The most important thing for us is a great view and this house has an absolute beauty from almost all bedrooms. The 70’s living areas are really comfortable with plenty of room for everyone to enjoy the view/read/relax. Very modern bathrooms and kitchen , 2 ovens and a microwave, a huge fridge freezer in the kitchen and second fridge downstairs made catering for Christmas really easy!
Easy walk to Lions beach and the river mouth. people in Pambula are really friendly. We loved our stay.

The house is huge, the photos don’t do this property justice. The check in process was very smooth. The walk to the beach is a little tricky with small children but not impossible.
The kids loved finding all the ‘fairy garden’ spots.
Only issue we had was no sheets on the beds or bath towels. Easy fix with a trip into town.

A great house in an amazing location. A very short walk down to the beach and also to the river mouth. Perfect swimming for little family as well as exploring the rocks. The house had plenty of space. It would be perfect for a family with slightly older kids than ours in that it has one set of steep stairs which were very attractive to our 15 month old and we had no way of blocking them off so required one person to be on guard at all times.
The house has a great balcony and to have access to the pool was fabulous.
To keep in mind is that linen is not supplied but can be arranged separately through a private provider.

We loved the layout of the house as we were a family group staying together. Upstairs off the kitchen there were three bedrooms where our daughter and her family slept. My husband and I had the other upstairs bedroom and my mother had her own space downstairs. All sleeping areas have their own bathroom and a bath in the bathroom near where our grandchildren were sleeping. We did however, have an issue with the plumbing downstairs which became blocked in the toilet and shower! We contacted Michelle who tried her hardest to get a plumber but being Christmas Eve this wasn’t possible. So, my husband eventually managed to get the blockage cleared which was not at all pleasant. Not sure if anyone else had had an issue previously and it just hadn’t been reported. Hopefully this was a one off issue.
That aside the outlook is stunning, the house well equipped and having the river beach a two minute walk away and the pool were wonderful at keeping our two two and a half year old grand children entertained. The wildlife was also very active- a possum, goanna and kangaroos also roaming around the garden. This is a large house that catered well for our family of four generations. The downstairs area also had its own kitchen, kettle etc which allowed my mum her own area to retreat to.
There is amble parking between the house and pool for at least four cars and the upstairs deck had plenty of room to sit out on and enjoy the view. If we went back to Pambula Beach I would definitely stay here again. Thank you Michelle.

Stunning location!
Michelle's property is in an incredible location. The house is well set-out to easily accommodate 2 families. We thoroughly enjoyed the private access to the beach, the swimming pool and all the amenities on offer. Highly recommend

Great home on the coast for family with young kids
Great home on the coast perfect for a family or 2 with young kids. Kids love the beach and pool. Good spot to just do not much and just unwind. Or if you want to there is plenty around to do. View says it all when you walk in the front door can't help but just sit with a drink or 2 and just relax

Perfect Pambula beach house
Great large family home with an updated well equipped kitchen. Lovely open entertaining spaces all taking advantage of the view, so beautiful to wake up to and listen to the waves at night. House stayed cool and was comfortable. Pool fantastic for kids, laps and sun baking. Would highly recommend for families. Steep walk to the beach and stairs in the house though.

Position perfect
What an incredible family holiday house this is!
The position is unbeatable, just a few steps onto the sand. The views from the balcony catch the beaches either side of the river - it really is beautiful. The huge swimming pool is a rarity in Pambula.
The house itself is 70s and relaxed - which we loved - but with a new kitchen. It is so generous everywhere else. We were surprised by the size of it all.

Fabulous house, very private. Pool was amazing for an afternoon swim after the beach.
House was fantastic, we had a large family group. The pool was great for an afternoon swim after a morning at the beach. The beach was great for kayaking and paddle boarding. Access to the beach could be difficult for anyone elderly as it’s quite steep. Overall, I would highly recommend this place and we will definitely be back !

Stunning beach location
Our expanded family thoroughly enjoyed our 7 night stay over Christmas. We found the house very spacious with both upstairs and downstairs living. The huge deck is a feature as is the wonderful pool which is probably the largest I’ve come across for a private residence. The water temp was perfect everyday due to solar heating. The brand new kitchen was large and very well equipped. Local wildlife visited daily and we walked to the beach (5mins) easily. Communication with the owner was easy and very helpful. Highly recommend!

Amazing!!
We had the most pleasant stay at this Pambula beach house. Plenty of space for the bigger kids and lots to do to keep them entertained :) Very clean house with everything you need right at your fingertips. Short walk to the beach and a pool for those days you want to “stay in” beautiful views of the water we would definitely recommend this house. Michelle was prompt and easy to deal with it was such a pleasure to be able to have our family holiday here thank you :)

Great getaway
The house is great, more than enough space for our party of 5 adults + 2 small children. 2 min walk down to the beach and a short drive to shops. Such a lovely part of the world, will definitely be back!

Great getaway
Everything the pictures portray is exactly as it is. Such a big home, perfect for the 5 of us to spread out. Just far enough away from town but not too far. Just perfect.
The pool was fabulous when the afternoon sea breeze picked up. The back verandah is amazing and was a perfect spot for breakfast and afternoon drinks with a view. I couldn’t recommend this house enough. It was just perfect in every way. We will be back for sure.

