The word that comes to mind keeps being Quality. It was a last minute booking. We never had to wait on Ray to answer, booking was easy. He was there when we arrived to answer any questions we may have had and show us around. He had snacks and toiletries that we may have forgoten and the place was stocked with everything you could possibly need from things in the kitchen to beach gear, games, and books. everyday we were finding something else. Quality in the furnishings, not just in looks but in comfort also. That king bed and pillows were amazing I have never found pillows more comfortable I wanted to steal them lol. Even down to a throw blanket in the living room. I was going to look at the brands of things so I could try to get them but I forgot. The location was also qualilty. We couldn't have had a better view unless we were right on the sand. We had the beach nearly to ourselves every day. And when we weren't at the beach, the pool was the same. Perfect temperature, clean, and quality deck furniture. Best of all, we brought my daughter's dog and she was welcome every where we went. She's a very good dog who loves people and just wants love and attention, which she got every where we went. The only way this could be any better is if it wasn't such a long drive from Kentucky. But we will be back and as long as Ray is still hosting and allows us we will be staying with him.

We had a wonderful week at this property. It started when we arrived Ray was there to greet us. He made sure the property was as advertised, had snacks, cold bottled water in the fridge etc.. We truly felt at home and are already planning a trip back later this year.

Ray and Judy created a perfect vacation accommodation. Their townhome is exceptionally clean, comfortable, and very well appointed. They provided everything we needed, along with lots of items (and treats) we didn't even know we needed. Beach access is directly across the street, and there are several good restaurants very nearby. We enjoyed the morning sunrise from one balcony and the evening sunset from the other balcony! We are so grateful that Ray and Judy allow dogs to join in the family vacation. Our dog, Edison, had a great time at the beach. We look forward to returning again soon!

Ray went above and beyond with the things he provided for us; everything we needed and more. Great location, most days we had the beach all to ourselves. Highly recommend. We will definitely be back.

We absolutely loved our stay at Ray’s condo. This was our first Florida vacation in two years and definitely was a memorable one. The hospitality Ray gave us was too notch! Condo was clean, comfortable, close to beach and overall exceeded our expectations! We will for sure be back! Thank you Ray!

We have been to Flagler a few times, and this stay was great! We were further from town than before, but there were two amazing restaurants a few blocks north that we LOVED! The beach is literally across the street, the pool is lovely, the balconies and patio give you sun, shade or grassy space, our puppy was in heaven, the amenities from Ray were beyond all expectations — all in all a terrific space. I almost hate to give this great review, as our undiscovered space will be mobbed next time we want to come!

Ray was simply wonderful! Our stay was beyond incredible! The pictures don’t reflect the personal touches that Ray ensures each room provides! Baskets of goodies with essentials were perfect! Amazing views, comfortable beds, great TV!! Can’t wait to to stay again next year!!

Ray was a great host. Location was perfect! The local restaurants had good reasonably priced seafood! Easy drive to St. Augustine and St. George Street shops!

We made the right choice in deciding to spend Christmas through New Year's in Ray's place. Upon arrival Ray was there to greet us and get us acclimated with the property. He had the townhouse set up with all of the comforts of home including a goodie basket in the kitchen and toiletries baskets in both bathrooms. Ray was thoughtful to go as far as setting up a decorated Christmas tree! We will definitely be back!

What a wonderful place to stay! We have been to Flagler for many years on vacation and this was one of the best places so far. Very clean and had plenty of starter supplies and special treats! A quiet place to relax and enjoy the ocean view! Highly recommend.

Location was spot on as it's near other local eateries and a simple walk across A1A to get tot he beach daily. Fantastic view of the morning sunrise as we could sit out on the deck to start the day right. Accommodations were EXCELLENT! Specifically, the beds. Can't begin to state how important a good nights sleep is (as we've rented other locations in FL and the beds were not up to par) and the beds were very comfortable. It's a requirement for us to have a king size bed (at least in the master and these are hard to find when searching) and the location lived up to expectation as we slept soundly to the crash of ocean waves. The guest room beds were outstanding as well! The layout of the condo was perfect and the kitchen and dining area were perfect to cook up some meals and have nice sit down meals. The condo had great A/C that we didn't have to set lower then 72 as both floors kept very cool during the day and evenings. We have a 55lb Chocolate Lab that enjoyed the stay as we were able to take her for walks and she loved the layout of the condo and enjoyed the beach too!!! The pool on property was nice and very refreshing after a day at the beach . The Owner Ray was very responsive to any questions and we had a chance to meet him as well, which was is always nice to put a name with a face. He had all of the right items that one might need. Specifically, there was a beach wagon that we could load any of our stuff in to take down to the beach. But he had a couple of mountain bikes, beach chairs and umbrellas, fishing poles. We really didn't need to bring anything (but did bring a couple of our personal chairs) as he had it all there. Ray has definitely thought of the guests needs and met each of them as this was "THE BEST" property we've ever rented from and stayed at for a vacation spot. Flagler is a great little gem as it's not too busy, but has plenty of things to do or you are within a short drive to get to St Augustine, Daytona, etc. My wife, daughter and I had a great stay and look forward to a return next year!!!! Ray’s condo is beautiful. It is also very comfortable, clean, and has a great location. Ray is wonderful to rent from, he’s very attentive and goes way beyond what most owners ever do. We very much enjoyed our time in Flagler Beach!

