Palms 28 met all expectations! The unit was upgraded so nicely! From the countertops to the light switches! The kitchen was so well equipped! The view and the short walk to the pool and the ocean are so great for families. The washer dryer combo was so helpful to have. The owner Lisa made sure that all of our needs were met. The Palms management was also incredible! The landscape is meticulously maintained. Cleaning staff was detail oriented. We loved being able to drive to restaurants in Playa Potrero and Las Calinas. We would come back again for sure!!

The villa was top-notch in all ways! It has everything you'll need, and the kitchen is better than any we've ever seen in a rental (has absolutely everything). All appliances and furniture were high quality. The patios were tranquil and perfect for morning coffee and tea. The pools and beach had some people around us, but there were plenty of spaces to have quiet and privacy. The owner, Lisa, and The Palms property management were very responsive, professional and friendly. And the housekeeper was the best! We all highly recommend!

Quite simply, Villa 28 is the BEST UNIT at the BEST PROPERTY on the BEST BEACH in all of Guanacaste, Costa Rica. Even though we'd poured over pictures online and read every review of the property and beach, we were still blown away by the setting and luxury of Villa 28 and the pristine beauty of the southern end of Playa Flamingo. The wonderful owner has furnished the villa with everything you'll need from the kitchen to the living area to the bedrooms and bathrooms. The warm and attentive staff get to know you right away and ensure you have everything you need for a delightful stay in paradise. Because the property is just the right size, you never fight crowds, just meet a few new friends if you want to. When we walked outside of the villa each morning, we stepped onto velvet green grass toward an empty white-sand beach ringed by swaying palms and bounded by dramatic landscapes. I'd grab a towel, choose a comfortable beach chair, settle in, and zone out. The pools are the most delightful--sparkling clean, gorgeous, and kept at precisely the temperature you want to feel after sitting in the sun for awhile. Never crowded, especially in the divine morning hours. Villa 28 is the best unit at The Palms. It's oriented toward a dramatic landscape with completely unimpeded views of the beach, trees, sea, and sky. Communication before and during our vacation was fantastic. The Owner quickly and cheerfully answered questions large and small as I made plans for our adult family trip. On-site, the concierge staff helped us with everything from ordering meals from local restaurants (delivered to our poolside table), to arranging for horseback riding on a nearby beach at sunset, to scheduling a heavenly massage right on the beach. My adult kids loved being able to borrow boogie boards and kayaks whenever they wanted, and I never worried about them in the fantastic gentle surf. Private, quiet, luxurious, clean, and perfectly situated, Villa 28 was an incredible setting for that rare thing: a vacation that exceeded all of our expectations and will live in our dreams forever. Villa 28 was exactly as advertised. The unit and the property are fabulous. It was perfect for our family of 4. The staff at the Palms was excellent and Lisa was an extremely attentive owner. Her recommendations for restaurants and activities were spot on.

Start to finish, our stay in Villa 28 was absolute perfection. The property & unit are pristine, truly a 5-star resort experience. That beach is the most beautiful I have ever seen. And the Villa—I can’t remember the last time I slept like that, with only the sounds of the waves & distant howler monkeys to quiet us to sleep. The unit is beautifully decorated with high quality furniture & fixtures. The owners had thought of everything! Staff at the property were consistently warm and helpful, & truly started to feel like friends by the end of our stay. And Lisa, oh where do I even start? From the moment we booked until the moment we left, her communication was consistently prompt, warm & helpful. She made us feel like we were staying in the home of a friend, & she was incredibly instrumental in helping us plan our activities during our stay. We can’t wait to be back at The Palms!

This was our first time in Costa Rica, so we didn't know exactly how to approach it. We feel so fortunate we stayed at the Palms in this villa! The owner was extremely attentive leading up to our stay as well as during. She gave us a ton of restaurant and tour recommendations that were spot on! Having an on site concierge was amazing, they helped book tours, answered questions and were so kind and helpful. The villa itself was beautifully appointed and decorated, with super comfortable beds and a fully stocked kitchen. You can tell there is a lot of love and care in this property, not just an empty shell rental. The location was lovely for us, as my kids love the beach and the pool. I would 100% recommend this villa to friends and family if they are visiting CR.

Our stay at was picture perfect! The unit is immaculate, very well stocked, and right on a beautiful white sand beach. Lisa was extremely responsive and very helpful. We had a blast staying at The Palms. The villa was just like the photos — modern, well-stocked, comfortable beds, killer view, and steps away from the pool and the beach. The pool and grounds are immaculate and uncrowded. It was perfect for our family of four (our kids shared the 2nd bedroom with two twin beds). We’ll be back!