Great house for a family holiday. Beautiful views, spacious living areas
We had a wonderful family get together in Pambula. The huge deck overlooking the river and National Park was a great place to relax, read on the comfy chairs and watch the ever changing beautiful view. The pool was also well used after a day at the beach. Nearby Pambula has a fantastic bakery/ coffee shop and pop up restaurant in the old bank next door. Most nights however we ate at home making use of the extended dining table easily accomodating 7 adults. A walk down a steepish path led directly to the river, great for swimming and walks. The surf beach is also nearby. Wonderful walks, cycling tracks and places to explore. We spent 10 days and left wanting to stay longer. 3 comfy queen beds. 4th bedroom bunks. Michelle was very prompt in responding to any queries.

Family holiday
We stayed at the property for 9 nights over the Christmas holidays with three families with 6 children in total. You could not ask for a better property to stay at. Plenty of room for everyone, heaps of parking, pool right at the house and the beach only a short walk. We have already book our next stay!

Great Family Holiday House
Our extended family of 6 adults and 3 children spent a week here and couldn't fault it.The house is in a quiet location and is as described and pictured. The well equipped kitchen and three bathrooms made all the difference. A short walk from the back of the property and you're by the river and can walk around to the beach or go bush walking. Two echidnas were seen near by and plenty of kangaroos further down the road. The pool was great our afternoon siesta. Michelle was extremely helpful when booking and we would stay again in a flash, if the opportunity arose.

Absolutely amazing
Our week at the beach house was amazing. If you want to relax this is the place to do do it. Everything you need is there. Not only the pool , but you can walk through the backyard to the beach.. The house itself is fantastic. Theres really nothing more you could ask for. Whether you have young children or teenagers it will be loved by all. Our only regret is that we couldn't stay longer.

Fantastic property
We had a great time at the beach house. Downstairs area was great for the kids, while the adults enjoyed our own space and peace upstairs. It was great to have seperate bedroom and bathroom space. The kitchen was great with plenty of bowls, plates etc.
Proximity to the beach was incredible with our own private entry point to the beach. We spent all morning at the beach and came back to the house for a late lunch followed by a huge swim in the pool daily. What more could we have asked for.
Thanks Michelle, we had an amazing time, we would love to come back again.

We enjoyed our stay beautful views and the house was very comfortable and homely. Highly recommend pool was fantastic but a bit Cold in September weather would be fantastic in the warmer months

Beautiful House and Location
My husband and I have a lovely stay at the beach house. It is in a wonderful location with just a short track to the beach and is very well equipped with everything needed to enjoy your stay. Would recommend this house for sure.

Great property, location and house were perfect
Just returned from a week at The Beach House. What a great property in terms of location and size. The house and grounds are huge with a self contained area downstairs and then 4 bedrooms upstairs, 1 of which is ensuite, living area with views, kitchen, laundry room. This isn't a luxury property where you won't let the kids do anything for fear of breaking things, it feels more like you are staying at a friends house so is very relaxing from the moment you walk through the door. The kitchen is really well equipped and there was nothing extra we needed. Michelle was very helpful at all stages of the booking process and during our stay. The views from every upstairs room are amazing, overlooking Pambula River mouth. The beach is only a short walk away either via a direct path through the bush or on the road. We took kayaks, SUP and bikes and used them all. There is loads to do in the area, take a drive down Haycocks Road stopping off at all the side roads (particularly the Pinnacles) is a must if you like windswept beaches all to yourself. Panboola is also very impressive. The area is very peaceful and safe. We loved our stay and highly recommend the Beach House. We will definitely go back. One word of advice if you are travelling from Sydney - going via Canberra / Cooma was much quicker although less scenic than the Princes Highway.

Perfect Pambula Position
It is the second time we have stayed here - 3 generations of the one family. The house is perfectly set up for this with 2 living spaces and we the grandparents took the main bedroom with ensuite so could have time out at the end of the day. The position is perfect with steps leading down to the gorgeous river beach and we used the pool late afternoon each day which was a great way of tiring out the under 5's. The house is well equipped and most comfortable and we have no hesitation in recommending it. The views of course sell the place.

Best Location and outdoor pool area!
We loved our holiday in the Beach House. The location was perfect and the pool area was enjoyed daily. Woke up to beautiful views each morning and the sound of the waves crashing. The house is huge and Merimbula was only a short drive away. Loved walking down track near pool and directly onto white beautiful beach. Will definitely stay again!!

Fantastic Holiday!
Fantastic house, fantastic location, fantastic holiday! We stayed in November 2014 for two weeks for the best holiday we have had in ages. House was great with beautiful views and everything you could want to keep our three young boys busy and entertained. Easy walking distance to several different beaches that were all safe and beautiful. What more could you want.

Stayed at the Beach House during the Christmas/New Year break. The house is huge, very clean and well equipped. The location is great...just very short walk through the backyard and your on the beach.
The pool is huge and is a great place to have fun when it's too windy for the beach.
Michelle is a wonderful host and very helpful. We will be coming back!!

Amazing location, surrounded by National Park. Fantastic place for a beach holiday. A short walk from the house along a private path brings you to a piece of coastal paradise. The river and beach are perfect for kids. House is very comfortable with everything one would need, and the view is awesome. Recommend for sure.

A fantastic house to stay for a holiday, very spacious , comfortable and well laid out, the views are magnificent, easy access to the beach and river, great fishing, close to a great golf course, cannot recomend it highly enough. We are looking forward to going back again.
