We had a great time here! The house was clean and there was plenty of room for all of us. My nephew loved the game room and we loved the hot tub! The elevator was very helpful for getting luggage up and down. Abbie the host was very friendly and quick to respond to any questions we had and checked in with us while there to see if we had any questions or needed anything. Would definitely stay here again. Upon arrival, we were greeted with a strong mildew/moldy smell. The primary door to the beach was unusable without applying significant force. The Murphy Bed frame was falling apart & a board with nails poking out of it was hanging precariously over the mattress, creating a safety hazard. Several additional pieces of furniture were broken. Linens were stained & threadbare. We quickly contacted the host with our concerns. She said the broken furniture would not impact the function of our stay and that the moldy smell was actually an "inviting beach aroma." We spent the next two days facilitating repair work on the home & making ourselves available to supervise the handyman who had to come back a second day to complete the repairs. The upstairs HVAC unit went out on day 3. Someone showed up unexpectedly to service the hot tub. We felt like property managers more than guests. We also had an issue with bugs. Roaches were in the stairway and kitchen and bugs infested the suitcase of one of the women in our group. More minor inconveniences included: the light was out in the master bedroom, the shower drain was backed up, dresser drawers were off the rails & bunks were rickety. Several appliances were not working. Warped boards & exposed nails on the deck. Outdoor furniture was sparse & rusted. We have stayed in 5 different homes on the NC coast & this was far & away our worst experience. Photos are not reflective of current conditions. Book with caution.

We were so excited to rent this duplex when we booked. We paid a premium to stay here but thought it was worth it based on the pictures. On the way there I had to message the owner to get the code to get in. This wasn’t that much of a big deal but when we were 45 minutes out from arriving it was worrisome. Upon arrival i realized the exterior wasn’t taken care of. We pulled in and there was broken grills in the driveway and random pile of misfit ocean toys. When going in the condo it immediately had a not so fresh smell and the walls were scratched. I noticed the floors were a cheap laminate floor and not like the pics or a cherry hard wood. The reason I bring this up is the laminate was put on the stairs and had a horrible threshold piece on each step making it very difficult to utilize and a fall hazard. The elevator had dirty carpeting that Made you not want to be barefoot. Immediate issues: The hot tub was dirty on arrival, door handle to deck was broken, banister was broken with random nails hanging out(terrible for little kids), sheets had stains, top floor bathroom not clean, the decks should be condemned as they are falling in. No tables to eat outside, and just random patio furniture. I did communicate this to the owner and she was responsible and tried to blame everything on the previous renter. She scheduled, maintenance, cleaning, and pool service to come. I had to coordinate their schedules the next 2 days of my stay to arrive. Renter beware!

This review is long overdue. My family (8 of us) stayed for New Years. We had a terrible year with the loss of our daughter in November. Abby was so super sweet. We arrived to a beautiful card, a box of pastries, and an amazing view of the ocean. The weather was perfect and we took advantage of Yoga on the beach. Kids enjoyed the game room up top. When we were short on towels with just a quick text someone was there within the hour to provide us with whatever we needed. We have discussed making this an annual family trip - so we will definitely be back. Thank you so much Abby for your thoughtfulness and for making our trip priceless.

We enjoyed our stay here. The house’s beachfront location was the highlight. Beautiful views! The hot tub was lots of fun. Our only snafu was with bedding. Children’s bunk beds weren’t as clean as the other beds, and some sheets were missing. Also, the bed in the second adult room upstairs is full-sized, not queen. It looks like a queen in the photos. Nevertheless, it’s a lovely house with an excellent location in a charming town.

This place turned out to be a perfect fit for our needs. Located on a quiet section of north topsail island we really enjoyed the location and the beautiful section beach behind the property. The kids loved the games available and the adults loved the multiple levels of deck and household amenities.

The house met all of our needs and the location was great. Quiet beach and wonderful restaurants. We are currently making plans for a return visit next year. The host was quick to respond to any questions we had and made us feel welcome.

