First stay at this hotel and it was really nice. The rooms and hotel generally were clean, and all was in good order. Not the largest rooms but for one it was fine.
They do offer off-street parking but tried twice, on check-in and then after dinner and there was no space. There is all day parking about 30-40 metres away so that wasn't the end of the world.
I have one negative or criticism, and that was to do with breakfast where I met a client. We both ordered eggs, but it came with just one piece of bread!! I had 2 fried eggs, and they were scrunched onto just one piece of toast which I wasn't happy about. Seems a bit cheap when you are paying $20 for eggs on toast.
If I did stay here again, I would certainly have breakfast elsewhere.

Great hotel in Ballarat, clean, extremely friendly staff, nice rooms, nothing to fault! Just really friendly staff that were always willing to help and make our stay pleasurable! Definitely recommend this place

We were on the 1st level, with rooms above us, the occupants upstairs were very noisy, until 10pm.
I didn’t like the confinement of the room.
We dined at Lola Restaurant, a bit pricey, the food was delicious. However the 2 course special with a Wine or Beer was good value.
The car parking is hit and miss as patrons dining at the restaurant take the parking. Otherwise their is street parking meters.

The room I had was tiny, but the bed was big and the most comfortable I've slept in. Good quality shampoo, soap, moisturizer etc. Small fridge in room. Wardrobe in room, one chair and desk. So had everything you needed but it was small and I heard people entering and exiting in the room opposite. Didn't eat there because I had such a good sleep I missed breakfast. I did get the cheapest room and the others are bigger.

We stayed at the Provincial in a 2-bedroom for 2 nights. The room was clean and the beds were comfortable. The restaurant was attractive, and our breakfast there was good. Two things for future guests to note: First, the reception closes at 5:30pm. We didn't realize that and almost missed the check-in time, which is very early for a hotel. Second, in our 2- bedroom, the second bedroom was accessed through the first. This was pretty awkward; our friend had to walk through our room and past our bed every time he wanted to get to his room or the bathroom. This arrangement would work well for families with kids, but was not great for friends traveling together.

The Provincial is well located in the centre of Ballarat. The decor is beautiful and the hotel is clean and comfortable. Lola's restaurant is very handy for breakfast.

Great little hotel , near the railway station but noise from trains is not an issue , noise in the morning with guests talking and Resturant moving crockery etc is quite noisy when your trying to sleep ( only complaint)

Very comfortable and well decorated. Very interesting artworks and building.
Split system, exhaust fan and under bath vanity was dusty and not maintained which wasn’t very nice considering it’s such a small space.
Service was good but no desire to converse or upsell or tell us about the hotel or localities, very minimal which isn’t good enough for a boutique hotel in the bustling Ballarat. Restaurant had excellent service and decor, food was exceptional apart from the pistachio crumb was burnt on the pannacotta.

It was okay. Room was much smaller than expected and furnishings were showing quite a bit of wear and tear and the shower seals didn’t keep the water in. Wasn’t expecting the Ritz, but it wasn’t cheap and had expected more based on reputation. It was a place to sleep, that’s it.

Quiet little boutique hotel which suited our needs perfectly. A special touch by the owners with our heater left on in our room to give us a really cosy warm welcome on arrival on what was a very chilly Ballarat winters day

Very interesting heritage building. Our room was extremely small, only one side of the bed was accessible. The use of vintage finds in the decor were appreciated and added character but the general condition of paintwork and carpet where poor.

It was a lovely weekend. Everything was great but the mattress was a bit worn. The bed linen was beautiful that is my only fault. Would stay there again though.

Extremely convenient location to the station and the new "The Goods Shed" conference centre. Walkable to the main street, Art Gallery, etc. Very good refurbishment of a heritage building.
