The lake views were great and everything was clean. We really enjoyed the decks.
The only suggestion would be to update/add more dishes/mugs/glasses and cooking ware.

This house is very nice. We had 12 family members and everyone was comfortable. We rented a boat and was able to park it at the dock overnight. The host was great and had a good knowledge of the area. We will be coming back.

Our first impression was, WOW! This place is beautiful (and the impression didn’t change)! The lake views were outstanding! On the upper deck, you really do feel like you’re out on the water itself. Every night we enjoyed the beautiful sunsets & watched the stars come out.
We rented all the water toys & enjoyed the heck out of all of them especially the water pad – it’s huge! My sons kayaked straight across the lake to a lovely inlet that was loaded with flowering lily pads, where they also saw an egret & a heron. The grandkids paddled out to the nearby sand bars several times. Every morning, we were treated to a parade of 36 geese paddling & honking their way to their daily spot. We saw numerous turtles in the water & tried our hand at fishing but didn’t even get a nibble. There is a Corn Hole game & a bowling/shuffleboard table available.
The kitchen is very well stocked with appliances, pots & pans, even a cabinet full of spices! In the listing photo, the kitchen looked very small but when we arrived, I was relieved to find that it is a walk-through kitchen, but it still does get crowded with 2-3 people in there at the same time. We also used the very nice heavy duty outside grill. We tried to use everything that was available to us! We never left the house to do any other activities, except an HEB run.
The owner, Rob, was very easy to work with & very responsive to any question or situation we had.
We hope to come back to this beautiful lake house!

The house is on the wider part of LBJ near the island. Great views and lots of outdoor spaces to enjoy the lake. Close to town, restaurants, HEB, etc.

The communication with the owners was superb! He was always available to answer my questions. The house was exactly as described. It had 3 personal areas (upstairs, downstairs, Casita) perfect for our families!
The water location is amazing! Easy to rent a boat, easy to boat to restaurants at Kingsland and an easy drive to the open water. The narrow area on which the house sits is cool to watch all the boat traffic. The docks create a nice cove for swimming for the kids, safe from passing boats. The lilly pad was a huge hit! Recommend water shoes because the 4.5' deep swim cove has rocks.
Kitchen has everything you need for cooking. Grill. Keurig and coffee pot in main kitchen and casita. Fridge in kitchen and "beer fridge" in casita. Washer and dryer. Cornhole. Water toys. Beds are comfortable. AC is cold. All the TVs have modern connection(Netflix etc). The patios are stocked with chairs and tables to sit and relax at any location. The yard is fenced so I didn't have to stress about my pup. All the comforts of home on lake LBJ.

LUMU was a great property for our family. Plenty of room for everyone to hang out and have fun while still having some space of their own for the needed down time. Host was easy to communicate with and accommodated our family's needs. When we needed their attention to a clogged drain, there was no hesitation to getting the drain flowing freely. This property is definitely on the repeat calendar. Thank you again to the Johnson's for our 2023 Family Lake Time.

What a great lakefront getaway, location, and hosts. This was the perfect house for the group - what a gem - a lakefront house with two living areas and amazing covered and uncovered decks with fantastic sunset views. So convenient to the Kingsland and Marble Falls area. A great renovated house with a nice layout for large groups and an extra casita. Amazing time fishing off the dock, laying out on the lilly pad and taking the kayaks and paddle board out. These are available at a great rate for your convenience. Appreciated the hosts availability and responsiveness for any questions we had to make it a great vacation and super easy stay. Thanks Rob!

The house was comfortable and there was plenty of room for our large family. The best part of this property is the outdoor living space, the huge deck was perfect for spending time together in the evening and watching the sunset! 10/10 will will definitely be back!!

This was just the vacation we were looking for! Easy access to the water, fantastic decks (always somewhere to sit in the sun or shade), and lots of room to spread out. The hosts were a pleasure to work with and very responsive. We loved it!!!

We were looking for a last minute trip before school started. We booked this house the same week as our trip. Rob was easy to communicate with and so accommodating, making sure everything was ready for our arrival. We had 3 families (6 adults and 5 kids ranging 10mo-3) this house was perfect and allowed each family to have their own little area (top floor, bottom, and casita). The deck immediately off the living area was wonderful for our group and allowed us to enjoy the lake while the little ones napped. The location of the house is also great. Close to good food and a wonderful golf course nearby.
It was the best trip and we plan on going back soon.

My husband, two kids (9 and 12), and I had a great time in this incredible home. The checkin process was seamless and water access was second to none. The beds were comfortable too- my husband who has a hard time sleeping got 4 nights of 10+ hours of good sleep. A great vacation with much needed R &R for everyone. Grand Central Cafe was our favorite breakfast spot and El Bracero was great for dinner. We definitely will rent here again- maybe with another family next time. The accommodations are perfect for that.