I stayed here with my aunts, wheelchair bound grandmother, and my toddler, and it was a wonderful week, with something for everyone. The elevator worked perfectly, which gave my grandmother the ability to get around more easily, and we had some great views of the sunset and sunrise from the top deck. My son loved toddling around open game room, too. The home is generally well maintained, although there were some areas that could have used some attention (for example, I don’t think the top floor bathroom was cleaned, but no one was sleeping up there so it wasn’t a big deal) but there were no dealbreakers. Just the kind of run-of-the-mill stuff you see in a well-loved beach house, and I can see why this one is well loved! The host is incredibly responsive and the overall experience was one we will never forget. I hope we can stay here again the next time we visit!

The location of the house was just as promised. The house did need repair on several things (chairs, cabinets, vents dishes busted counter tops and stove glass, etc. The house cleanliness was also lacking.

I recommend this half of a duplex house. It's a big place for a family of five. We had a great time. Great location. Close to everything. The shared wall with the neighbor worked out because they were quiet. The owner is great and quick with communication.

The location and layout of the home was second to none. The communication and politeness of Abbie was a pleasure. The house could have been cleaner and maintained much better. The outside amenities were unusable as they were rusted, broken and disorganized.

Nice waterfront home but for the high cost to rent, management group should have had the property ready for new tennants. Approx. 25 minutes after 4pm arrival we got the manager to reset the front door code. Murphy bed door was broken off and just left leaning in a hallway, lots of beach toys yet they where just tossed in a pile. We could never get the water hose to work to clean off the outdoor shower area sand or toys area. Only hose that worked went upstairs for the hottub. Great house but was not cleaned and ready. Grass outback had not been mowed this year.

The house was clean and just as it was described, Abbie was responsive and took care of our needs. Beautiful beach and great weather!

I’ll start by saying that the property owner was very responsive and tried her best to work with us. However, that doesn’t change the fact that the house was very dirty and in dire need of many repairs and a general refresh. One of the biggest annoyances was that the dishwasher was rusted through leaving us having to hand wash dishes our whole stay..The one awesome thing about the house was the proximity to the beach. overall this house was overpriced for the condition of the home.

Our second time at this place. Will definitely be back. Awesome spot, great host.

We had a wide variety of ages and everyone enjoyed the stay. The bed options for each room were perfect for our group and everyone loved having the hot tub, elevator, and being oceanfront. The beach was never crowded and was clean and great fun for everyone. It is a short drive into Sneads Ferry for groceries and souvenirs. Little further drive for restaurants and more shopping in Surf City. I would definitely book here again if we return to North Topsail Beach.

I thoroughly enjoyed my stay at this property, situated right on the beach in a great location. It is close to everything and has a beautiful stretch of beach. Beautiful view and room and amazing sunrises from the balcony. The check-in and check-out process was seamless. An absolute fantastic place for your vacation! Overall we had a pretty good stay

Great location no need to leave the house with the game room for the kids we had a awesome time

This was a wonderful place for a family getaway. Right on the ocean with great windows and access. Lots of "beachy" amenities came with the rental - although a February visit didn't allow us to partake of all the offerings. The area seems very quiet with few stores or commercial businesses around, which is exactly what we were looking for.

Overall would recommend. House was very clean with great views. Two items to consider - for a house that large the refrigerator and charcoal grill are much too small. We had a hard time fitting all of our food for the week in the refrigerator, and the grill was not usable for that many people.

Owners were very responsive and kind. newly renovated with direct beach access!

We love visiting Topsail for its remote location and warm sandy beaches. We really enjoyed the house and the extra games for the kids. The only “complaint” was the short bunks. It was difficult to tell in the picture with the room with the three built in bunks are not twin size, they are all toddler/crib size mattresses. Our kids were all over the age of 5, so utilizing those beds were a bit tight. Other then that, we were very satisfied with the house, linens, communication and my mother in law loved the elevator. Thanks for sharing your home with us.

We have 3 families here with 10 kids . Great bunk room and game room at top level. They even have beach chairs and sand toys for you. Great communication with the property manger too.

You can't beat the ocean views and we enjoyed being right on the beach with our kids. The place was clean when we arrived and check in was really easy. The property could use some updating as previous reviews have mentioned. Specifically the deck boards on the second floor are not stable. They bend quite a bit and many nails are missing. We didn't sit out there once due to that. While we were there the stairs were not completed and tiles were missing, which was surprising considering the cost of the property. You'd expect any remodeling projects to be completed prior to arrival. The property manager was great to work with and very responsive when I needed to reach out to her. Overall we'd recommend staying at the property.
