We have vacationed for years together from St. Augustine to Cape Cod and agreed this was the best house we have stayed in yet (size and affordability). It was very nice and clean and Ocean Sands Realty was GREAT to work with! The 1st floor was perfect for all the kids with the pool table, mini kitchen and easy access to the pool! It was also so close to the beach that we felt comfortable letting the kids come and go as they please. We LOVED that there were no TVs in the bedroom because it "forced" us all to spend time together! The view of the ocean for the 3rd floor balcony was on point! The kitchen also had everything you would possibly need and then some. The large dining tables were nice so we could all sit together over meals. We already reserved the house for next year!

Disappointed that the external stairs from top floor to ground was still "in progress". Property managers responsive to issues on the wifi issues, which were promptly resolved. Though the location was exactly what I wanted, I found a ladder propped up in the foyer when we walked in. Also we were put off to discover that when we arrived the outside stairs, which had been out of use in a review from 2021 were still not in place. Silly of me to assume that they would have been finished 2 years later. Then we discovered that the pool and the hot tub had also not been cleaned prior to our arrival. We lost Wi-Fi on the third day of our stay, which was quite inconvenient to those members of our party that needed to be able to get online for work. Despite messaging Wednesday evening regarding the loss of Wi-Fi, and the fact that nobody came to clean the hot tub or the pool on its scheduled day, Wednesday, we heard from no one until late Thursday night when I texted a second time. When the pool maintenance people arrived Friday morning, we were told that they did not service the hot tub, a contradiction to what I had received via a text message. I was told when we were getting ready to check out that someone would reach out to me to discuss my disappointments in our overall stay, but three days post check out I have yet to hear from anyone. We have the opportunity go away every other year, and it was quite disappointing to have there be blemishes on our trip.

You can order online and they deliver to the house. Good food. Fast service. We ordered a few times during the week. Also, have your groceries delivered by Food Lion. We ordered our groceries when we were about an hour out from arrival and had everything delivered to the house.The queen bedrooms are NOT queens. They are full. We did have one couple switch bedrooms to a King room because the bed was too small. The carpeted stairs are filthy, but you can't really help that with the in and out from the beach and pool and such a high traffic area. The biggest negative would be the couch and dining room tables. The couch fits 5 or 6 adults up close and personal, no more than that. A house this size should have furniture to accommodate larger groups. We only had six people and never could all sit together in the living room. The dining room table and high top table are hard wooden chairs, very uncomfortable and the top of the table is aged and looks dirty, but it's not. All in all nice house. We enjoyed our stay. Would definitely recommend.

It was too cold to get in the pool, but the hot tub was a plus. A small elevator would have definitely been a plus. Lots of room for the family. Plenty of bathrooms. Overall, I would recommend people to stay here and my family and I plan stay there again.

However, they one other option to move the reservation too which we did not take due to the number of beds. After establishing that they did there best getting the original home available with some unfinished details. The management company allowed us to move in early as an accommodation. Th location of the home was perfect and the home was nice. However, this home definitely needs furniture updates throughout. We had a leak from one of the bathrooms into the lower level and after reporting the sent a maintenance person over to look but he did not make any repairs or caulk tub/shower. Overall the home was nice and the group had a good time, so it is what it is.

We had a large family group of many ages; everyone loved our stay. We all had plenty of space to be both together and separate. The pool area was wonderful, location to the beach was fabulous!

The kitchen setup with an extra sink in the island made it very easy to work around others.Very close to the beach access, even though not 'beach-front.' Literally right across the street to get to the beach. First time to Sandbridge and loved the beach. Quiet, but 10 minutes from every store you could need. Have to try the donuts at the Seaside Market.Plenty of parking for 7 vehicles that we had.Cons:The pool was great with a walk-in area, but the liner was torn and the 1 side of pool gave a shock when you leaned against it. Seemed somewhat unsafe?The stairs leading from the top floor to the pool were closed off. The decking seemed old in most all other areas and had holes which also seemed unsafe. We were told AFTER we got there that the stairs were closed and were going to be demolished and rebuilt at a later date. This was a minor inconvenience but feel this should be communicated up front.

They provided air mattresses but that created a situation where we had couples split up in bunk beds and kids sleeping with parents. Additionally, the back stairs were unusable for the duration of the stay. This was particularly frustrating because the kitchen is on the top level, so every time a kid wants a snack or a drink. Prepare to dry off and go through the house every time.

Great location across the street from the ocean. Beautiful views of the ocean from the third floor deck. Lots of room for our group of 10 adults and 7 children. Lots to do in the area. However this house is worn out. It needs a complete overhaul. Great pool area but liner is pulling away from base. Lots of decking but boards are cracked and nails popping. Railing to the back from 3rd to 2nd floor slips out of place for a serious safety issue. Could be amazing with an all over remodel

Plenty of parking and balcony space. Some issues with cleanliness of shower curtains and kitchen tabletops/chairs, finicky toilets, very limited balcony furniture. Pool temp was quite cold until it had been 90+ for several days. Pool cleaner came a day later than advertised. Biggest issues was second and first floor bedrooms were quite susceptible to the noise from the floor above and creaky floors especially since the main gathering space is on the third floor.

The property management company was unprofessional. Our signed contract noted a check-in time of 3pm; however, on the day before arrival the email said check-in was not until 4pm. When I called to ask about the discrepancy the rep said the 3pm check-in time on the legally binding agreement was "a mistake". There are far better property management companies in the Sandbridge area.

The pool and location of the property are great, but the property hasn't been well maintained. The subpar quality of the beach house put a damper on an otherwise nice vacation. I will not be booking this house or using Beach Pros Realty again.

The location of the house is great and the floor plan is amazing for a large group. With a little love, this could be a 5 star rental!

Sliding doors did not have working locks. We were provided wooden poles to lock them. This is not good for young ones as they are able to lift them out. Pool guy never showed to test the pool water. Toilets clogged regularly.

Dishes were dirty in cupboards, under cupboards were dirty and carpet wasn’t clean. When I called the property manager they immediately sent someone who came and cleaned home.