My family and I (two adults, a teen and a tween) just returned home from a one week stay here and have nothing but great things to say about the villa, the property and the owner! First off, the pictures don't do it justice. Every room and space of the villa is decorated to perfection. Navy and neutral color palette is everywhere with an ocean/beach theme but one that is tasteful and not kitchy. It is light and airy feeling and excellent uses of mirrors make the unit feel even more spacious than it already is. As soon as you walk in your sightline goes straight to the other end where there is a window wall looking straight out to the gorgeous beach and ocean. Upstairs has the same view off the master and you'll never tire of the view. The beds are perfectly comfortable and my kids loved their room...my tween stayed up in the loft and my teen below on one of the twin beds (which can be put together for a queen if needed). A dresser and armoir is in the master and a closet with drawers in the extra room for all of your clothing and suitcases. There are even luggage racks provided as well. The kitchen is stocked with everything a chef could want and we cooked several breakfasts and dinners and felt right at home. Lisa the owner was fantastic with communication before, during and after the trip and it is very clear she is committed to making your stay as perfect and as enjoyable as possible. She helped us with airport transfer recommendations, rental car options, dining suggestion, grocery options and more. She was prompt to respond to any questions I had. In addition, the staff at The Palms were fantastic. The property is on a quiet street and gated with security 24/7 (although we never felt unsafe there or anywhere in Costa Rica). Prior to departure the concierge reached out to see if we wanted to pre-stock the refrigerator (which we did as we were arrive late and knew we would be hungry) and provided a list of items they could get. There was a small service fee on top of the cost of the groceries but well worth the convenience. The concierge helped us with activities and dining and would stop by the villa to check on us throughout the stay. We used WhatsApp to communicate at other times and they were prompt in responding. The beach is amazing...it feels like you have it all to yourself! A short few steps and our toes were in pure white sand. I could go on and on but VRBO is limiting my review! Highly recommend this villa to all!!

The perfect villa for a family with the perfect setting and stunning location and grounds. The best we have stayed in for beach scenery out your backdoor and also in beautifully updated villa. The beach is also wonderful and very low crowds for the busy Christmas to new years week.

Words can’t describe the view. The pictures don’t even do it justice. Our hostess, Lisa, was incredibly helpful, offering suggestions on places to go and restaurants to try. The bed was so comfy, the daily housekeeping service made us feel like we were at a 5 star hotel. We had the perfect family vacation and can’t wait to go back!

The Villa at the Palms was absolutely wonderful and the ideal place for my partner and I as we were visiting CR for a week. The home was clean, airy, fully stocked, right on the beach and down the road from delicious places to eat. Our host was incredibly responsive, very patient with any questions we had (even when the answers were either already provided or somewhere in the convenient booklet they had for easy reference). It was very safe and the onsite staff was friendly and very hospitable. Highly recommend!

This is a beautiful rental property in an amazing location. The beach is wonderful, as is the pool. Our kids spent the majority of our time at this location going from one to the other. Great restaurants nearby and the staff were awesome, all of whom were friendly, helpful, and welcoming. The villa itself is exactly as advertised: spacious, well-furnished, and with quality throughout. We highly recommend The Palms in general and this villa in particular. You will not be disappointed!

Property owner is amazing with helpful contacts and provided an excellent itinerary for our time there. Condo complex is beautiful well maintained and staff were all very helpful. Loved the pool and beach just steps away from condo. We would love to go back and stay in this condo.

Beautiful condo on the perfect white sand beach. We have three kids spanning the ages of 4 to 17. All had a wonderful time. The staff was friendly, the grounds were beautiful. The only problem we had was construction in the unit next-door. Lisa did her best to address the problem, which we appreciated. Dinner at Castille de Lilo was a highlight — an experience not to be missed!

What a great villa just steps from the ocean and pool.. Lisa was always available for questions and everything was beautiful. Perfect accommodations for two couples, from the incredible views, beach, wonderful concierge service, to a delicious first night dinner prepared by Chef Leo. You can’t expect a better vacation. Don’t miss this one!

We absolutely loved everything about this villa from the start to finish. It is beautiful, clean, modern with a beach flair. Had absolutely everything we needed. Loved the proximity to the pool, beach, and walking distance to some restaurants, and shops. Loved the ease of communication with the Villa owner as well as the on site concierge. We would come back here in a heartbeat. Not one single complaint. Best rental ever!

Your search is over! This villa is absolutely perfect in every way. Staying at Villa 28 at The Palms was the highlight of our vacation in Costa Rica. It is such a special place. It is located on THE best beach- one of the only white sand beaches in CR! Has a wonderful staff- drink service by the pool, exceptional cleaning service, and a prompt concierge who will make dinner and excursion reservations for you. Each night our family would settle by the infinity pool or lounge on the beach to watch the beautiful sunsets… 😍 there’s nothing better. My daughter and I were able to get a massage just steps away from the villa on our last day- and they were amazing! The villa is beautifully decorated- clean, very well kept, from the comfortable beds, to the well stocked kitchen, we truly felt right at home. Lisa is the sweetest host. She was very quick to answer any questions we had about the area, villa, etc. We truly appreciated how easy she was to work with- she helped make our vacation one to remember. Great for couples, families, or groups… quiet, peaceful, and PERFECTLY located. Highly recommend!! We hope to come back! Pura Vida!!

