Great place, renovations in place, but wasn't noisy.

location
renovation but was not advised upon booking or prior to arrival
4.0
The night market and the Sunday market are just at the doorstep
Lots of food nearby
The staff are helpful
The windows didn’t come close properly so we could hear noise from the outside road
The magnifying mirror in the bathroom was positioned quite high and I couldn’t see very well because I’m only 159 cm

Situation en plein centre de la vieille ville proche restau. Architecture.
Cafétéria en travaux. Mauvaise isolation bruit fenêtre.

The only good things about this hotel is location but they are not the only in this areas.
The property is currently under renovations.
However booking.com never mentioned on this matters. Which didn’t reflect the actual situation about the hotel. This is unfair and felt like being cheated. The hotel is small, furniture is very old and out dated. It has No facilities at all.
Room is smelly and lot of mounds in the bathroom floor bathtub.
Carpet is also smelly and old.
Definitely need an upgrade

This place is awesome as you enter the lobby it takes you back in time and make you feel in a grand hotel.
There is nothing negative to say about the place.

I loved the mid-century modern vibe of the Boutique King room in the hotel's renovated wing. Also, there was so much natural light.
- The hotel has no food outlet, but there are plenty of eateries nearby.
- The view from the room.
- The ventilation fan in the bathroom and the pipes in the walls made so much noise!

Excellent location, easy to access to food, malls, night market, banks & etc.
As the room I stayed this round at new wing section was much more nicer than my last stay, and the window between the bathroom and bed, it feels like a studio design, love it!
Overall, good place to stay & will visit again for sure.

Location & concept
We booked here for it's English style room. Unfortunately, they upgraded us to a normal modern room. They should asked us before hand!!!

- Superb location in KK downtown
- Atmospheric and tastefully done building
- Comfortable and nice room (boutique king room)

- small downstairs area, it seems the old sitting area has been converted into office space

The aircon is not cool, and room smell is lile old rooms stuck.

The location in the city is very convenient. It is walking distance to the waterfront and behind it, the walk into Signal Hill. Bars and restaurants (including the El Centro which we visited 6 times in 3 days) and local eateries and supermarkets abound. Parking for our hired car was not a problem outside peak hours. The hotel is also 2 mins walk away from the Sabah Tourism office where we could get detailed information. Although in a busy main street, once in our room, it was a cozy haven to rest and rejuvenate.

very nicely decorated rooms (we stayed in the colonial style room in wood) with warm colors and nice atmosphere. the location is excellent next to many restaurants and local markets. the staff was great as they also helped us find good local restaurants.
the fridge in the room made a weird noise throughout the night, and the ac could not be controlled

The enviroment was nice..play some soft music on the lobby so can feel more classic 😁
the air-cond..not very cold, maybe need service

The staff live up to their motto - Come as guests and leave as friends :)
They were super friendly, helpful and courteous in every way and made our stay enjoyable.
The location was great with easy access to shops, restaurants and market.
There was nothing that we didn't like.

Good location, albeit in the old town area. No restaurant or food offering on site. Restaurant next door, but no breakfast served. A little uncomfortable as a lone female venturing out at night to search for food outlets, the area was a little downtrodden looking.
Lack of food or room service. No bar or facility for service of drinks.

I stayed in the twin bed room it was huge. After being in small rooms elsewhere in Malaysia it was so good to be in a room the size of an apartment. Wonderfully comfortable, well located and with all mod cons. Worth it.
So they need to reupholster their chairs as all of them are the thread is running bare on the arms - it's not a good look. They probably need to replace the carpets too. But hey - the room facilities and comfort are definitely on a par with a 4 star hotel not kidding.
Important point to note - in the photos here on booking.com and elsewhere the entrance is rather grand and on a street corner. Doesn't exist anymore - this is now a Sushi restaurant and separate from the hotel. When I turned up I was trying to work out where the grand entrance was instead of the the little side entrance that was there - but don't let that put you off staying there as the rooms are so big and relaxing. Would stay again.
