I cannot say enough about this property, our “boots on the ground” contacts, the owner, Jake, and the folks at Evolve! The location is everything! Walking distance to everything in Gruene. The first floor condo was a great location and still felt very secure and safe! Deer visited us on the back balcony every morning and night! The condo is very clean and had great Red Dirt concert posters and Texas themed decor. Cute, considerate touches like providing black wash cloths for makeup removal! Beds were comfy! Water pressure is great. The pool is clean and the water was crisp and cool. River access is fantastic!!! We even lunched at one of the picnic tables by the river one day. You can see the Rockin’ R river entrance from the Village river access point. This adorable 3-bedroom is perfect for families, couples, or a fun girls’ weekend. Our teen girls loved visiting the shops on their own. We had a friend from England with us. It was her first time to do a “Texas” vacation: ride the Guadalupe River and two-step at Gruene Hall. We are Houston residents and our home was without electricity and had roof damage from Hurricane Beryl. We needed to add another night at the last minute. Everyone was courteous, professional, and swift to accommodate us. We will definitely be back! Highly recommend!

Great location to enjoy Gruene. Beautiful views of the river, can walk to everywhere, and a dedicated parking spot!

The location of the apartment is wonderful as you are minutes to downtown Gruene, music and restaurants. There is a small pool which is nice and the river down behind the apartment. The kitchen has only the basics if you want to make a meal - no kitchen table - which would have been nice to play games. Evolve (the VRBO host) never responded to my questions. But seriously the location can't be beat!!

We had a great time. We spent time in the river and the pool. Our favorite thing we did was the glow and go kayaking!!! Your place was very nice. Great location! After posting on Facebook, friends are wanting to book it.

Location was the best part, you can walk to everything, restaurants, shops, etc. The condo it’s comfortable a lot of beds for sleeping . Kitchen was packed with basic stuff to make meals, but they don’t have keurig was a surprise for us lol. They do have a traditional coffee maker. We really can’t complain, was a good stay, at night could be little loud because the location people walking around very often.

Central location in Gruene was almost next to none. Easy, easy walking distance to everything. Food, entertainment, lots of live music everywhere and less than a quarter of a mile to famous Gruen Hall.

Perfect mother daughter trip. Comfortable beds, excellent location, beautiful view from the deck. We were able to enjoy the pool a little too.

This was a wonderful stay! It is the perfect location. Walking distance to most everything in Gruene. It is stocked with all that is needed. Very easy check in and out. Will definitely stay again.

Location! Location! Location! You can park and walk everywhere; lunch, dinner, lots of unique boutiques to shop, live music, Gruene Hall and the Guadalupe River. We will definitely be back!

We all had a relaxing, fun time in Gruene. Everything is walkable distance. Only complaint is that it wasn't long enough!

Loved being in the town of Gruene and walking to everything! We only had 4 but there was def room for 6 comfortably. Pool was small but nice. Everything we needed in the kitchen!

We had an amazing stay this past weekend. From getting a personal text from the owner before and after our stay to the great accommodations. It was right near everything we wanted to do in Gruene! Close to floating the comal. Highly recommended this place and will use again!

Walking distance to all that Gruene has to offer. We were out and about in Hill country and this was a great place to come back to. We enjoyed the river view and balcony. We’ll be back!

It was so convenient we walked everywhere. The pool area does need a trash can, but that was the only thing lacking. The porch was our favorite ❤️

This place was absolutely perfect -- literally walked everywhere and parking was super easy (which is a premium in Gruene)! You can't beat the price anywhere close -- three bedrooms. If you split it three ways it's beyond cheap.
Not to mention you have a private balcony that looks right over the water.
Everything was perfect! The hardest thing was trying to figure out how to leave this review on VRBO...

Location was excellent if you are going to the music hall or town. But lots of improvements needed. Couch is comfy but literally the fake leather is crumbling off. One of two lamps in the living room is broken- and not just a bad bulb - the lamp housing fell out. Limited silverware, glassware and other basic in kitchen. Beds were loud and other reviews mentioned this so I did go in knowing that. If you don’t mind feeling like everything is second or third hand than the location near town is what you are paying for. Checkin and comms were totally fine.

The location is amazing, close to everything, extremely clean, and check in check out was great. We had a great time. I gave 4 stars because the master bedroom needs a new mattress, an update in kitchen utensil, the sofa is a little deteriorated but works perfect.

This was a very nice, very clean condo. You can see the river through the trees from the back balcony. Literally a 3 minute walk to Gruene Hall. Loved it!

Good locale, needs some work
The location is exactly what you’d want in a trip to Gruene. River access is a little difficult with littles but great for adults. The property was great, good little pool, and good parking. Problem 1 was parking is not enforced so our reserved spot was taken. Luckily we found parking in the same lot but would be an issue on a peak weekend. Inside the property needed work. Much of the furniture needs replacement and/or doesn’t fit. Ceiling fans are wildly loose, couch is worn out, and the master bed feels like it will break soon. BIGGEST issue was it seemed the bedding was not washed. It was wrinkled, had makeup or some other stains on the pillow cases and sheets. Luckily we found other sheets that worked for the time but really needs proper cleaning especially if run by a prop management company. Really dampened the mood. The guest bath shower curtain rod would not stay up so we improvised. However, the view and stay were great, everyone had a good time. Kitchen and bath were fine. The bed and living area interior just needs more focus and care. If the bedding is in that condition, we wouldn’t recommend for someone who is picky. Clean sheets and a sturdy bed are an absolute must

Great local but dirty
The condo was nice, perfect location. Able to walk everywhere in Gruene. The only negative thing to say is the cleaning was sub par.
There was visible dirt in the sheets of 2 beds. Had to rewash sheets and blankets before able to sleep.
The dryer had to be cleaned out prior to use - dirt and hair all inside dryer.
The condo was nice but we won’t be returning to this rental next year due to dirtiness.
I reached out to point of contact as the TV wasn’t working properly in living area and never heard back from anyone.

Fun trip
The property is in a great location for walking to all things Gruene. Very clean with comfortable, roomy furnishings. The guest bath drained slow and had no soap but no complaints here, great stay!

Great location and condo!
The Location can’t be Beat—River Access in the back and Right next door to the best restaurant in Gruene—Gruene River Grill! It was perfect for our large family with lots of separation between the teens’ rooms and the master! 🤠. We’d stay here again.
