Came with three families and kids for an annual trip. The area is great and super close to everything. The house was perfect for the amount of kids and adults, plenty of room to spread out and the pool was perfect entertainment for everyone is the evenings and early mornings as we would cook meals and prep for the river. There are a lot of party houses around so don’t expect quiet evenings outdoors.
The house does not include some basic items such as any cleaning supplies, toilet paper, paper towels, soap, dishwashing soap, towels or linens. They do tell you this in an email that is sent a week before your trip, but we missed all of this, our own fault, and were not prepared!
The microwave did not work and the dishwasher only slightly cleans things so alot of the utensils and dishes were dirty, also assuming since there is no cleaning supplies, some people may only be rinsing with water and not actually cleaning anything. There is also no trash can lids so while they ask you to put away trash due to animals, the animals still come and we spent every morning cleaning up dirty trash and food scattered around the yard. Not a huge deal but not a very fun and relaxing way to vacation.
The drains were also very slow to drain so short showers were necessary so you weren’t standing in dirty tub water.

Over all it was good. Small things such as a working fan on the back patio would have been great. Bedroom 2 tub/shower drain was extremely slow, bedroom 4 did not have a tv remote and the kitchen refrigerator handle was poorly repaired.

Very clean and spacious, beautiful area. It was great that it is separated from the neighbors by trees, so great privacy. The kitchen is well supplied with pans, however they are mostly scratched non-stick type. Quiet and comfortable, highly recommended.

We enjoyed our time for the most part, we found most of the house was clean, it just had not been cleared of dust. The pool also needed work. The capacitor was not working making the water cloudy

3 families enjoyed this house for Labor Day Weekend 2021. Everyone enjoyed their stay, from playing golf to hanging out in the Frio and then lounging in the pool in the evening. Highly recommend this vacation rental.

My family and myself enjoyed our stay at River Time. Everything was labeled easy to find and had lots of cooking gadgets for us to use. Best thing is that it was spacious enough to be freely and every room has its own restroom. We even called the manager to come and cleaned the pool and when we got back from the river it was already cleaned, great staff. Can't wait to come next year again.

This was our second year in River Time, and it's perfect for our extended family of 10. Even room left over if needed. Hard to keep the kids out of the pool, unless we were headed to the river. Great place to stay. This house is secluded, no adjacent neighbors and backs up to the golf course. An added amenity is golf ball hunting (watch out for snakes!)Highly recommend Frio River Vacation Rentals and River Time....just don't get our weekend!

We had a great time at this home, which the perfect amount of rooms and bed for our mini vacay! Besides oven not working and a problem with restroom, which they came out and fixed we were very comfortable. The outside patio was also a good size for our party of 13.

Overall we had a wonderful time at this house! There were a few things that could have been fixed/upgraded (the stove wasn't working upon arrival and we had to fix it, the outdoor fan is broken, some of the rock is falling off the side of the pool to the bottom of the pool...things like that), but if you can look past these imperfections, you can have a really awesome time here!

When we arrived we were very pleased with the entire property. Then we realized after a short stay that there were quite a few items that were not working or not on site at all. First of all the refrigerator in main kitchen barely worked; it obviously had been reported by previous renters but was not fixed. The dishwasher did not work at all. There was 0 patio furniture at the pool. Our young nephew was bitten by a scorpion in the bedroom. The shower door in main bath leaked water all over the floor. Just too numerous of items that were not working to make this a pleasant stay. When you pay 2-3 thousand dollars for a rental you expect it to be in top shape. This one was a real disappointment. We felt we should be comped a nights stay but the lady at the office felt different and did not really even apologize for our inconveniences.

House was perfect, clean and pool was great! Only less than ideal issue was the check in to get a key. I was told we could swing by and get a key if we got to town early but, that wasn’t the case and house was not even cleaned yet. 4pm check in is pretty late for hunters. Other than that , it was great!

The house was perfect for our bunch. Plenty of room, beds, and a dining room table that fit all of us. Kitchen was well-stocked with appliances and cookware (but bring your favorite knife). Beds were comfortable and the pool was a hit. Like the remoteness of River Time, no "right there" neighbors. Already reserved for next year!

River Time looks just like the pictures. It is a beautiful home, in a great location, convenient to the river, and in a private/quiet neighborhood. AC issues kept this house from getting a 5 star rating across the board. 2nd day of our stay, AC repairman showed up unexpectedly saying he had been coming by every 2-3 days for several weeks to check the unit due to cooling issues. During our stay, the AC unit could not keep the house cool so the management company came to install window units. If the AC unit gets replaced, this would be a great place to stay.
