top notch. The only downside was not being able to stay longer, but we will be back for sure!
