Loved the property and it was perfect for our family with 2 small children. We loved having the plunge pool, but also being able to explore the different beach clubs. Thank you for a wonderful vacation. We hope to be back again soon!

We had a great time at the property, which was clean and in a convenient/beautiful location. There were just 4 of us for this trip, and it was the perfect size for us. The management was very responsive, and the cleaning staff and concierge were great. We would definitely rent again.

Beautiful villa right on the golf course. The house is well appointed, spotless and well stocked. Our concierge, Elí was terrific and responded quickly to our requests. The golf cart made getting around easy and we loved visiting all the different beach clubs. We will definitely return!

My dear friend and our two girls had a lovely stay at villa 23. 10 days, 2 moms, 2 kids. The villa is beautiful, well stocked, impeccably maintained and the golf cart included is a must. Concierge Max is amazing. Planned our activities, restaurant reservations and addressed any needs that came up with a smile. A pleasure to work with. Housekeeper, Lupita beyond lovely and professional. In a addition to the few delicious meals she made for us, make sure you ask for her flower tea (she also makes flowers in the tissue boxes ). She keeps the villa spit spot clean. Construction next door was extensive, yet the owner Suzanne was extremely accommodating and timed work while we were out. Villa 23 Is really a slice of heaven in Punta Mita. We will for sure return.

Even better than the pictures!
This was our first visit to Punta Mita and if we returned, we'd definitely stay at Palmas 23 again. It was everything we expected and even nicer than the pictures (I think some of the decor has been recently updated). The location is lovely and perfect for what we wanted. It's in a small neighborhood within the gates, so feels private and quiet versus a hotel or apartment-type setup. The golf cart is a must-have for getting around within and outside the gates. We loved going to the village for coffee, groceries, and some fun restaurants.
Max was super responsive to all of our questions and having daily housekeeping was a luxury I didn't know I needed, but it made the trip even more relaxing and enjoyable. Thank you!

Great to celebrate in Punta de Mita!
We just returned from a 4 night stay in Villa Las palmas 23 and enjoyed it very much. The villa is newly remodeled and updated, modern, quality furnishings, decor and details. The original unit we rented is next door and undergoing renovations, so I had not seen photos of this unit (newly finished) and trusted Suzanne it would be perfect...which it was. The construction from Villa next door was not an issue, and the crew was courteous and did not negatively impact our stay as promised.
The villa was perfect for 3 couples, although there is a significant difference between the view in bedroom 2 and 3, and our friends swapped rooms midway through trip to "even" things out. Having 2 double beds in the second bedroom was not an issue for our friends, but might be if you need or prefer 3 Kings. Linens, towels, pillows very nice quality, beds were typical from our experience in Mexico, very "firm" and not particularly comfortable.
We had use of a 6 person golf cart which was essential for getting around the area. We enjoyed both golf courses (Pacifico and Bahia), took our shots at the "Tail of the Whale", spent time at Kupuri Beach Club (not our favorite-too many bees and water had a lot of debris) and Sufi Ocean Club (no beach but nice pool and service). We enjoyed hanging out on the patio and watching the lightening storms come through at night. The pool was a nice feature, but most days as warm as a bathtub, so cooling off was best done in the air conditioning!
The concierge, Max Meza, was excellent and helpful throughout our stay. We had a power outage to the area and unable to get the golf cart out of the garage. They gave us the housekeepers cart for 4, and took the other 2 over in their private car to the beach club. When power came back on, they brought our golf cart for us to get back on our own. Extremely accommodating, helpful with reservations (expect tee times which is done through email and the clubhouse), great housekeeping staff (offered and made us fresh guacamole and salsa from our grocery supplies-delish!) and cleaned the house thoroughly everyday. Best dinner in the area was Sufi restaurant (they made a delicious carrot cake for my husbands 60th birthday). We also secured a wonderful Chef, Celcilia Avalos ([email protected]), who did a lovely job with dinner our first night and a brunch.
Overall, a wonderful stay and way to celebrate my husbands 60th birthday! Look forward to coming back soon!

Week at Las Palmas
Lovely property - sits on the fairway for #2 tee on the Pacifico course. Morning coffee on the patio so enjoyable with a few golfers going by and the birds singing. Quiet and peaceful in the beautifully maintained neighborhood. Great kitchen with open area for dining and gathering. Manager was most helpful. We would love to return.

Great trip with teens!
We had a wonderful stay at Las Palmas 23 with our 3 teenagers. The location close to the Pacifico Beach Club was great. The villa was clean and very comfortable for our group and we loved having the daily housekeeping and help of Max in making all of our arrangements. Hope to return some day!

Perfect family getaway
Went for a week with our two teen boys and had a blast. The villa is lovely and the layout offers a great combo of privacy when needed and communal space when all together. Lots of options within and without Punta Mita to adventure or just chill on the beach. Our concierge Max never missed a beat and was super helpful when we we needed to plan anything. We will definitely be back.

Relaxing Family Spring Break Trip
A spacious, well-appointed home, and perfect for our family of four. Twenty-three Las Palmas was well stocked with every amenity we needed and more. Our concierge welcomed us to the property to acquaint us with the home as well as the surrounding services. Groceries, flowers, drinks and an appetizer greeted us upon arrival. A very nice touch. The home was perfect, we had some issues with the hot water going out several times during our 5 day stay, but a repairman came out very quickly on both occasions to re-light the pilot. Overall, would highly recommend!

