Room in private shared apartrment right at the centre of Frascati old town. Fantastic location. Shared kitchen and entrance. Old building but fully renovated and very well-kept apartment. The host was living elsewhere but responded quickly via chat/email when I had questions - even late evenings! Nice service. No breakfast provided but plenty of places to have a morning coffee and brioche (or gelato!) right outside.

No complaints at all. 3 floors without elevator may be a bit tough for someone with a heavy suitcase, but I travelled lightly for work so no problem. Also no work desk in the room, but table available in the common living area by the entrance.

We stayed at the superior room, which is great value for money. The place was super clean and very comfortable.

Nothing, felt like home away from home

The bathroom in the Roma suite was amazing and was a highlight of the stay here. The room itself was very clean and well furnished. It is very close to the train station, which is easy for getting to and from Rome. We actually really liked this property in many ways and is definitely a firm 8/10. I know I write a lot in the 'dislike' section but we did overwhelmingly like this property a lot, but it's harder to write a lot about the things that went right. Oh, and the host was super friendly and helpful!

The air-conditioning (AC) was good but we didn't know that it was a shared AC between the two different rooms. The Roma room gets quite hot during the summer as it is outward facing so the heat stored in the stone of the building radiates into the room through the night. Thus, we wanted to run the AC into the night. However, the other room (according to the other guests) is quite cool and the AC is uncomfortably cold to run through the night. Therefore, on almost all nights that we stayed there, it was a battle with the other guests to turn on the AC through the night...after which they turned the AC off...which I then turned on. Not too much of a problem but stressful when I wanted to get a good night's sleep before a 30 hour journey home. I would 100% recommend that the property owner gets a cheap sliding shutter for the AC vent in both rooms so that the AC can run comfortably for both rooms. Also, we saw there was a good train connection to Rome but the nearby train station runs hourly and only started running to Rome at 12:35 lunch time, something which we wished we knew beforehand! Also, if you would struggle to carry your luggage up 3 floors then be wary as there is no elevator.

The accommodation is perfectly located in Frascati and can be reached quickly from basically anywhere. The room was always clean and fresh water was available. The air conditioning worked and was individually adjustable. The bathroom and the equipment left nothing to be desired. The wifi always had a very good connection. Especially the communication with Ilaria was great. She has always responded very quickly, sweetly, and helpfully. Thank you very much!

I don't know if I just missed it when booking, but I didn't realize before arriving that there was only one other guest room. The room doors are also curtained glass doors, which was in the end a little bit of an insecurity factor for me. On my last night, the other guests had a very loud and intense argument. Since I was alone with them and only separated from them by a glass door, I was a little uncomfortable. The external bathroom was therefore also a slight disadvantage. But Ilaria can't help that, she is a super hostess and I would recommend a stay at her place (especially for two)!!

is on the 3rd floor and no stairs. fine with us, not practical for those who have mobility issues
