A delightful place to stay! I will be back because of the friendly staff and how super clean everything was!

Great location soon to need some updating.

I was a little surprised at first about the age of the building and tight space of the room, but then remembered that this is an aged historic area. The staff were all wonderful.

Cute, clean, friendly front desk staff. Convenient walking area. Parking $20 for 24 hours across the street. Rooms are dated but comfortable. We would stay here again.

The hotel and room were very nice. It is located right in the middle of downtown so there are lots of restaurants and shops within walking distance. The breakfast in the morning was excellent - lots of fresh fruits were available along with French toast, eggs, bacon, etc. The bed was a bit too soft for my liking, but otherwise it was great.

Nice rooms in a historic type building. Beds were really comfortable. Location is in the middle of everything. Lots to see and eat nearby. Breakfast was far better than the usual hotel breakfast with what seemed like homemade coffee cakes.

After looking through the ratings and reviews online, we were looking forward to our stay. However, the unit that we booked had ants in the bathroom and sitting room area when we arrived and the bathroom was dirty. We asked if there was another unit available. The front desk showed us a basement unit, but that also had ants. When I pulled back the bed comforter, there was hair on the pillow. The front desk person was with us and we both took pictures of the hair and ants. I asked if there was housecleaning that could be contacted to clean the unit and change the sheets. I was told that that I had to take the unit as is or would be charged the full price unless someone else rented the unit that night. I called Expedia. They called the front desk and were told the hotel would not issue a refund despite the ants and lack of cleaning services. After about 2 hours of phone calls (including with an Expedia supervisor who also tried to speak with the hotel) we decided to leave to enjoy the remaining time we had in Newport. We had to pay outright for another hotel. Definitely would not recommend this hotel.

The price I paid via Expedia was not the price the hotel told me on their invoice. It was much lower!!!! The Breakfast was as good as seen on the foto. They had an additional free afternoon tea. Only the tea Water could be better! The room was ok, but I could not figure out how to change the volume on the TV...

Great Location They did the little things that were nice

The location is two minute walk to the warf area with all the shops and dining there. There plenty of shops, restaurants, bars and confectionery stores just outside of the inn. The inn was very clean and rooms comfortable. The staff was very friendly and helpful.

Good breakfast and location - otherwise very mediocre.

Had a great stay.. puppy was happy and the staff and food weee great! Highly recommend!

It is convenient to the area shopping and restaurants. Very accommodating staff. Parking is a challenge in Newport but the lot across the street is very close. Would definitely stay here again.

It was a four day stay as we visited family and friends it worked out nicely the tv was a major problem trying to find the Olympics etc etc every difficult. Staff was very nice overall good location so we would do it again😊

My husband and I have stayed at the America’s Cup Inn before. I hope that says something. Fantastic location, comfortable rooms. Delicious breakfast. This inn is probably over 200 years old, a fine representation of Newport’s rich history. If you are looking for a taste of Americana, this is the perfect place. If you are looking for a modern hotel with lots of amenities, look elsewhere.

The inn is located in the wonderful old part of Newport, close to the harbor. The included breakfast was second to none!

We loved the inn, very clean & convenient to shopping & restaurants. The room was small but well equipped. The bathroom and shower were spacious.

I was very surprised at the parking conditions. The lot was across the street, very busy & extremely hard to find a parking spot. That alone made the trip stressful. The parking was 25 per day and the second day said the spot was good until 0 am and check out is 11 am. Makes no sense. I’ve never stayed at a hotel that did not have their own parking. Also, the building needs many updates . The initial smell in the hallways is old . Breakfast included but for the room prices, a lot more should b included. No amenities at this Inn . Very disappointed for the price .
