This little family owned apartment hotel was really the perfect accomadation during our stay in Ksamil. Close to the Beach, just a short walk to restaurants with an amazing view. The owners are very guest friendly and helpful with everything You need. You felt like one in the family and They make You feel very welcome. It was clean and You had everything You needed. Highly recommended and We Will for sure choose this accomadation next time in Ksamil. 10 out of 10!

Fantastic location. All the beaches of Ksamil are within 5-15 minute walk. Our studio was very spacious and clean. Host was very helpful and kind.

- There's no table inside the studio, but one on the terrace - problematic during strong wind when plates were literally flying. We had to eat plates on our laps sitting on the bed. - Studios don't have stoves, just portable cooktops. Unluckily ours worked extremely slow - enough to make scrambled eggs, forget about some more decent cooking. - Shower cabin was missing a door

We arrived at the studio on New Year's Day. The town looks like totally shut down. No shop or restaurant is open. Thankfully, the host Fatjon treated us to a 3-course homemade meal and wine. It's a blast and a blessing to be in Zaca studio with such a nice host. We now call Fatjon our brother. The town is not recommended to visit in the winter season, cos it's off-season, not much to see. But the studio is the best memory of our visit and is worth 4 hour's drive to meet our brother.

The blankets are a bit thin for winter. The AC for heating may not work properly. So the room feels a bit cold.

This was a perfect accommodation during our vacation in Ksamil - the owner and his family were very friendly and helpful, and we felt very welcomed there :) The owner chatted with us, and treated us to his homemade raki and grapes, he also recommended us some nice places and restaurants to visit and helped to organize a taxi back to Saranda. The Garden looks very nice and well-kept and our apartment was way better than in the pictures - it was much bigger than we expected. It had everything that was needed for a vacation and it was very clean. The internet was fast. The location is also nice - it is really close to some Ksamil beaches. I would definitely recommend this apartment to everyone and would stay there again if we come back to Ksamil! :)

Location near the sea (but right next a restaurant with loud music)

Scam. I paid in cash upon my arrival when i got the keys. I met the owner several times during my 4 days stay. After my departure the owner claims payment via booking. The toilet and bathroom sink had serious leaks. The hot water does not function. I had a warm shower only on my second day. The other days the water was completely cold. Other guests were complaining of the same issue. This is a ground floor, a lot of bugs get into the flat. Right next a restaurant with loud music from morning to late at night. Kitchen had close to zero equipment.

Very clean and comfortable. 2 minutes from restaurant, beach and supermarket. For sure I will come back there next time.

The family that manages the property was incredibly welcoming, friendly and caring. Each one of them contributed in making us feel at home. We even got invited to assist the process of making Raku! I wish you are reading this review. thank you so much for being the best part of our holiday! Whenever we had a request, it was answered promptly and with a smile. I had an accident at the beginning of our stay and everyone helped me out a lot. The host called a cab for us and we could quickly to the emergency. We wouldn't have known how to make it without you. The apartment is 5 minuted away from a good coffe place, several restaurants and beaches!

Due to the heavy rain, we had water infiltration, though we were offered to move into another apartment that we ended up enjoying even more! We had a bigger kitchen and a small vegetable garden right in front of our veranda :) I would just add a couple of extra items in the apartments, such as a dish cleaning soap, a sponge, extra trash bags and toilet paper, as well as some basic cooking products, like salt, pepper and oil. We stayed a week, bought these items by ourselves and finally left most of it in the apt when we left. Maybe these leftovers can be made available to the next guests as a routine

Large and nicely furnished rooms with a large terrace. Free parking space in the yard. There are terraces where you can eat whatever you want and a shop very close. Very good price-quality ratio. The very helpful owner, English speaking, available for any information you need. Location close to the beach.

The best hotel in Ksamil. Very friendly environment. Fatio and his wife do everything to make every hotel guest feels like at home. The rooms are excellent, there is air conditioning, comfortable bed, everything is just super. Also, there is parking place. We will defiantly be back again. Rakia and the owner's homemade wine are super tasty 😊 I recommend it to everyone who will go to Ksamil. thanks to Zace studio for everything. See you in a year)
