Location: I attended a conference at SICC, it was a 10min walk to get there. Very convenient. I also went scuba diving from Jesselton ferry terminal, which was a 3min walk away.
Convenience store at the bottom of the building. Some restaurants too. Laundromat also available.
Relatively easy access. Despite having 32 floors, we never had to wait very long for the lifts.
Small but comfortable rooms & living area.
Good shower with hot water & good pressure.
Ample parking.
Small/minor issues - bathroom light was not bright enough, a washing machine would have been wonderful. No sejadah provided (probably not owned by a muslim)

Lift, kena tunggu almost 1hour tunggu utk naik. Sebab 1lift sj bfungsi. Cek in guide lambat kena send Sedangkan sudah janji akan disend sebelum jam3 ptg. Itu pun kena kol bru cakap owh boleh pula send skg. Client belum inform suda ambik kunci di locker.. Staff suda tukar pswd locker tanpa inform client. Tombol pintu utama longgar. Security deposit lambat dipulangkan. Sepatutnya within 24jam (setelah jam1 pm d proceed) slps cek out.

We request a high-floor room with a sea view. The room offers a clear view of Jesselton's jetty with beautiful scenery. The jetty is within walking distance, which is very convenient if you plan to go on an island trip.
This is a new property, and based on our experience, it has met all our expectations so far. All essential utilities, including Wi-Fi, are provided.

Staff wrongly give me unit, which is somebody still in the unit. Luckily tenant not in the unit.

Sea view from high floor : just having breakfast in the room made us feel happy.
Stylish furnitures in new & clean room, good air conditioning
Location: Next to Jesselton point allowed us to go to islands in swimming wear from the room
Walking distance to Syria Sabah, Gaya street, markets, etc. can even go to the famous mosque on foot enjoying sea side walk
YouTube, Netflix: made us comfortable to stay in the room

This is not bad point but recommend to bring or buy towels if you are nervous about it. This is nothing compared with good points.

Toilet not clean, No wipes in the toilet. So we buy ourselves. Pillows smell like they haven't been changed. Hair dryer is very very poor. It won't work if you blow it for a while. Just only one mirror in the toilet，There are no mirrors in the room.

Location is convenient.
Lighting inside bathroom quite dim and should be improve, like put extra lightings. Safety concern for elderly or kids when using bathroom to prevent any injury. Unpleasant odour from the bathroom as well, hygiene and cleanliness should be improve.

The view was exceptional
The cleanliness is below par. It was dusty. The floor not being sweep properly. The room with single bed was dusty bed cover not clean a bit sandy. Start itching at night.
