Featuring 1 bedroom, 1 bathroom, full kitchen, living area, a private patio, additional shared outdoor spaces, and direct access to the Muir Woods and Mount Tamalpais trail system, this detached 600 sq. ft. home is an ideal choice for couples or a small family. Each room is beautifully decorated with comfort and style in mind.

Along the garden path are two additional sitting areas including a secluded sofa and coffee table under a rose trellis and a deck with majestic views of Mill Valley, Tiburon, Angel Island, the Bay Bridge, Berkeley Hills, and Mount Diablo.

►Location
Situated in the heart of Mill Valley, this home offers easy access to local attractions:
- Cypress Trail accessible from gate at the back of the property;
- Muir Woods National Monument: Just 4 miles away, explore the ancient redwoods and stunning hiking trails.
- Mount Tamalpais: 2 miles to Mount Tamalpais State Park and Mount Tamalpais Watershed (accessible by hiking trails, bike, and car).
- Downtown Mill Valley: Enjoy charming boutiques, delicious dining options, and local entertainment.
- San Francisco: Only 25-30 mins away, experience the iconic sights and sounds of the city by the bay.

The building sits on a 0.5 acre lot full of wonderful outdoor settings and a path to the trail system. Guests have exclusive use of your home, parking space, and private outdoor patio, ensuring complete privacy during your stay. Guests may come and go from a separate staircase. (The front door to your unit is one flight of stairs above street level, access via a keypad). Also, guests have access to the path up to the trails, which they share with the neighbors (owners of both homes). Guests are welcome to share the deck and rose trellis seating areas and will often have both spaces to themselves.

►Please respect our neighbors and observe QUIET HOURS from 9pm-7am.
►Uneven STONE STAIRS on property above guest home covering significant elevation change.
►PLANTS MAY POSE TOXIN threat to humans or animals (poison oak, foxglove, mushroom/fungus growth).

►Note about PARKING:
- Off street parking at base of stairs to the guesthouse for one vehicle.
- Guests should not park to block garage door opening.
- Garage parking and EV charger (4kw) may be available upon request for an additional fee ($50/night).
- Cars will be ticketed/towed if they leave less than 12 feet of width for the narrow road.
- Additional public parking for 2-3 cars available 0.1 miles further down. Parking is free 24h per day, when available. Avoid private spaces covered in gravel.
- Some will find one-lane, two-way roads with turns difficult (cars must sometimes coordinate to allow one and other to pass).

►GOOD NEIGHBOR CONDUCT:
Good Neighbor conduct is expected and includes limiting noise, parking with consideration for neighbors who live in the area, and keeping trash in the appropriate bin.

Noise ordinances in Mill Valley kindly request limited noise between the hours of 9pm - 7am on weekdays, and 9pm-9am on weekends. Any guest breaking these noise limits will be asked to limit noise, and those refusing to comply will be asked to leave the property.
By booking this home you agree to the rules and conditions denoted below. Should there be a conflict between the booking platform Terms and Conditions, and those listed herein, then the terms most favorable to us as the Host shall take effect.

RENTAL TERMS AND CONDITIONS
Definitions:
"My People". Shall include myself, my spouse, legal partner, guests, invitees, licensees, children, wards, heirs, assigns, personal representatives and estate, if any.

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
- Please respect check-in and checkout times. Check-in: 4pm-10pm. Checkout: 11am
- Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside the booking platform.
- The maximum occupancy for the property may not be exceeded at any time.
- Host may request a photocopy of the renter's ID for verification before check-in.
- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).
- This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.

- Maintenance/Vendors schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. While we expect the schedule days and times to be every other Monday at or around 8am to 10:30a for Landscaping maintenance, that can change without notice to us. Guests should understand that such vendors must be able to access the home as well as service the property so we request that our maintenance teams are not turned away if they should overlap your stay.
- Absolutely no parties or loud music.
- This is a NON-SMOKING property.
- NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have their reservation canceled immediately.

The vacation rental property you have selected (the “Vacation Rental”) may have additional rules, policies, terms and conditions that apply to your stay, which are found in the description section(s) of the Vacation Rental listing. If you are booking your Vacation Rental through a website other than the Air Concierge site, your reservation may also be subject to that website’s terms and conditions. Among others, this Agreement contains the following important terms:

Any payments you make are non-refundable. Please read the cancellation policy carefully before booking and consider purchasing travel insurance (Section 2).

Depending on certain circumstances and at Air Concierge’s sole discretion and goodwill Air Concierge may issue you a future travel credit for use at properties within the Air Concierge network as your sole and exclusive remedy (which are subject to certain restrictions set forth at issuance including that travel credits are non-transferable and must be used 2 years from issuance).

You are releasing Air Concierge and the homeowner from certain types of liability and agreeing to assume certain risks on behalf of yourself and each individual present during the stay (Sections 12 & 13);
