We loved our stay at the property with our family of 7. The home is clean, well organized, has a well-equipped kitchen, and very comfortable beds. Beach chairs, umbrellas, towels, and beach games are all provided. The outdoor patio is a great extension of the space and so pleasant to spend time on. The location near Balboa Fun Zone is fantastic, as it is close to shops, markets, and restaurants. I highly recommend staying here!

I recently had the pleasure of staying at this charming VRBO condo on Balboa Peninsula, and it truly exceeded all my expectations. From the moment I walked in, I was greeted by a beautifully decorated and immaculately clean space that immediately felt like a home away from home.
The condo itself is spacious, bright, and thoughtfully designed. The open-concept living area is perfect for relaxing after a day of exploring the island, and the fully equipped kitchen made it easy to prepare meals whenever we chose to dine in. The comfortable bedrooms offered a restful retreat.
One of the highlights of this property is its fantastic location. Just a short stroll from the condo, you'll find the delightful shops, cafes, and restaurants that Balboa Island is known for. And let’s not forget the picturesque waterfront just steps away – it’s ideal for morning walks or evening sunsets.
The hosts were incredibly accommodating and provided excellent recommendations for local attractions and dining options. Her attention to detail and commitment to ensuring a pleasant stay were evident throughout our visit.

This property is as stunning in person as it looks in the photos. Spacious, clean, and stocked with everything you need - kitchen supplies, bikes, beach chairs and umbrellas, Brand new washer/dryer (in shared garage). Everyone in my family raved about how comfortable the beds were, and my teens appreciated having their own rooms with TV's. The location cannot be beat - 75 steps to the boardwalk on the beach, and plenty of restaurants and entertainment near the Fun Zone about 10 minute walk away. No car needed! The owner provided us with restaurant recommendations and connected us with a tour of the harbor in a Duffy boat. We were greeted by the owner's rental agent who showed us everything we needed to know about staying in the unit, using the TV, etc. Overall, we were impressed with everything about this property. HIghly recommended.

Great location and house. Walk to beach and restaurants. I was really impressed with some of the details the owner thought of, like cotton swabs, shampoo and body wash in bathrooms.
Check-in was done by an actual person who walked us through how everything worked. There was a problem with the washing machine which just happened earlier that day and the owner had a maintenance person out to fix it within 24 hours.
Just outstanding customer service, better than any other VRBO we have stayed at. Highly recommend.

We had a fantastic stay at Balboa Peninsula Retreat. The property was spacious & immaculately clean & in a brilliant location with an easy 1 min walk to the beach.
The area was very quiet & we were able to quickly recover from our jet lag as the beds are the most comfortable I’ve slept in.
We really appreciated Gila & Denise’s generosity in providing an earlier arrival.
They were both very responsive to our messages all our expectations were met throughout our stay.
Would highly recommend booking your next Newport Beach stay here.

The house is immaculately clean and beautifully decorated. Denise, the manager, welcomed us ( we stayed twice within a month bc it was so awesome) and was always available whenever we needed anything. There are 6 bikes to use and it’s super close to the Balboa Fun Zone, the ferry, and the pier. So much fun to cruise around the beautiful area! We’ll definitely be back!

The Balboa Peninsula property was exactly as listed. It was clean, beautifully decorated and close to a lot of amenities. It is just a couple of blocks from the beach and boardwalk, Fun Zone and the Ferry to Balboa Island, a must do! We rented it for a family birthday and Fathers Day weekend and it was perfect for 5 adults. Definitely would stay again and highly recommend it!

We loved our stay at this property! We had 6 girls here for a birthday weekend and it was so clean, so spacious, had everything you need for a fun weekend, parking was more than enough, gorgeous patio/balcony, and location was close to everything! The whole process was so simple and the owner was easy to contact if we needed anything. 10/10 would stay here again. Our friend is also thinking about renting it for her family. Could not recommend it enough!

The property was cute, and our family enjoyed our stay. Having A/C was a huge plus. Property manager was very easy to contact and communicate with both before our stay and throughout. There aren’t a ton of restaurants within walking distance which did make it a little more challenging for our family, but we made it work.

We stayed here for a few nights with my family. We loved the location of the property and the close proximity of the bay and ocean. We also appreciated the beach chairs and the bikes included in the rental. The only issue I found was the 1,000 deposit that they don’t release until 14 days after departure. I’ve stayed in a lot of VRBOs and have never seen that. I’m fine with a deposit but we should have that released after just a few business days, not 14. Overall, it was a great stay though!

