Antico casale del XVIII secolo trasformato in una bella e accogliente casa di campagna, la Villa "IL GREGGIO " si trova vicino a Avigliano Umbro, un piccolo comune tipico dell'Umbria con tutti i comfort (supermercato a 7 minuti a piedi, banche, ufficio postale, negozi, ristoranti...). È un punto di partenza ideale per visitare le bellissime città antiche di Todi (circa 20 km), Orvieto (circa 50 km), Narni (circa 25 km) e Spoleto (circa 38 km). Roma è un'ora e 30 in strada, i treni per Roma partono ogni ora dalla stazione di Narni/Amelia.
La proprietà ha un magnifico terreno di circa tre ettari (con uliveto, frutteto, orto, ecc), un bellissimo panorama sulla campagna circostante e una spaziosa terrazza coperta attrezzata con un forno a legna per pizze e un barbecue, ideale per trascorrere piacevoli serate con la famiglia o con gli amici.Godetevi una vacanza soleggiata sui lettini sul bordo della splendida piscina riscaldata da pannelli solari di CA. 100 m2, in uno spazio recintato, dove si può rinfrescarsi dopo un bagno di sole.
La casa e la sua dependance possono ricevere un massimo di 15 persone + 2 bambini sotto i 4 anni (ci sono due lettini con sbarre e due seggioloni).
La casa principale di 400 m2 può ospitare fino a 10 persone. Troverete al piano terra un ampio soggiorno con camino, TV satellitare e lettore CD/DVD, una grande sala da pranzo/cucina completamente attrezzata, una cantina con freezer e frigo, una lavanderia con lavatrice e asciugabiancheria, una camera per gli ospiti/studio con un ampio e comodo divano letto di 1m60, un bagno e al piano superiore, quattro camere da letto doppie (una con letto matrimoniale di 1m60, tre con letti singoli) ciascuno con il loro bagno privato.
Una dependance di 80 m2 collocata tra la casa principale e la piscina può ospitare fino a 5 persone e propone un soggiorno con un comodo divano letto di 1m60, 1 poltrona-letto convertibile, una camera matrimoniale con 2 letti singoli e un bagno. Sul retro della dependance c'è un ripostiglio con lavandino e una doccia/WC.
La struttura dispone di 4 posti auto in totale (due dei quali sono all"ombra). Aria condizionata nella dependance e in tutte le camere della casa principale, inclusa la camera ospiti/studio. Zanzariere a tutte le finestre e porte finestre. Accesso gratuito a Internet e WiFi.

We were a party of 11 people including my six year old grandson. The villa itself exceeded our expectations and we were thrilled with its spaciousness. The kitchen was fully kitted out with everything you might need. The bedrooms were beautifully clean, light and airy and air-conditioned, which was a blessing as the the outside temperatures were almost unbearable during the day.
Some family members ventured out each day, but we all enjoyed relaxing at the villa and by the pool, which, incidentally, is huge and in the late afternoon its temperature was like bathwater! There is a shallow end of the pool but our six year old couldn't touch the bottom which is something to bear in mind if you have little ones. He was more than happy playing on the steps and jumping into the waiting arms of various aunties and uncles though.
On our last night, we'd all run out of steam and made a last minute decision to order a meal to be delivered. Orietta managed to produce enough food for nine people including two vegetarians at very short notice which was superb.
Finally, the communications with the owner and Noemi, who was our go to in Avigliano, were first class. Nothing was too much trouble and any questions were answered promptly.
If you are considering Il Greggio, we would all highly recommend it. It's not cheap but it is worth it.

We enjoyed a wonderful family holiday at Greggio in Umbria. I would highly recommend this property, it is a beautiful location with stunning views. The property is spacious and well equipped, it is close to a small town with supermarkets, shops, bars etc.
The owner could not have been more helpful ahead of our holiday and during our stay the housekeeper, who speaks good English, was always available to answer any questions and give advice.
A highlight of our stay was when Leonardo, a local pizza restaurant owner, came to Greggio to give us the full 'pizza experience'! He prepared and cooked an amazing selection of delicious pizzas for us.
I hope that we will be able to make a return visit to to this lovely destination.