Our family of five really enjoyed our stay here. The owner of the unit (Lisa) went out of her way to make sure that we were comfortable and had great suggestions for places to go to and things to do. The unit has an uninterrupted view of the ocean. The Palms is an exceptional property with a white sand beach perfect for walks, boogie boarding, and spectacular sunsets. We enjoyed seeing parakeets, hummingbirds, and an iguana. We also found all of the staff to be very friendly and helpful. In addition, it was fun that the next-door popular restaurant Coco Loco would directly serve us at our own table in our unit! While we found the loft area in the second bedroom too tight for sleeping, this unit also has a pull-out couch in the living room, so everything worked out fine. We highly recommend this rental unit at The Palms!

If you are like me you might have spent hours searching for just the right spot for your vacation. We had been to Costa Rica a couple of times before and our previous trip were staying on the north end of Playa Flamingo and while walking the beach we spotted the Palms. So when we were going back we knew the Palms would be a strong contender for our return visit. I still searched for other spots but ended up picking the Palms as it was just the best set up for us. The Palms itself is just really a terrific set up. Kudos to the developers of this property. It is right on a big nice beach with very low traffic where it is. It has great sand, don't have to worry about rocks. The grounds are beautiful with lots of grassy area and two pools. The main pool is very large for the number of people there with a large shallow shelf and large main body that was about 30m long with infinity edge. Terrific spot to watch the beautiful Costa Rican sunset. They have wonderful beach chairs with umbrellas as well as kayaks/sup/boogie boards to take out into the ocean. I don't think the beach has the best surfing break in Guancastle but there were surfers out in certain sections every day. This unit (Villa 28) was a definite winner! When I was looking there were about 5 available so it really came down to location in the complex and amenities. In terms of location Villa 28 is very ideal. It is ~20 steps to the pool or ~30 steps to the sand. Some of the units kind of have their ocean views blocked a bit by the neighboring unit but that was not an issue for this one. In terms of amenities the inside of the unit really has everything you can ask for. The kitchen is really well stocked with quality items, the AC is almost too cold, the TVs are great and the bed is super comfy. Lisa, the owner of the unit, is great to work with. She is very attentive, thoughtful and responsive. About 50 yards north of the complex is the Coco Loco. It is a terrific beach front restuarant that you can either walk to or have delivered very quickly. Even if just ordering some of their signature cocktails. There is also a bar at the pool that opens from 4-6pm daily. We are already trying to plan a return trip. Pura Vida!

We have just returned from a truly amazing stay at Lisa and David's Villa 28 @ The Palms.. My wife is Costa Rican and we have traveled and stayed extensively all over the country. Playa Flamingo and The Palms property are fantastic and one of the best we have found anywhere in the country! The beach is perfect, usually very quiet and quite simply paradise.. The Palms is a very special property and one you will not find anywhere else in the country. The pool is one of the best I have seen anywhere in the world (my 4 year old officially became a fish on this visit) and the grounds are extremely well kept. The staff at The Palms make the entire process and stay first class! They are always there to help with a smile and can assist with anything you may need during your stay. In short you will not be disappointed in choosing The Palms for a stay in Costa Rica. Villa 28 is absolutley perfect!! The pictures actually don't do it justice.. Lisa was phenominal to work with... She will undoubtly be a Superhost shortly!! We have traveled and rented all over the world and I have not had a better experience with a VRBO owner than with Lisa and David. There were a few choices of Villas available for our stay but I am so happy we decided to go with Villa 28 and Lisa!!!! She stayed in constant contact with us and was always available for any questions or problems (although there were NONE!!) The Villa itself is spotless. After a 5 hour journey in very hot weather it was awesome to show up to the Villa to find the AC on and everything perfect!! The pantry is very well stocked which is nice because we tend to cook more than go out. The AC units are brand new and work perfectly! This is critical as it can get very hot there. The brand new 65 inch smart TV's were awesome and very easy to use. We were able to log into our Netflix and other accounts to play things for the kids no problem. The internet is exceptional and did not have any issues throughout the the villa including the outdoor patios! You won't find any better beds and bedding and we slept incredibly well in this Villa!!! The location of Villa 28 is also exceptional. Just a few steps to either the pool and the beach and very easy to return from either place for anything you may need.. Without question or hesitation Villa 28 is the place to be if you are going to stay at The Palms. We are already looking forward to our next visit!!
