We were welcomed warmly by Lee, the room was comfortable and clean, the bathroom immaculate, there were hangers in the wardrobe to use and tea and coffee and a jug of fresh water provided. Breakfast was delicious and generous, and the coffee was excellent. We couldn’t have asked for more.

There are some stone steps from the parking to the back door which are a part of the charm of the old building, but which need to be navigated carefully.

Good cooked breakfast and cereal and toast set me up for the day.

The host was very friendly and communicated well in advance of our stay. We had the triple room which was very spacious and comfortable. There was even space for a sofa and plenty of room to do my stretches in the morning.

Enjoyed the breakfast but would have liked higher quality jams.

The host is a lovely lady. The house and facilities very clean. The house was warm already when we arrived. The room has a very nice garden garden view. very good value for the money.

If the furniture was updated the house would look nicer but then the prices for our stay would increase; so I'm not complaining. The house and bathroom was very clean.

Li has been extremely welcoming and kind, she also offered me a complimentary toothbrush and paste as I forgot mine. The cooked full English breakfast was delicious and I had a lovely and comfortable stay in Li's beautiful home. Highly recommend it to anyone who needs to stay in St. Austell!

I wouldn't change anything as I truly enjoyed my staying at Li's house. Highly recommend it to anyone who wants to visit St. Austell or the Eden project nearby!

It was nice to have a friendly welcome on arrival. The hotel is lovely and quiet even though it's close to the town centre. I had a very comfortable, warm room and really comfortable bed I had a wonderful night's sleep and enjoyed a delicious well cooked English breakfast. Very friendly and helpful owner. I would definitely come again.

Absolutely nothing

The host Le was very friendly and accommodating. The house felt very homely and the room was very clean, tidy and comfortable. Breakfast was good and what I’ve asked for and at the time I asked for.

The only possible problems might be the stairs to the property. It was also not easy to find the entrance and parking to the property.

The owner was very friendly and helpful when we checked in.

The parking was awkward. I only have a small car, and I had to park behind another car, which meant my bumper was only just clear of the open road. Also, I had to move mine the next morning for someone to get out. There were very steep steps down to the property, which we considered could be dangerous if there was wet weather, also not good at all for people with mobility problems. This wasn't mentioned at all in the b & b description. As soon as you walked in the door there was an old, musty smell to the public rooms. The place was quite dark and in need of updating. We went to a wedding party in the evening, and when we returned the room was really chilly. The radiator didn't work so we were cold all night. I could feel the springs in the bed, and the foam pillows weren't good. Smaller issues included the food standard at breakfast. The cooked breakfast was fine, although I think it had been cooked before and kept warm, but the bread for toast was cheap, a lump of MARGARINE was put on a plate to have with it, and a jar of what seemed like cheap, shredless marmalade. Also I was surprised that in this day and age, there were no decaffeinated tea bags available (a minor issue though). The worst issue was the toilet in the bathroom. The bathroom looked lovely, very new and spotlessly clean. We were in bed by 11 o clock, but after using the toilet at 2.30 a.m. and pulling the flush, the cistern didn't fill properly, and was gushing water into the pan all night!! We didn't want to disturb the owners because it wasn't an emergency, so we tried to sleep. No chance! My partner tried to correct the problem, but he wasn't familiar with the new type of toilet, so he left it alone. At breakfast, I told the owner exactly what happened, and that it took the edge off our stay. She came with us up to our room, tweaked the button, and in no time she' said it was all working fine. It had obviously happened before!