The home was wonderful! Everything you need and then some was available. Quick block to beach on one side and a block to the bay on the other side. They had a binder full of all appliance instructions. The only thing I would recommend is for them to add a list of good restaurants, grocery, shopping and activities so that we didn’t have to research all of it. But you won’t be disappointed!

We enjoyed the house, it was perfect for a family. It was clean and everything was updated and nicely decorated and comfortable. All amenities were easy to use including the smart TV and BBQ. We walked to the beach and rented a small boat, the location is great for walking to many restaurants and activities. We will be back!

It was a very easy checkin with Denise. She was pleasant and easy to contact. The unit is spacious and very clean. The kitchen is well-stocked and organized with cooking utensils, dishes, etc. However, the beautiful master shares a bathroom with a smaller bedroom, and the smallest bedroom has a private, ensuite bathroom.
The ferry to Balboa Island is within walking distance, and the Peninsula is very walkable! We didn't use our cars during our stay.

We found everything clean and working well and the location was perfect for visiting friends in the area. We also loved the proximity to the beach and bay. Clean and well maintained property with very comfortable beds and onsite parking. Just a minute’s walk from the beach, with all the basic amenities provided. Only suggestion I have is to include sugar along with all the spices and coffee available. We enjoyed our stay and would definitely come back.

My family and I stayed at this property for 4 nights and had a wonderful time. Once we arrived we never got in our car again, we were able to walk everywhere and it was fabulous! The location was super close to the beach and the balboa fun zone. We loved that the property had everything we needed including beach towels, toys for the kids, chairs and umbrellas for us to use. We stayed on the top level and it worked out great. The house was very clean and decorated nicely. We will definitely be returning in the future.

This is a great property in a fantastic location. The beach is a 3 minute walk on one side, and the bay is 3 minutes in the other direction. We played in the waves, paddle boarded in the bay, rode bikes, shopped, and had lots of great food right on the boardwalk.
The only thing I’ll mention is that there is no bathroom attached to the master bedroom, but the shared bath is nice, and there is a small bedroom with a small bath attached.
This property owner includes 6+ beach towels, 6+ beach chairs, umbrellas, sand toys, a boogie board, and 6 bikes people to use! Very nice to not have to bring all that along or rent.

Recently stayed at the Balboa Peninsula Beach Retreat in Newport Beach. The experience from start to finish was 1st class. From the start, dealing with Gila on the booking to the 'Meet & Greet' provided by Denise puts you at complete ease that you are dealing with reputable & reliable business. Quality of service is obviously something they focus on and deliver !
The apartment itself is exactly as pictured - a clean, spacious, relaxing environment with a high spec aimed at providing a tranquil stay for all visitors. From the well-supplied kitchen to the bikes/boards/etc in the garage, the property provides for everything you could need.
Because the apartment was such a great place to be you could easily miss out on the best part, which is the location. Literally two minutes from the beach and the boardwalk - which takes you into Newport Beach centre where there are street markets, restaurants, shops, coffee shops and bars - and only two minutes walk into a lovely little area called Newport Beach Village where there are a number of shops, attractions, restaurants and other amenities.
I would highly recommend this apartment for all of the above reasons. A great place to stay in Newport Beach and one I would definitely return to !!

Very pleased with our stay. Denise greeted us upon our arrival at 9p. She showed us around and let us know how things work etc. Bedrooms were clean. I’ve stayed in many VRBO’s and this one was the cleanest yet. Access to the beach was a simple 20 seconds walk. It was nice to just let the teenagers walk there and you could watch them go off. Definitely would stay her again.

This place is gorgeous! The location is great too, just 2 blocks from the beach! We stayed here with our 3 kids and had a wonderful week at the beach. They had everything you could possibly need. It was very well stocked from kitchenware to beach toys. The host was great! She helped us get checked in & answered all our questions.I highly recommend this place! You won’t be disappointed.

Great location near everything. Clean and spacious bedrooms especially the master bedroom which also has a balcony, fireplace and extra full size elevated air mattress. Parking is a little tight, but we managed to fit both our SUVs (one in the garage) and the other in the reserved spot. Note: parking is shared with the downstairs unit.

The location was so close to everything! The beach was not crowded and we enjoyed walking around Balboa island. We were able to walk to everything!
The place was so clean, and the beds were comfortable! The sofas were also very comfortable. We really appreciated the beach umbrellas and the sand toys that were available for us to use in the garage. And there were 6 bikes available to ride! We would definitely stay here again!
