I had a fantastic stay at Hedley Villa Guest house, this was my second time staying with them. My room was comfortable and quiet, and the vegan breakfast they made in the morning was delicious. All the staff members were friendly and accommodating. I will definitely stay here again when in Leamington Spa, good value for money

Cute place for an overnight - central location, lovely service, nice breakfast, lots of blankets, pillows, towels etc. available too.

Had a 1 night stay. Parking was easy with Martha sorting out the free permit. Had a single room at the top of the house which was perfect for my needs with en suite with nice, hot shower. Breakfast was lovely. Martha came to personally say goodbye as I was leaving. Great b&b in an ideal spot 5 mins from shops of the town. Would stay again if in area.

We were greeted by the owner who was lovely, friendly and informative. Our room was big, clean and had an enormous bed which was so comfortable. We were within walking distance to lovely rage of restaurants. Our breakfast the next morning was served by the owner's daughter who was also very friendly and nothing was too much trouble. Breakfast consisted of a range of cereals, fresh fruit, juices, jams and a really nice cooked breakfast. We would certainly stay here again to continue exploring the area. Pleasant house in a quiet area. Martha was waiting for us when we arrived and made us feel at home Nice warm hall on a freezing day. Plenty of maps and guides. We had all we needed on our room which would have suited for a longer stay with wardrobe etc. Breakfast was good and more than ample. I have kept her details for the future. She is very experienced in hospitality.

What a gem! Stayed here for the weekend while attending a weekender at the Altoria Club in town. Accommodation was the three 'C's - cosy, comfortable and clean! The lady (I didn't catch her name, apologies!) who greeted me on the Friday was lovely, her daughter who was helping at breakfast on the Saturday morning was also very friendly and efficient. Parking is on-street but the owner entered my car reg for me online so that I didn't get charged. :) Unfortunately the venue was a bit of a walk from here so would probably opt for somewhere closer to the Altoria next time. Would 100% recommend this B&B to anyone looking for excellent value for money accommodation in Leamington though!

Excellent all-round, it was a pleasure to stay, friendly comfortable and a fantastic breakfast! Will be my go to from now on.

The place was easy to find and clean the staff was very friendly and helpful the only problem was the stairs I have had knee surgery and didn’t think when I booked to ask about stairs 😱my fault the breakfast was very tasty over all we enjoyed our stay

The hotel was x lovely, owners was just the best we arrived early and i asked if i could use the toilet, martha was lovely then let us in the room early, which was very helpful, the room was very nice smart and clean, 100% perfect, and the breakfast was excellent freshly cooked to order so person. So big thank you will defo be back, other B&B s should take note how good this place is x x

This guest house is friendly, clean, comfortable and provides a well cooked and filling breakfast. The only advice would be to book a room facing the back as there can be some noise from the street at night.

A very warm welcome, a clean modern room. A tasty and generous breakfast and a great central location. Basically 10/10 all round. No complaints and I would highly recommend the guest house to anyone, would go back again without hesitation.
