This house is amazing! We have been renting properties long before vrbo was in operation and this property is in the top 3. Is it perfect, no. But, it's darn close. Chris is wonderful to deal with. He has made his house a home away from home. Televisions are an issue but streaming worked in the living room and in the boat house (with a TV we brought). Very well stocked with every dish and pan you could need. Do not let the poor reviews deter you from staying at this lovely house because you will be missing out on a great time. Thank you, Chris

When we arrived only 1 of the 3 TV’s worked, the water was not drinkable and the smell was terrible. The add stated you would have everything you would need. There was no hand soap, toilet paper, paper towels and only 1 hair dryer for the 4 bathrooms. We didn’t have any hot water. Reached out to Chris and he said that his sister would come over. After 4 days of talking and texting her she came over and replaced light bulbs that needed to be replaced in key areas, put batteries in TV remotes, replaced, dishes that were stained from the water. Brought a hair dryer, toilet paper and hand soap. The showers and toilets were stained and dirty. Hot tub was not usable- needed chemicals and water. Overall really disappointed in the lack of urgency to take care of these issues. When we left still only 1 TV worked. The guest house still didn’t have hot water. When you go on vacation you don’t want to have to deal with these issues. The kicker was we paid what they asked but didn’t get what they promised. Will not go back and would not recommend.

The access to the beach is hard but worth the climb. A handyman doing a once-over would be worth it. But the place is amazing. The view is awesome. The house was huge and able to fit the whole family. The teens all sun bathed on the dock/pier, but there was nothing to stop them from falling off the end. The sea lions gave us a show and the beach gave us loads of treasures. It is obviously a second/vacation home, which was fine for our needs.

The view and small beach were awesome. The house is great but seemed to lack maintenance. The surfaces were dusty, gas to the range was off, the main tv was broken.
I think the worst part is the tap water is almost unusable. It is not drinkable and rusty. It will stain your clothing . It’s wrecking the appliances.
It’s sad because the location and the house itself are wonderful but the owners don’t seem to care and were not interested in responding to any of our concerns.
My rating would be “meh”

From moment one this property evoked stress as we sent an inquiry but instead received an auto-booking that was NON REFUNDABLE. For a year we tried all possible communications to solve the issue with the host that was fair to both parties. Bottom line- this property is merely an investment for the host and once your cash is in hand consider the deal done.
We are a family of 4 who vacay in Maine yearly. Due to the host being unwilling to revise we had no family vacation as my husband had to travel for work. We planned to not even come- but our kids wanted to be in Maine…and since money was spent we went- with trepidation.
The pros-
Location location location. Wow
Amazing wolf and subzero appliances.
The house was clean (with the exception of bathrooms that need hard water remediation).
The cons-
Communication with host was marginal at best. Chris simply does not care once he has your money. He does not communicate at all and even goes back on his word. He is not based in state. The house has no cell service to text or call him- he is not on Apple so the WiFi doesn’t help. Response via the App took over 12 hours- we were locked out once due to a temperamental keypad and had to drive a mile to get a signal. That response was faster and his local sister did come and help us.
The dock was not present as advertised, a TV was cracked on arrival- and unusable-we reached out -were told it would be fixed. No contact after. The toilet in the guest house was simply noted to be not in order- not OK had we planned to use it, as the main house was a distance from cottage.
There are literally no instructions for the guest- for the price similar rentals have a book of recommendations, restaurants, house amenities, etc. there were some tattered old magazines from seasons past.
The showers left a metallic smell on your skin. Sad bc it appeared that the house has softening capabilities but perhaps not maintained?
Overall- the necessities were present- nothing more. There were no extra blankets or sheets at all. It got quite cold so we bought our own. Multiple light fixtures need new bulbs- ie over the dining room table. The grill did not work. The coffee maker was filthy.
Don’t get me wrong, I was relieved upon arrival that the house WAS NOT as bad as anticipated based on reviews. Some effort had been made to ensure cleanliness of the home. This could be a GEM of a rental if ANY hospitality like practices were employed.

Location is Amazing. Accommodations disappointing.

We rented this property 4 years ago and absolutely loved it. This time it was not clean at all. The walls, stove, sinks and toilets were filthy.
Towel bars were ripped out of the wall, DVD player could not be operated, lights over the countertop and stove are burned out, etc. We had to purchase water for cooking because any water coming out of the sinks and showers was brown. The walkway to the pier was broken off. We love the area and loved the house but will definitely not rent it again.

The location of this property, directly on the water on Rackliff Island, is ideal, and the house is very well laid out to accomodate a large group of guests. All in all, this rental is to be recommended, because it is comfortable, private, has a beautiful setting, and is a good value. Earlier reviews we saw said that the hot tub was broken, but it worked fine for us. The tap water that was said to smell bad did not seem bad to us. It's just well water. I have to say that we were disappointed to find that there was no ramp down from the property dock to the water level, and that thus kayaking or boating was in practical terms impossible. The upstairs bedrooms could use air conditioners. (We stayed at the property in August.). And the property manager was not very communicative: we tried to phone him about departure procedures, using the number indicated, but we got only a recorded message saying "the mailbox was full." He did email a brief and partial response the following day, which arrived a half hour before we left. The place was reasonably clean, though the bathroom in the boathouse should have the dead bugs vacuumed out of it. Bottom line, a very good property that would benefit from slightly more attention from its owner/manager.