Raymond's place was all it said it was...and the pictures were spot on. An immaculate place with everything we could ask for. Don't bring your Dollar Tree toiletries...he's got you beat! From the bathrooms, to the kitchen, to the anemities for the beach...we didn't need a thing and were disappointed that we overpacked! The bed was more comfortable than ours at home! The master balcony was the perfect place to watch the sunrise everyday. Raymond was upfront about the construction going on out front on A1A and even shared pictures so there were no surprises before our visit. Though the 18th Street walkover is closed, the workers planting indigenous plants on the new dunes showed us a safe sandy area to use so as to not disturb the wildlife or plants and not have to walk so far to access the beach. We used this only in the evenings for romantic walks on the beach. The 17th Street crossover is only a block away and an easy walk. We also enjoyed the bikes provided for early morning rides up and down the streets along the beach. Raymond came over one time when we were internet challenged...and while he was there got the bikes down for us! This was a couples vacation, so we also enjoyed the privacy at the pool. We thought it would be full of children, but pleasantly was quiet for an evening swim or early morning cool-off after our bike rides. One day, the Pike Energy folks were putting up hurricane poles behind the condo and had the power off for most of the day. The nice man directing traffic recommended some places for us to go, and let us know when the power was back on! He was more worried about our comfort and our vehicle being under the workers than we were! This place was awesome, comfortable, and peaceful. The sound of the surf at night was amazing. The furnishings, decorations, and artwork were so tastefully done. We would come back here before considering any other place! Thank you Raymond and Judy!

Our stay couldn't have been better. The communication, check in process, amenities, etc were fantastic. Ray goes out of his way to make sure that your stay is as perfect as it can be. I highly recommend this property if you're looking to get away from the hustle and bustle of life and just relax for a while. Access to the beach, a nice pool, you can't beat it!

There was nothing for our wanting, from the view to the location to the Atlantic Ocean was prefect. They provided essentials from water to Sea Salt caramels from an upstate Ny company Hudson Valley Chocolates. We will return

There is nothing better than waking up to a Flagler Beach sunrise. This condo was the perfect spot to spend some time away from the cold north. The extra personal touches that Ray and Judy add to the rental makes it even more special. Everything you need for your comfort is provided and lots of information about the area is at your fingertips. I wouldn’t change a thing about our 5 week stay. I would highly recommend this rental to anyone looking for some quiet and relaxation at the beach. Ray and Judy take pride in their property and do their best to make everything wonderful for your vacation.

We thoroughly enjoyed our stay here and recommend that you consider staying here when you visit Flagler Beach. From our first contact with the owner all the way through our departure, Ray was very attentive and conscientious toward making our visit enjoyable. His gift baskets were unexpected and gratefully received by us to supply an item we forgot to pack. We came here to vacation with our adult daughter during Thanksgiving Day week and found everything in the kitchen that was needed to prepare our Thanksgiving Day feast. The condo furnishings are very comfortable and the entire decor is tasteful and nicely coordinated to contribute to a peaceful and welcoming stay. The king size mattress in the master bedroom is adequately comfortable but is on the very firm side of support. There is a shower on the first floor just inside the garage making it very handy for washing off sand picked up from visiting the beach. We loved strolling the beach which is located about 150 yards (or so) just across Florida Route A1A. There are public access dune crossovers a short walk both north and south of the condo with the one to the north closer to the unit than the crossover to the south. My daughter is a collector of sea shells and she found many common shells on our walks as well as few less common items such as sand dollars and a sea star. If you too are a shell collector, take the time to visit the very, very affordable shell shop north of the condo located right beside the Turtle Shack Cafe (which is a good place to get burgers and easily reached simply by walking along the sidewalk along the highway). There are several other places to dine nearby. Though not our style, Finns bar at the corner of Highway 100 and A1A seemed always lively and often featured a live band on the rooftop area. If you have toddlers, be aware that the upstairs bedroom have sliding glass doors to patios that you would want to ensure your children cannot access without adult supervision. Those doors and the missing screens are the single improvement to the condo that I hope Ray is able to complete in the near future. Make a point of visiting Marineland Oceanarium which is about a 25 minute drive north of the condo. We loved the moderately priced Painting with the Dolphins activity.

