What a gorgeous property!! The house was unbelievable. 6 huge master bedrooms, comfortable beds and bedding. Large bathrooms with plenty of towels. The kitchen was WELL stocked, everything we needed to cook and serve a huge group. 2 dishwashers, 2 ovens, 2 sinks, 2 trash cans … so cool! The elevator was a great addition to the house and made traveling between the 3 floors easy for everyone. And the kids loved it too :) The outdoor area was relaxing, super clean pool and hot tub. All this just steps from the beach but close driving to in-town amenities. And absolute must stay house in OBX!

House was very, very nice and we really enjoyed our stay! The house was clean and organized and had everything we needed. The location was fantastic with beach access literally 1 house up with a Trex deck to walk to the beach. Great views from the top deck. Great location close to shops etc. and a great bike path.
We had to call the property management company one time and they sent someone out to resolve the issue within 15 minutes which we were all extremely impressed by.
Would 100% stay here again!

Our group was filled with a bunch of first time OBX vacationers. It is safe to say we chose the right place to stay! We absolutely loved the location, a couple minute walk and your in the ocean! The house was perfect for our size group (3 families with children). We had a couple minor issues during our stay but the property management team was able to address in a timely manner. We would certainly stay at this location again!

Home was spacious and equipped with everything we needed for our stay. My family enjoyed the home, and the hot tub! The only challenge was with my old parents unable to walk to the beach. Rest all good. Will definitely stay again!

Overall, great property to stay during out of season. Plenty of room and parking. Easy walk to Town of Duck. Can see sound side from house and can walk to beach 300 yards down street. Minimal supplies so bring extra things like salt and pepper, toilet paper, hand soaps.
This property is managed by a local company. So if you book through VRBO, you’ll pay an extra booking fee like I did. Dumb mistake. May want to go straight to property management site directly. I paid more in fees than rental for 4 days.

We enjoyed staying at this home. The top floor is roomy and partly renovated. The kitchen is well stocked with plenty of tools. The coffee pots are flat bottom filters, fyi.
The downstairs bedrooms which is four bedrooms are a bit dated but the floors are new. All toilets are a bit tilted and old. One bathroom didn't have a sink plug so things can easily fall down. The towel hanger is broken.
The mattresses could use a replacement as they are old.
The furniture outside is very nice especially on the top deck for a nice view of the ocean and enjoying a cocktail. The hot tub cover is in shambles and leaves styrofoam in the hot tub and particles of the vinyl. Be careful when removing.
Everything else felt clean and comfortable! We had 8 adults and two kids and slept comfortably!

This was a little off season escape for me after a tough month at work. It was a great house. Easy walk to the beach. Near everything. Could use a little maintenance: old hot tub cover, master bath faucet leaking but otherwise was a great stay. I go again.

The home was very nice and kitchen was fully equipped as stated. Fairly clean. Everything was very nice but there was a couple of things need addressed. The electrical outlet in master bathroom does NOT work. Therefor drying hair and using curling iron or flat iron had to be done elsewhere and there are not mirrors around those outlets. Tough for a woman. Also a kitchen outlet didn't work. The hot tub cover needs to be replaced immediately. It's very intimidating and difficult to remove and there are styrofoam coming out everywhere and into the water and on our bodies and swimsuits. The bed skirt in master room was ripped all around. These repairs or replacements are not expensive and need to be done.

Our family had a great stay! We would consider staying here again. It was comfortable for the 7 of us. The pool and hot tub were
clean and were a fun option if not on the beach. We were impressed that that staff came mid week to tend to both. The beach was very close with convenient access. Only negative from family members staying on second floor is that the mattresses were not comfortable. But that did not stop us from having a great time

Many great restaurants in the area and easy access to the beach. Definitely recommend the pool heater as our 18 month old loved the warm pool even when it was a little chilly out. Management was very responsive through our the whole process.

All in all a great time and perfect area. Access to beach was right across the street. Could see the ocean from many of the decks. Pool was a little small but clean and adequate. Only real drawback was the lack of a bathroom on the third floor family area - to o use the bathroom on the third floor you had to go through the master bedroom. Would definitely go back however.

Place fit our two families perfectly and that was made up eleven of us! The place was clean and in a great location. The path to beach is basically across the street and the view from the top deck was incredible. My only complaint is the deck needs to be redone by the pool.

We had a great two week stay at Latitude Adjustment. The location is great - Avon is less commercialized than some of the northern OBX towns. The house was one of the only ones in the 2nd row with a pool in the front of the house, which was amazing because you could still see the ocean! The Jack and Jill bathrooms are a little small, but they worked for us. The kitchen layout was perfect for a big group because some of us cooked while others hung out at the bar. The kids loved hanging out in the loft. One thing to note is that the sunroom of the primary bedroom doesn't have AC, so don't plan on anyone using that room as a sleep space. Also, none of the bedrooms have ceiling fans, which we found surprising for a beach house. And be sure to always use the lock on the front door because if you don't push it hard to close it, the wind can blow it open. Get some citronella candles for your stay because the flies and mosquitoes are ruthless, even on the top deck with the wind blowing! We loved getting seafood to cook at home from Sunrise Market and had a great night out at The Mad Crabber. The team at Shore Details was very responses, which was amazing because the house wasn't cleaned very thoroughly prior to our arrival. The AC unit also broke during our stay, but they management team addressed it right away.

