The location was grwat

The room was Tiny. Booked a two queen bedroom. Got one queen bed if that and a twin or full .

The location of this hotel makes it the perfect place to stay in Newport. The rooms were extremely clean and also very quiet. We had some bad experiences in the past with other Newport hotels and 4am deliveries, road noises, etc. but our room faced the courtyard so it was extremely quiet.

I understand why many of the reviews expressed issues with the minimalist design and layout of the rooms. Especially for the price! The toilet/shower area is very small and you couldn't even spread your arms out fully. If you are a larger person, this might be a problem. This was a "staycation" for us, so we only stayed one night and had one small bag, but I can see how this would room would become claustrophobic after a few days. The $30 parking fee was very steep so we decided to park blocks away in a free lot and hoof it with the bag. Not sure they should be charging that amount, especially since the room rate is relatively high...but it's Newport so high prices are expected I guess.

Everyone was so courteous and accommodating. They met my need pre trip and during. The location was so central for all activities. Lastly it was so clean.

Location was amazing to explore Newport. Staff was friendly. I appreciated the environmentally friendly touches, like refillable water bottles. Attractive decor. I would stay here again.

The only negative, there isn't a lot of storage if you are someone that travels with a lot of clothes. Not a deal breaker for me.

Upon checking in we were upgraded at no extra charge to a better room with a view of the water.

The staff were very nice, The place was very clean.

No restaurant, no breakfast, no tea, no coffee or even water offered in the hotel. No bar in the hotel. Very disappointed over all.

Beautiful location overlooking the harbor. Walking distance to restaurants and stores in downtown Newport. Very clean, well appointed rooms. Friendly staff.

No coffee maker in the room or coffee in the lobby except for the morning. No continental breakfast.

for the very high price you had to may extra for parking per day which they did not tell you in advance. and also for the high price they have no breakfast.

Clean room. On the smaller side but really efficient use of space.

You can hear people above you walking around, etc. Wasn't expecting that which was not the best. When checking out, I asked that my bill be just emailed to me - there was a typo in the address it was sent to so some random person received my bill as well.