Thank you, thank you, thank you! Our family had not vacationed in 10 years and were reluctant to book online but we are so VERY glad we did. Ray was amazing from the start. He messaged us as soon as we booked our vacation and was attentive throughout. We arrived early on Saturday morning and Ray asked us to text him when we arrived to make sure we made it in and were safe. When we woke the next morning we had everything we needed, even coffee! Ray thought of everything and I mean everything down to the smallest detail. It was like we were staying at a friends house for the week. The only thing we had to do was buy groceries. The living area was perfect, clean, and functional. There were even beach towels! The beds had clean fresh linens and were very comfortable. The only complaint I have is that there was not a close beach access, this is not Ray’s responsibility. I learned from another visiting couple that the beach access had been washed away in a hurricane last year and was expected to be replaced soon. We were able to access the beach about 3 blocks from where we were staying. I would recommend this location to all my family and friends. We plan to stay again next year and hopefully all my children and my granddaughter will be able to come. We will need both units Ray!! This location is a quiet gem!!! From having every possible amenity you can imagine to having the most gracious host; Ray; you couldn't ask for a better place to spend your precious vacation. Ray goes way above & beyond to make his home, your home. He is there to greet you & answer any and all questions. He leaves personal touches everywhere to make your stay extra special wherever you look!!! We sat & I made Greek coffee for him one morning & we had the most pleasant talk!!! Our internet went out temporarily in the area & he was on it before we even were aware it happened. The house is well stocked with every convenience; way too many to list! The house itself is so comfortable that you will feel at home immediately! The beach is literally 50 yards from your patio/balcony. So lull yourself to sleep to the sound of ocean waves or sit on your master bedroom balcony or living room patio to gaze at the star filled heavens at night, or the most glorious sunrises each morning! Flager beach is fantastic!!! Miles of pristine uncrowded beaches where you can surf, search for shells, tan, or just take in the endless waves & nature!!! An array of restaurants to fit anyones pallet and convenient shopping within minutes. The Flagler beach pier is a must for a day of fishing or just a quiet stroll. I can't say enough about this location only that we have traveled extensively and will definately be returning to this little community that has captured our hearts!!! Thank you so much Ray!!!!!

Upon arrival we met with Ray who took the time to tell us about the area. The house was very clean and tidy. The snacks and water provided were a nice gesture. Pool was very clean. Would definitely stay here again.

My daughter, grandson and I had the pleasure of staying at this property. Ray is an incredible host and makes himself available to answer any question. It was a nice surprise to arrive and find so many details covered......right down to coloring book and crayons for my grandson! Very clean and equipped with anything you might need. We love Ray’s place Fun in Flagler. Our first stay was Apr. 2018 & now again Aug. 2018, for a week each time. It suits our family of 4 great esp. with 2 bathrooms! We usually eat in & the kitchen is well equipped with everything you need to feed your family all week long. The garage is a super BONUS. Location is convenient to pool, beach, restaurants & shopping. Several parks nearby. Plenty of linens & nice personal touches throughout the condo. It’s wonderful to work directly with Ray & Judy for anything you need. They couldn’t be more accommodating.

First we are Gulf side vacationers. But with the devastation with Red Tide we canceled but very dissapointed. Drove through Flagler a few times and thought let’s give it a shot. Cute, sleepy little beach town and that’s what we like. I will have to say thanks to the owner Ray and his condo we will not just be gulf side vacationers anymore. We have found another favorite place. We have rented several homes/condos on our vacations but I will have to say this condo by far has been the cleanest, well kept, everything works in perfect condition, best stocked kitchen, linens, towels and didn’t have to purchase anything other then food. There was a basket of snacks, coffee, creamer, tea bags, sugar and cold water in the fridge on arrival. Also fully stocked with laundry soap, bleach, dryer sheets and shout. Also dish soap, dishwasher soap, shampoo, conditioner, bar soa, lotion, toilet paper, paper towels, paper plates. Nice beach chairs a tub of beach toys, rafts, umbrella and anything else you need for the beach. This was the first rental we never had to purchase anything but food. We showed up 5 hours before check in and Ray was there to let us in, 5 hours early without any extra charge, filled us in on anything we wanted to know about area and condo. Trash pickup was twice a week which is nice . I could continue to go on and on about how perfect his place was and how well maintained. Not a speck of dirt anywhere not even in the corners or dust on the air vents! Absolutely pristine! So thanks to Ray his hospitality and going the extra mile on everything we will return to Flagler and his place without any hesitation! It was top notch. I can’t thank him enough for allowing us to enjoy Flagler and make us realize the Atlantic side is just as good. Beautiful, very clean property. It is nicely equipped with good quality kitchen ware, towels and other amenities. Very comfortable - move right in and you feel like you are home. The sunrise each morning is breathtaking, walk across the street to the beach, a small but clean pool if you want to take a break from the beach. One of the things I really enjoyed was the garage. Your car does not get hot from being parked outside in the sun and there is plenty of storage for beach stuff. A large washer and dryer in the garage is a great convenience. I absolutely plan to rent again - give it a try - you will not regret it! p.s. great, great restaurants near by.