We loved our stay at 375 Island Ave on Rackliff Island (note: the house is not on Spruce Head). Good kitchen, we loved the griddle on the range for making pancakes. There was plenty of space so everyone could find their corner to read. Furnishings in upstairs bdrms was sparse. Lots of big windows and screen doors downstairs for great cross-ventilation, but two of the upstairs bedrooms could get stuffy (no AC). Big lawn to throw the ball with the dog. The Wi-Fi was awesome—reached across the lawn to the Adirondack chairs down by the water (your phone network will be iffy). The dirt road that circles the island made a great 2mi+ walk every morning. It wasn't easy to get down to the water over the rocks, but once you were there, there was a sandy spot at low tide to get in and enjoy the water, which was pretty warm for Maine; Seal Harbor is shallow and protected. We loved kayaking around the harbor in the two kayaks provided by the owner (only one paddle was usable, however). The owner was really prompt and helpful with responses to queries; don't call, message him through VRBO. We would definitely go back!

We had a wonderful time at this property. The views are stunning. The kids never wanted to leave..between the fishing, kayaking, biking, and beach they had a BLAST

On paper and in pictures this home looks amazing, don’t be fooled. Tired, run-down, dirty, and ignored are just a few of the words I would use to describe it. When we entered the home it stunk and there were both house and fruit flies everywhere. The floors were dirty, the hood vent covered in grease, the dishes unwashed, the refrigerator filthy and the one working oven covered in dirt and burnt food. The counters and stove top were greasy. The kitchen and dining room floors were sticky, as were the stairs and handrails. The bathrooms were disgusting. Both showers had liners covered in black mildew and/or mold. The toilets and tubs were ringed with stains. None of the bathroom floors were cleaned, we found dust and hair all over the floors. There is definitely a mold issue behind the toilet in the downstairs common bathroom. The ceiling fan was crusted in a thick caking of dust. We found dust bunnies and garbage under all but one bed. The master bedroom carpet was stained and there was the odor of pet urine. The master bed itself was broken near the headboard and propped up by a rock. There was no propane for the tiny gas grill, which was also unusable. As suspected, the hot tub was not working. The yard was littered with dog poop. The boathouse was no better.Oddly, there were brand new sheets on all the beds - they still had their creases. That means someone was there, changed the sheets and did nothing more. The owner sent his sister to clean and she brought a new grill. He offered to send over lobsters (see other reviews, this he has done before). Given that we paid top dollar I informed him that we would take the lobsters but that he owed us at least one night’s refund, he refused the refund. He even screwed the lobsters up by not delivering them the night he claimed he would. At least we suspected as much and purchased other food for dinner. When they were delivered I had to track him down to find out where they were. His sister called the house and told me they were at the dock. She also told me her husband was a lobsterman so the lobsters (as suspected) came either free or at cost. I mentioned to her about the hot tub and she replied they were waiting on a part, which never came.I could go on, but its not worth it.

What a wonderful place for all 11 of us including our son's dog. Chris was wonderful to rent from and couldn't have more accommodating. He gifted us with plenty of fresh lobsters ( his son-in-law is a lobsterman). Also the grandkids loved that there were two kayaks on the dock upon arrival which we enjoyed during the week. The space of the rental was wonderful and we all enjoyed all the space, so that everyone could be together but still have alone time. While exploring the island we found this wonderful trail through the woods that provided the kids with boulders to scramble over and places to play hide and seek. Plenty of supplies in the kitchen to cook in every night and one night we watched the movie "Andre" and then the kids went to see the memorial to Andre in Rockport later in the week. Lots of space outside to have fun playing ladderball and cornhole (which we brought with). The only thing that could be corrected would be the sulphur odor in the boathouse apartment. My daughter and her two children stayed here and we did bring the issue up to Chris' daughter, who said it was ok to shower but she wouldn't drink the water. My daughter did find some of her clothes stained from washing them in the boathouse washer. I would definitely stay here again and recommend it to people that want to get a large family of all age groups together. The views are magnificent and watching the sun rise every day as I drank my coffee and watched the boats doing their lobstering was memorable. Could have stayed here for longer. Thanks to Chris and his generous family.

We have been renting summer homes in Maine for 14 years and have never had a bad problem. This past summer (2015), we chose to rent the Rackliff Island house for two weeks, in part because it had a hot tub. Just days before we were to arrive, the owner informed us that we would not be allowed to use the hot tub. Although we indicated to the owner that we thought a reduction in rent would be appropriate, he did not agree. We thought that his offer of 9 lobsters was not appropriate compensation for our missing two weeks of hot tub use.The layout of the property and the house worked well for our group. There is a large lawn at the back of the house and the dock is close by. One can view the ocean from a number of rooms, and the house is shielded from the houses on either side by trees and plantings giving it good privacy. But there were a number of maintenance issues including a strong sulfur odor when the shower in the boathouse was used. (Its occupants had to shower in the main house.) The lower oven in the main house did not work. The dishwasher had missing parts. The boathouse lacked dressers. Some bedrooms lacked bedside tables. Although the house sleeps 8, only 6 dining chairs are provided. Except for the well-equipped kitchen, we felt the house, compared to others in this price range, was not particularly well appointed. We hope the various problems, which we notified the owner about, have been attended to.

We loved our time at this home on the ocean. We rented with 5 other couples and the house easily met our needs. Outside areas were fabulous. Some could be down on the dock; others could be on the outside deck; and still others could be engaged in conversations on the expansive lawn. Kitchen was well stocked. Chris, the owner responded quickly to our request for fans as the temps climbed into the 80s a few of the days. Also had a lobsterman drop off 14 lobsters as a "payback" for the hot tub being out of commission. We biked; we hiked; we kayaked; we enjoyed Rockland and Camden; and best of all, we had a great place to relax as a large group of friends. Thanks Chris!
