“We are a retired couple staying for the second time, following a Casino Ballroom concert. The hotel is centrally located and offers beautiful front rooms with balconies overlooking the beach. Although it has three floors and no elevator due to its vintage inn-style design, the updated rooms are small but comfortable. Amenities include a newer king bed, older chairs, a mini fridge, a large screen TV, free Wi-Fi, and wall-unit air conditioning. The tiny bathroom is also updated and very clean. Plus, there’s free parking nearby. Don’t be discouraged by the unassuming front entry door—it conceals a hidden gem right on the beach!” 😊

This place is so cute and comfortable and clean!! Love that it is right across front the beach!!! They have everything you need here coffee shop right at the bottom of the stairs is totally amazing!!!!!

Got to Hampton Beach early asked if we could park though our room wasnt ready and they offered the parking pass which was a plus..Definitely dated but worth the price for the location and convenience to the brach and Ballroom venue..Bed was comfortable,could have used an extra pillow.They do provide small soaps,shampoo,and lotion

The building is older with very small rooms, but clean. No daily cleaning or fresh towels, no trash removal. We were fine with that as we always clean ourselves. It was a nice stay as we were out and about most of the time. They could use a couple more pillows, we had 2 flat pillows for a king size bed. The worst part is the parking!!!! It says no big trucks as there is barely room for a sedan to park. We had at least 3 big trucks and a camper/van and a VW bus. We had to wait to leave after checking out, because a truck got stuck trying to leave. The driver ended up bumping another car and drove away. They need to check the parking lot daily and enforce the “no big trucks” policy.

Service was good! They allowed me to use my parking spot before check-in, which was nice. They even got me checked in earlier than scheduled. The room was clean, the AC worked very well and I couldn’t hear noise from other rooms. The location is also excellent! That being said, the hotel is very dated and there is no elevator.

Had to switch to 2 different rooms, walls dirty and pantie liner wrapper on the floor, hotel is dated and no fuss expect to climb stairs, rooms are no bigger than a closet parking is off site. However you are definitely in the middle of the action and beach.

I brought my 86 year old Mom for a quick getaway to the beach for the weekend. We enjoyed our stay, wish we could have had a first floor room, but we were glad to get a room at all on such short notice. I would book again at your hotel!

The property is centrally located on the Hampton Beach Boardwalk. Multiple properties are managed by the same people. For the money and the view(when we checked in we were INSTANTLY upgraded!) the property is well worth the cost. The rooms are small but if you ARE able to get a balcony it is well worth it. Great for people watching, not far from" the Shell " performance area, and LOVELY in the mornings for sunrise!!!

I was able to check in early on Sunday when I arrived. The room was ready and clean. Everything worked great.

I felt that everything was way to expensive.. to loud ..my room wasn't at all what i booked or expected..i will not go back to Atlantic sands ..i dont recommend this place inless you just wanna flop your head.. shower was small.. there were people under our room partying and kept us awake .i believeit was staff..as a whole i would rate our vacation a 3 overall. If it wasnt for the beach and the arcades for my grandchildren i would have been a 0

I booked a room as a last-minute stay overnight, expecting this to be a fairly average beach hotel on the strip at Hampton. I was happy parking was provided at no-cost also just on the next street adjacent to the main strip. The hotel is above some storefronts and is accessed by a door in the steetfront between two businesses. To check-in and receive the parking pass, one has to park with flashers on in front of the businesses and hed up to the hotel check-in a flight of stairs up. You can then carry your gear in to your room while the car is still out front and then proceed to the very tight parking lot area. The room had a very comfortable bed, which was a nice surprise, and also a fridge. The wall sconce light didn't work and may have been a burned out bulb. The TV on the wall I didn't intend to use but it also didn't appear to be working if I did plan to. There were many cords (all exposed) connected to a box and the workmanship was pretty messy overall. The bathroom was super tiny and you'd almost have to sit sideways on the toilet given there was little to no legroom due to a sink that looked like someone had leaned heavily on it as it didn't look as affixed to the wall as it should be. The shower was powerful and had good hot water. There seemed to have been a secondary lock on the door at one point but it was no longer there. The hole were stil in the door from its removal. Didn't feel particularly safe.

Traditional Hampton Beach front hotel. Old and small but location is perfect if you want to hit the beach, walk the boardwalk, lots of drinks nearby, and need a place to crash.

Horrible check in, waited a while then had smoke detector going off , took hours to get kids asleep, AC was leaking water and had small ants in bed..

The room was clean however, the beds and pillows were hard making sleeping very uncomfortable. Also, there was no hot water so we had to shower with barely lukewarm water. There was creamer in the lobby with a spoon but no coffee maker or coffee.

This place is like a flop house. You have to park acouple blocks away and haul your luggage up the busy street. There is no elevator. Place is super old and dated. We are on road trip and this is the worst hotel yet. Cute area but nasty hotel.

Opon check in the hall way smelled kinda bad. After we got into our room we couldn't get the tv to work so i ask the front desk if they could fix the problem problem and they did fix it very fast. The problem is when we pulled back the blankets to relax we found body hairs between the sheets. That was it , we wanted to go stay somewhere else. We were only there for 10 minutes or so. I told the front desk and showed them the pictures and asked for a refund. They said they wanted to charge me a 40 cancelation fee.... i still haven't received my refund yet.....

We like staying here because it's a great location on the main drag of Hampton Beach. There are a few ocean front rooms that are great for a price, but the other rooms are clean and adequate but on the small side. Showers are extremely small in I think all the units. No complaints ever staying here.

I love staying at Atlantic Sands any chance I get. It’s right across from the ocean and in the middle of all activities. However, every time I stay, the room is not very clean. They really need to do a deep cleaning before/after each season and it just seems that whoever they have doing regular cleanup needs better training. Contact me if you’d like a professional consultation. For the money I pay, I shouldn’t have to see the previous people’s fingerprints and grossness everywhere.

This property location amd the staff and check in process were excellent. However we felt quite unsafe. There was no deadbolt on the foor for security, nor did our patio door lock.
