I stayed several nights at Promenade Service Apartment during my one-month roundtrip of Borneo. The apartment is spacious, the bed is confortable and there is a big fridge. There is even a small balcony facing the backyard to hang your laundry. Hot water, TV and Wi-Fi work fine. This is a basic apartment, so don't expect luxury, but if you are looking for a budget option, this is the right choice. The building looks a bit old from outside, but the apartments are new from inside. Be prepared to walk a bit upon check-in as there are many apartments and yours might not be near the reception (the apartments are on the 2nd and 3rd floor with elevator). Central location near the handycraft market and Waterfont restaurants, just behind the Promenade Hotel. Thank you and see you soon again!

The lobby was nice and clean.
The apartment on the other hand was very disappointing. The apartment on the brochure and the one we stayed in is deffinatley not the same place.Paint on walls is dirty, bedding sheets was not clean and full of hair.The air con local control was broken and there is stains on the carpet.
The shower tiles was filthily and there was mold on the bottom of shower.
I will not stay in this apartments again.

Don't be fool by their pictures. Yes, for the price the rooms may look alright BUT the environment of the apartment is way dodgy! It's very very dirty and not safe

This property is so comfortable and friendly user..It has a lot of shop to buy grocery and find food..the location also strategic which is near the Pasar Filipin and also Todak Waterfront the place that everyone come to find for fresh seafood..

Very good price and location. An apartment with a daily cleaning service and very friendly front desk staff. Highly recommended.

Like: Location in town is good. Dislike: The apartment is part of 3 big blocks of open concept, budget apartment. Its not convenient with lots of luggage or children, because the lift is small and the rooms are scattered everywhere, even though it is only 3 minutes walk from the reception.The room take times to cool down, make sure to ask for additional room entry card to leave the air con on at all time.Noise travels easily due to no proper insulation.OK for the price paid.

整座公寓似香港公屋，只其中一些單位出租及改建給旅客，四周仍住不少本地居民。廁所沒抽氣系統，沒掛衣服的地方。冷氣夠，地方夠大。wifi不穩定，常斷線。交通都方便，附近有waterfront酒吧街，菲律賓市集，亞庇中央菜市場centre point, imago mall等約10分鐘，去加雅街也只20分鐘左右。

Nicely renovated studio in nasty dirty buildings. Bed was comfortable untill the bites started. The bed and sofa were infested with tiny bed bugs. Pulled several off my body while they were biting. Had to put on the flashlight on my cell to see them. Yup, still moving nasty tiny creatures. Large cockroaches visited at night. Killed couple nightly.

Bantal berbau busuk & hapak. Keseluruhan lantai diletakkan karpet, karpet ada kesan tapak kasut yg kotor. Langsir berhabuk.. pihak pengurusan perlu memperbaiki keseluruhan hotel

Location is in center of KK and easy to get grab. But apartment compound not clean. Looks old and dirty. 1st apartment I got had air-cond not working. Very noisy when people walk on top. 2nd apartment I got is better than the first one. Overall, not a bad place to stay if you looking for budget apartment.

The room was nice and big. The toilet was in terrible condition - shower broken, sink broken, a/c seemed like older than myself - seems like the furnishings haven't been serviced in a very long time. The cleanliness and maintenance of facilities leaves a lot to be desired.
Parking situation also very complicated, every time you have to visit the apartment office to validate parking and still pay 2RM every exit.
I will not recommend this place.

Great clean apartment in a filthy unkempt building. Once inside the apartment it is very comfortable and kept clean

Overall stay was good. But when I asked for extra towel there can't give. it not thier policy. Honestly this is the first time hotel didn't give extra towel. There only tidy up the bedroom but didn't clean the bathroom n room.

Overall our stay was Great! The room was spacious enough for kid to move around and it's was comfortable.. However there were few problems I've encountered.. The internet was too slow, I have sign up again & again and on The last day of our stay, I can't connect anymore..2nd was, too many small cockroaches on the cabinet..The hotel should conduct pest control at least once in a month..Lastly, the water heater was not functioning properly..

Is feel warm inside the room, air conditioning not cool enough for this room. Also smell like previous guests was smoking in this room.