We had a group size of about 10 family and friends and there was way more than enough space for all of us. The property was clean, up-to-date, and very lake friendly. The house is perfect for families with children and their deck space on LBJ was fantastic. If you don’t have a boat no need to worry, you don’t need one with the amount of waterfront deck space they have. You could hang out under the shade on the deck or on the second story deck sunbathing!! The sunrises and sunsets were gorgeous! They have everything you need and more for your family lake getaway. We would definitely recommend this property and will be coming back again! The hosts Were fantastic, Very responsive when I had a question, Friendly and always there when we needed them. Thank you for a great weekend!!

Great location and house!
We had a great time at this beautiful property wonderfully situated on a beautiful portion of the lake. Everything one needs in the way of kitchen items were thoughtfully supplied and ample for our stay. The deck space is second to none with lots of shade, if that is your desire. We would stay there again without any hesitation!

This house was great and in a great location. It has everything we needed and then some. The only thing I didn’t care for was the pet fee. It’s quite a bit higher than all the other places we’ve stayed. But we would still stay at this house again.

beautiful setting on the water
The property was perfect for our annual family vacation. The kids had a ball! The boat rental place was very close by so we rented a boat one day and a jet ski another day. That and the splash pad, shuffle board, and corn hole on the days we weren't out on the water made for plenty to do. The casita was perfect for our single son to escape the nieces and nephew! The only suggestion I would have is an extra bath towel for the adults and maybe an extra hook in the bathroom for hanging towels. Other than that the house was very well equiped.

Lakeside at LUMU
The property was excellent for our group of 5 and dog. Obviously could accommodate a much larger group with sleeping for up to 15. We found the property to be in excellent condition. The best part of the entire property is the outdoor space, which is what everyone is looking for at the lake. There was a huge amount of decks, docks, patios, seating areas, dining tables, etc. We used this space not stop. We had a pontoon that was easy to tie up to the side of the dock and if necessary the boat launch was literally 100 feet away. There are a wide variety of lake toys available. Our entire experience was fantastic! Rob was excellent to communicate with and would check in to make sure things were going well--not too frequently as to bother, but just enough to let us know he cared and was there if we needed anything. We have rented many VRBO's in the past, and this one was on the top level of those rented. The location was excellent for all parts of Hill Country activities which we took part in. If I had one tiny critique, it was having to go up and down stairs some. But in that we were all still fairly young, it was no big deal and it helped burn off the extra calories that we took in from the brand new Weber Grill out back. Overall a fantastic stay in a fantastic property with a fantastic host. Thanks Rob!

Perfect for family and friends
We really enjoyed our stay. The house was clean and plenty of room to spread out and entertain. The view is amazing and being right on the lake was super convenient. We were close to Perrisos Vineyard which the host recommended and was awesome. I would recommend bringing your own pillows especially if you have neck or shoulder issues like my husband. 🤦🏽♀️🤷🏽♀️😏

Day 2 of our stay we noticed the upstairs seemed a tad hot and wasnt keeping cool. We reached out to Rob (owner) and he was out at the house within 2 hours doing his best to fix and troubleshoot. Not much he could do but he did call an AC company to come out the next day to try again to diagnose the issue. The downstairs and separate living area both had AC so we managed just fine. We made the best of things and still enjoyed our time as a family. Born and raised in Texas I understand AC is a must but life happens and Rob went out of his way communicating and doing what he could to get it resolved. We would happily go back based on the owners constant communication with us and truly doing his best to help.

The house is nice. There were cobwebs all over the patio and upstairs patio. Mouse droppings in the kitchen. Bring your own pots and pans and cookie sheets. You can not relax due to continued texts from owner, every day.
We had a family that was staying in a nearby lakehouse stop by for 1 hour and we were harassed because of extra cars in the driveway. The friends did not stay over night and were also gone within an hour. Ridiculous that you can not have guests visit without harassment. Then the day of rental we were told doors upstairs and in guest house did not work, Ice maker did not work and we could only use one trash can and we would be charged $50 for each additional trash bag. This was not in the rental agreement and how can you expect 12 people to stay for 4 days and only have trash for one trash can. Luckily we drove a truck to the lake because we had to bring home 4 bags of trash! Additioanl texts insinuating we had unplugged the security system. First we would not have known where the security system is located or how to unplug, and had no reason to unplug the security system we were not doing anything wrong. We never unplugged any equipment at this house.
Will never stay here again!

If you have a boat or jet ski this is the place to stay. Excellent dock and 30 yards from a private boat ramp. Plenty of space to hang out outside. Sun deck gives you amazing views of the lake. The house is comfortable and well stocked. Lots of space to spread out. I would stay here again.
