The property is in a fantastic location, and has lots of space for people. The process for this management company is a bit more involved than others (names of all who visit, driver's license security check). The house is extremely outdated although the kitchen appliances are new. The carpets are dirty but the beds are clean. There are no perks like coffee, bikes, boards, or anything.

Great beach vacation, the place and location were fabulous! A little confusion getting in, had to call for assistance but he came right away and was so nice! The downstairs bed and bath which I thought would be perfect for my Dad (he uses a walker) had no tv (there is one in the picture) and no step in shower ( I thought the window in the picture was the shower) the shower is not shown and the step was too high for him. But he still had the best time! Would definitely stay there again! Thanks for a great vacation!

The house is beautiful and well located but prepare to have a hard time with the company managing the property:
1- The announce say pet friendly so I came with my dog, the manager told me "we saw on the camera there is a dog so we charged your card $100" with no notice.
2- I asked them for a late check out (initially 10am which is way too early for me but I can understand) they told me it's $100 per hour... I asked them if I can pay 2 extra hour and if they can offer 1 they told me that they can offer me $2 of discount.
3- We arrive in the house and we were suprised to see 4 bedrooms (initialy 3) so we were happy to have one more bedroom. The manager called me in the middle of the day telling me that this unit is not for us and they are going to come and move our stuff with the no respect in the discussion.
The overall experience has been a nightmare with them which is sad as the house is gorgeous.
I DO NOT RECCOMEND YOU TO RENT THIS HOUSE OR THEY WILL FIND A WAY TO CHARGE AND SPY YOU WITHOUT YOUR AGREEMENT.

Great house fantastic location, carpet was a little weird for the beach but definately not a deal breaker , most relaxing vaca we’ve had in quit sometime, we hope to come back soon oh and maybe think about walling up the door to the apartment in the back get rid of the curtain and foam around the door lol it’s a little creepy thanks for a great vacation much appreciated

An amazing place to stay right on the bay and a quick walk to the ocean. Our family had an excellent week - plenty of room and very comfortable!

Review is for 3 night off-peak period (Feb). You really can't beat the location - has a small beach facing the bay right across the street. Water is calm and a perfect spot to launch a kayak or SUP. The pictures on VRBO are accurate - yes, the house is dated and a bit eclectic, but we found the charm in that. Everything was clean and in working order - zero deferred maintenance items. Other important things that I find important in a short-term rental:
Beds - beds were comfortable and ample pillows were provided.
Showers - good water pressure, water heated up quickly.
Kitchen - was very well stocked. Gas range which I really prefer over electric. Plenty of pots n pans.
Property management company was great to deal with / very efficient.
Only minor niggles - no laundry detergent, bathrooms were equipped with "does it all" soap (body & hair).
Overall nice very large place in a fantastic location.

Great location and views. Walking distance to everything. There is plenty of room to park in front of the home normally (summer may be more difficult) or in the garage. The other half of the garage was the owner's storage. Our larger SUV fit fine. The place was clean but definitely could use a remodel. Vinyl plank flooring or tile vs carpet makes more sense in a rental. The carpet around a toilet is pretty yucky these days. Someone was renting the other portion of the house. We did hear them a few times but it wasn't too big of a deal. The little sandy beach-looking area in front is not a beach for playing or hanging out on it seemed to be the spot where folks walked their dogs to use the potty. If you want to play in the sand you just need to go to the beachside plenty of room over there. Lots of places to eat/shop, and ride the ferry within walking distance. You don't need a car if you do not have one. The two bedrooms upstairs (primary and secondary bedroom) share a shower and a nice big sink/counter space. The primary bedroom has nice sliders and a small deck to enjoy the view with its own separate toilet and vanity space. There is a separate bedroom with its own bathroom/shower on the main level.

Enjoyed the location. The home of course is very very old but it’s comfortable and clean. The stairs going to the second floor are steep and very difficult for senior folks to handle.