What a lovely property! We enjoyed our week here so much! Beautifully appointed house set in fantastic grounds. Great swimming pool! Excellent communication throughout- including the great team locally who were friendly and very helpful. A minor problem with an air conditioning unit was rapidly resolved.
The house is within easy walking distance of the little town and the small supermarket and bars and restaurants.
We would love to return in the future.

The photos don’t do the house or view justice. The pool is big, the view immense, the vegetables from the garden are delicious. Every room is well thought and equipped and the house is simple and elegant. Thank you so much from everyone in the group!

The house and grounds are beautifully kept, there is everything that you need for a fabulous holiday. The pool is massive and the surrounding area is perfect for lounging. The house itself is huge and plenty of space to find a quiet corner. There’s table tennis, table football, volleyball if you are feeling sporty. Just perfect

This property fulfilled my expectations
Me, my husband and our family stayed there for a week. We are eight adults and seven children age 2 months to 10 years. Each family had their own room and bathroom. The kitchen, living room and the terrace was big enough for us all. The swimming pool and it's surrounding was also a great success. Isabella, the contract person is one of a kind, she was so nice and was eager to help us in anyways. The surrounding areas are nice and there are few but very good restaurants in the neighborhood. I can definitely recommend this place.

Der perfekte Ort für mehrere Familien zum Erholen
Die Bilder und die Beschreibung geben das ganze Haus nur unvollständig wieder. Es ist einfach fantastisch. Die Größe des Hauses ist beeinduckend, Das Grundstück mit dem sehr gepflegten Garten ist der Hammer. Der Obst- und Gemüsegarten aus dem wir uns jeden Tag bedienen konnten wird täglich gepflegt, auch die Eier von den Hühnern kamen jeden Tag pünktlich. Der Pool ist in seiner Größe einfach nicht verbessbar. Dazu qualitativ gute Liegen, ein Raum für Luftmatratzen und eine Dusche mit Toilette am Pool: was will man mehr.
Alle Personen, mit den wir zu tun hatten, waren ausgesprochen hilfreich, sehr nett und hatten überdies für jeden Ausflug auch noch die richtigen Tipps parat.
Die Lage lädt zum chillen ein, aber man kann viele Ausflügen, nach Rom, Peruggia, Orietto oder in das kleine Sismano machen. Auch im Ort sind alle Menschen sehr freundlich und der Supermarkt und das nächste Restaurant leicht zu Fuß zu erreichen.
Es waren 2 perfekte Wochen von denen wir noch lange zehren werden.
P.S.: Das Angebot einer Pizza-Party am Pizza-Ofen im Nebenhaus sollte man unbedingt annehmen. Soetwas ist selbst im Pizzaland Italien noch eine kulinarische Besonderheit.

A beautiful Villa in a panoramic setting!
Amazing! Beautiful estate with more than you would hoped for, great kitchen, livingspace and above all the outside space! The patio, the pool area, the well kept garden and the vegetable orchard was simply amazing! This hidden gem is a place to return to with friends and family! Best holiday home ever stayed in
The property itself was fabulous, everything had been thought of from the room sizes, lighting to the spacious surroundings and facilities available.
Anne-Marijke was very prompt at answering questions and the local team were great, they helped with all our questions too.
We were two families and all had a great time. The village is just a 5-10 minute walk and both restaurants and the people were so nice.
We highly recommend this property.

A perfect villa for a family vacation
My extended family, 15 people in total, went on a vacation in Umbria and stayed in this wonderful villa for a whole week. The pictures you see don't lie - the house is completely renovated and feels brand new, but with a rustic atmosphere. The rooms are very spacious, all en-suite, with spacious kitchen, living-room and dining areas (inside and outside). We had everything we needed. The garden is huge and well looked after, and the swimming pool is fantastic (but without a shallow area for the kids). The house is located in a rural area with spectacular views - we ate every dinner outside... A 20-30 minutes ride in rural roads will take you to the highway, with easy access to the main attractions in Umbria. We also spent a day in Rome (easy access by train). The few problems we had were very quickly taken care of by the nice supervisors, Orietta and Noemi. All in all - a perfect villa for a family vacation, very recommended!