Christmas in Paradise
Our family of 6, five adults and one three year old enjoyed a perfect week at Las Palmas Villas. The villa had everything we needed: a 6 person golf cart for navigating the beach clubs and restaurants, a personal concierge Jose who saw to our every need, a fabulous chef Edwardo who prepared an outstanding Christmas Dinner, and Suzanne the property owner who oversaw everything. The coordination of transportation to and from PVR to the Villa with three different flight arrivals was amazing. We will definite be back!

Amazing Villa and Stay
We stayed in Suzanne's Villa in April and it was perfect for our vacation. The villa is in the perfect location, situated in between all the beach clubs and walking distance to the Pacifico beach club. Suzanne has done a lovely job decorated the place and making sure all the amenities are available. Eli the concierge was incredibly helpful with all our logistics and made our stay seamless. Wonderful vacation/wonderful and convenient villa
We had a wonderful vacation and the villa was perfect for our family! The location is very convenient to explore all of the beach clubs included during the stay. Eli helped arrange grocery delivery which allowed us to prepare meals in the fully equipped kitchen and save a bit on the cost of eating out the whole vacation. We hope to be back soon!

Fantastic Vacation - Fantastic Home
I can't say enough about our stay in Las Palmas at the Turnlund's home. Every part of the trip was seamless and made so easy by the capable hands of Eli at Casa Residential Management, Lupita and Suzy. The home in Las Palmas is just spectacular, with very easy access to everything Punta Mita has to offer. We spent days at each of the beach clubs and getting back and forth to the house for naps, snacks, etc. was seamless. Lupita kept the home spotless all week - a treat with the little ones and such a nice surprise to come back to after long days out and about. I can't say enough about this home, this destination and this vacation so thank you!

Beautiful, CLEAN, well located Villa
Too short of a stay but thoroughly enjoyed this beautiful, well appointed, CLEAN, perfectly located, villa.
Transportation arrangements suggested by the Owner to/from the airport made getting to the Villa incredibly easy and I knew I was in for a fantastic stay the minute I walked through the Villa's front doors: a running waterfall, tranquil courtyard, a welcoming, relaxing atmosphere.
This villa has everything necessary: a 6 seater golf cart to quickly buzz over to the Pacifico (formerly Residence Beach Club), run to the market, shops and restaurants outside of the property gates (ALL SAFE); a Sonos sound system to fill the main room and outside pool area & Apple TV. Lupita's daily service and morning breakfasts were invaluable - who doesn't love waking up to someone making breakfast (huge, delicious, totally satisfying and healthy) and then walking back into a made-up bed and cleaned up room?
The home is spacious, easily accommodating a family of 4, 5 or 6 and while there is a another villa immediately next door (also the Owner's) I barely heard anyone around. Located at the end of a cul-de-sac the property feels secluded without being isolating.
The property is ideally located allowing for doing plenty of things to do (golf, stand up paddle boarding, surf, club activities) or nothing at all (walk on the beaches, collect seashells, sea glass, eat, sleep, repeat).
Bottom line: I would run away to this gem of a property every opportunity allowed - either with family, an adult only/ girls/guys get away, or when in need of some solo downtime. Cannot beat the atmosphere, easy access to restaurants, beach/beach club amenities, ability to chill-lax or golf & exercise. This place has it all and Suzanne, the Owner, makes it super easy to go, very, very hard to leave .

Great family vacation
We just got back for a wonderful week trip to Punta Mita. We have stayed in the Las Palmas area and always thoroughly enjoy the experience.
Here are some highlights:
1. The condo is very well located in the community. Close access to the Residence Beach Club and the ocean.
2. The home is very well laid out. We had our two children with us and there is plenty of room for everyone to have their own space.
3. There are other houses in the area but you actually feel very secluded due to the wonderful vegetation around the property.
4. The daily service was great. Lupita is very friendly and actually made us chips and guac on several occasions.
5. We had Chef Erick come each day for brunch. He is an excellent cook and my children enjoyed working on their Spanish each day. He buys the groceries, cooks the meals, serves the meals and does all the clean-up. He also purchased other items we needed during our stay and was more than willing to help out with that.
6. The golf cart is perfect (seats 6). We used it daily to go the the beach clubs, into town for dinner and groceries.
7. The home has all the amenities you could want. Excellent air conditioning, Apple TV in every room and a Sonos sound system. All pretty necessary for the kids.
8. Eli (on-site property manager) was very helpful. He was at the property when we arrived and gave us a thorough walk through of the property. We checked in during out stay to make sure that everything was up to our expectations. He also assisted with our transportation to and from the villa from the airport. Very professional service.
9. Eli also assisted with surf trips which I highly recommend. If you like to surf there are several high quality breaks around the area.
10. Suzanne helped with setting the entire trip and is very diligent and timely in responding to questions / needs.
We enjoyed it so much we have already confirmed our trip to return next year.
I would highly recommend Suzanne's properties. She is one of the most professional people I have experienced in booking a vacation.

Las Palmas 23 Paradise
I've stayed at Las Palmas 23 several times over the last two years and it has created some of the greatest memories for myself, friends, and family. The home is beautiful, well appointed, and has great living spaces for privacy and entertaining. It is also situated in a perfect location to access all that Punta Mita has to offer. We are already planning our next stay at Las Palmas and it can't come soon enough. The worst part is telling my family its time to leave!

Beautiful, Relaxing Villa!
This was our first trip to Punta Mita, and our first trip out of the country with 3 young children--so we were a bit nervous. But everything was seamless! The villa was absolutely beautiful. We all enjoyed sitting out back, relaxing and swimming. The location was perfect and we loved checking out the beach clubs in the golf cart. We also took the golf cart into town for dinner twice and that was easy as well. The owner and the concierge were incredibly attentive and made sure everything was taken care of. We can't wait to come back!