Thank you for the wonderful stay. The property is very clean and the location is impeccable. That view of the harbor makes this place an incredible value. The vibe of the interior is very charming, like a true mid-century modern beach house. My guests and I loved it!!!

Just as advertised with a great view and little neighborhood beach right across the street. My family enjoyed the large kitchen and living room spaces and especially the beach setting which is about 40 foot away from the front door. Decor and layout of house is a bit weird, odd, old lady'ish with beach theme signs ?? but who cares. Property management does good job. Only heads up was all the extra fees on top of the nightly rate. Add about 30% for the upcharges...ouch!!

Cute beachside house situated between the Newport and Balboa piers. We were able to walk both ways and even took the ferry over to Balboa Island.

We just left this property and we absolutely loved it!! If you have any appreciation for vintage beach properties, you have to check this one out. We stay in Newport all the time it usually stay on the beach side. Staying on the bay side was a welcome change !! This house was clean, well stocked, very eccentric, and the property was well maintained. Beachview management company was so easy to work with and very helpful. We would definitely stay here again!!

We just left, 929 W. Bay Ave, the most eccentric beach house we've ever stayed in! From a copy of the Iliad on the living room drum table to a poster of bare breasted women in our grandsons bathroom and with every imaginable tchotski in between, it was quite the place! That being said, our 3 generation family of 6 adults settled into this beautifully located, well equipped place in minutes. Everything was where it was supposed to be and each of us found a cozy corner to relax in, loving the spaciousness and the inviting furniture. All of the beds were super comfy and the neighborhood was peaceful and quiet at night! We will be back! Happy New Year!

Very nice stay, comfortable and gorgeous views of the bay! Very quiet and friendly neighborhood. Living room carpet could use some work but minor issue compared to being in a 5 million property. Everything went well. Lots of fees but booked through Vrbo, they suggested going through beach view realty to avoid Vrbo fee. LOTS of rules but it was quiet! Overall gave 5 stars!

We held a family reunion in Newport Beach. It holds a great deal of wonderful family memories. It was everything and more than I hoped for.

This house was a great fit for our family of 6. With a sandy area across the street, the kids were able to play some football and hang out within sight of us. A quick 2 block walk and we were at the ocean (that our kids were experiencing for the first time) and the house was spacious enough that everyone could have their own space to decompress after a day of site seeing.

My siblings and I, a total of 5, stayed here for 4 nights. Our parents use to bring us to this bay beach years ago, 60 years. The accommodations were just fine, although we all brought a roll of tp as a joke, because it stated that we would only get a starter pack, we never had to break into them. Lol We rented the bikes from rental agency, Beachview, which by the way had great communication with us. It is a wonderful area to bike ride.
The only downfalls were maybe the fact that the rental stated no cancellations, and the owner decided to stay in the back unit, until someone moved in. He made his presence clear to us, and that he was the owner. Talking through the kitchen window to my brothers was a bit weird, and he also had to come in to go through upstairs door into the B apartment because he had somehow been locked out. He probably meant no wrong but it was unnerving.
Otherwise our trip and stay was beautiful.

Everything was perfect! Even the weather co-operated! We rented a Duffy boat and toured the bay, caught up on each others’ news. All agreed that we MUST have a re-do!!

We loved the property although because I am a busy business owner I found a few things that need addressed! And I am not complaining, all ceiling lights, need new led light you will not believe the electric savings and only need replaced about 50 years, the 2 bedrooms without tvs need $400, and an outside landscaping once a month. Plants are killing each other off and once a month would be fine. I am not being petty just suggesting. We had a marvelous time and would come back in a minute. I believe I left my poo pouri in downstairs bath leave for future guest. Thank you again.

It was Fabulous!
Check in was super easy! The house was spotless and the location is perfect especially for small children with the bay being across the street. It made us remember all the reasons we love Newport Beach! Would definitely stay here again!