We absolutely loved spending the week here! The house was perfect. Plenty of bedrooms for our group. The beach is literally across the street so it was nice not having to walk far with three toddlers. The pool was perfect for our kids too. It's small but we didn't have to worry about them being too far from us while they were swimming! We would definitely come back to this house!

Great location! House has everything you need and more! We rented bikes and cabana from suggested company and was super smooth! They delivered and picked up! The pool and hot tub were a hit with our crew! We had family in and out but with 5 bedrooms lots of space for togetherness and few nooks for quiet time! We had a great vacation in OBX!

Frustrated by paying for pool and then not being able to use pool- might wanna better inform your NOV-MAR customers of this reality- thanks for working the refund. One of the dressers had empty beer cans in it so probably needs more thorough cleaning crew - we did enjoy our stay thanks

The Good
Great location - public beach access across the street and one drive to the left. Lots of sights, activities, groceries within easy reach.

The Not So Good
Eating out seems to be the expectation. Pots, pans, mixing bowls insufficient to make a meal from scratch effectively.
Kitchen - counters, cookware and dishes not clean and needed to be washed before use
Microwave - nasty and tripped the breaker
Pans - skillets had warped bottoms and did not work well on sealed cook surface
Oven - temperature lower than setting, couldn't reach high temps
Sofa - seat support broken on one side
Paper goods - Dish washing soap not supplied, TP & paper towels skimpy in quantity and quality. Made the place feel a little cheap.
House feels a little neglected - needs some maintenance, furniture replacement, better cleaning.
Bottom Line
Probably would rent again, but would bring additional cooking supplies.
Location made up for the negatives.

The location was excellent ocean views were very good and the walk to the public beach access was literally across the street. The beach was not crowed and was very peaceful. The only draw back was that the house was not very clean. There was food under one bed with ants on it and dust in all the rooms. The bath room in the master bedroom had mold around the jets on the tub. The patio screen door fell off and some railings were rotted. The stovetop was greasy and not clean. If there was a deep cleaning we would definitely stay there again.

Decks in front and rear give great views! Short walk to public beach access. Charcoal grill only. Shops, Grocery store and restaurants within 1 mile. You can hear the ocean waves and lots of road noise from NC12 which is about 20 yards away. Home has all the amenities you will need.
We did not care for the cockroaches found dead in the house and alive in the kitchen.

We really enjoyed our stay ,excellent location and very,very nice house that is beautifully decorated with a very slightly worn but lived in feel which is ok with people with dogs or kids because its not so pristine you feel like you are really gonna be the first that puts a flaw in it .The location is wonderful and also the pool area and I would highly recommend for all these reasons the only two things I would say needed improvement were the master bedroom and bathroom are not the best layout(too small if I was the property owner I would get rid of the day room and extend the master and bath we didnt even use that area at all) and whoever did the cleaning before our stay did NOT do a good job other than that it was a perfect stay.My over all review I would have given a 5 if it would have been cleaner but I would give it a solid 4.5 regardless if that were an option.Thank you for letting us use your beautiful house.

From beginning to end our trip was excellent! We drove from New England and we’re not expecting so much traffic, so got there late Saturday night and were relieved that check in was so easy with the code to the main door. We were impressed by the cleanliness throughout the house. 4 bedrooms on the 2nd floor were perfect for our family (2 couples, single sleeper, and a kids room) and the master suite on the top floor. Love that there were 3 bathrooms so there was never really a fight to get ready! We also loved the outdoor shower so we could wash off after the beach or pool before tracking sand into the house! The pool was small but absolutely perfect for us! My toddler loved it and was great to cool off! The hot tub was probably the biggest hit.. we would use early morning and later at night to relax! There is public access to the beach right across from the house with a walkway so you don’t even have to take your shoes! I would recommend going to that access as the sand dunes are steep and also don’t want to destroy them! We also brought dogs to the house and we used various items to cordon off certain staircases that went down to the driveway.. found this area very dog friendly and took the dogs for walks on the beach every morning! They did have to be on leashes but they were fine. Of note, the waves in front of the house were fairly large (compared to what we are used to) and the dogs were kinda scared of the waves, so happy to stay on the leash!
House was equipped with everything you really need in the kitchen. We brought our own keurig just because we have some picky coffee drinkers. That’s the only thing I think could be upgraded. We went to the local Food Lion within a mile from the house. Truly very convenient! We cooked breakfast most mornings, would order takeout from Bro’s Sandwich shop for lunch and tried to go out for dinner. We were a bigger party (8) so sometimes it was difficult to find places that could accommodate us for dinner or just would be a longer wait.. but every dinner we had locally in Avon was delicious! We went to Oceanas a few times and didn’t disappoint! All so close to the house!
FYI there was enough toilet paper for our first few days, but definitely had to restock and needed to purchase or bring hand soap.. so maybe bring 3 or 4 for bathrooms and kitchen sink.
We had the most wonderful stay here! Very Covid friendly vacation! Can’t wait to be back!

When we arrived on Saturday, the fridge wasn't cool and it actually stop working. We waited more than 24 hrs as instructed but it didn't work. I contacted the emergency number on Monday morning and someone came to inspect the problem but only a cooler and one bag of ice were provided for a weeks worth of food. Tuesday someone came and defrosted the freezer, which worked temporarily but the next day it wasn't keeping cool air. Basically we didn't have a properly working fridge during our stay.
The other thing we noticed was that the house wasn't clean. The carpets didn't appear vacuumed, the floors were not swept and the bathroom sinks were not clean.
The pool also had sand from the previous guests.
