Had our kids and grand kids join us for spring break. The house was wonderful for a big group. Good walking distance to the beach. Lots of beach towels. Extra fridge in garage was very helpful. Be sure to bring your own supplies… detergents, garbage bags spices etc. there is nothing stocked there. Very clean and great place to stay

Property exceeded our expectations. Very clean, furnishings were comfortable and location was good. Only issue was that the pool lights did not work and the hot tub jets worked now and then. Beach House was contacted but no one showed up to look at the problem.

We eagerly anticipated our family of 12 enjoying AMI after our week in Captiva was cancelled due to Ian. The pool was in bad shape and pool service spent just 5-10 min on Tuesday but promised to do a thorough job later. Friday Morning the
Pool was so murky, I called rental agent who said they would be there for sure later that day. At 9pm our 6 grandchildren were still waiting!! Also filter on refrigerator water dispenser needs changed. We were unable to access cold filtered water from refrigerator. The pots and pans (very low end teflon) were scratched and most unusable. Also there was no dish soap (most homes a small bottle, and only 5 spoons for a home sleeping 12-14. Only a small 1/2 roll of toilet paper in each bath, no dishwasher detergent, and the garbage cans had not been taken to curbside by the previous renters and the smell so close to the pool area was putrid. For $11, 000 we expected so much more. We will not be returning to AMI again.

The house was perfect for our family of 12, 8 adults 4 children. Very clean and lots of space. The pool and slide were great. All the beach gear was very helpful. A 1.5 block walk to the beach. It was perfect!! We had a small issue with the shower draining in one bathroom. I called the rental office and it was fixed promptly while we were at the beach, they were very accommodating.

Love the house - could use some TLC
We stayed with 12 guests and it’s the perfect location - close to the beach and downtown! The kids loved the pool but we did need to call to get it shocked and cleaned as it was cloudy when we got there. The property could also use a deep clean - floors were not clean and the windows/doors were dirty. We also noticed the mattresses weren’t the best and couldn’t use the grill because of an unknown substance in it…
If the property manager addresses my concerns- it would be the perfect property and we would definitely stay here again!

We frequently ran out of hot water with some cold showers.
The freezer worked great but the fridge is too warm.
The pool was dirty and the pool heater did not work until it was serviced.

Amazing vacation house!
Renting this house was an excellent experience! My children and grandchildren, friend, and I stayed a week and loved it! Location is excellent- only a short block to the beach. The pool area was private and exceptional with a pool slide, a bathroom, a bar, an outdoor shower, ample furniture, etc. We enjoyed BBQing and eating by the pool. Lots of beach chairs, wagons, a rolling cooler and toys available to use. 5 bikes available- we loved early morning bike rides! Inside was clean, with a fully stocked kitchen including spices, extra beach towels and comfortable beds. Zoned HVAC added to the comfort. Only issue was a broken ignitor on the BBQ pit and it was fixed the same day a request was made. Would definitely recommend!!

Location location
We are such huge fans of the north side of Anna Maria Island and this spot hits perfectly on that. The rooms were nicely sized and very clean. Upstairs master is a little warm but that is being really picky. Screendoors would be an amazing upgrade to the sliding glassdoors (more of a suggestion than a complaint). We would 100% stay again and we are already discussing staying the same week in 2022.

We had a great time-we were so glad to have the pool. The property manager was prompt to answer questions. Our check in got delayed a bit because the cleaners were still working but that is the only complaint!

Everything was perfect except the beds
We absolutely loved the house, especially the outdoor living space! My only word of advice would be, fix the beds. They were ungodly loud. Every time you roll over, it would wake up the entire house. We had our 18 month old sleeping in his pac n play in our room & he woke up everytime we moved. Needless to say, sleeping was less than enjoyable but other than that everything was perfect!

Great beach house
We stayed here for 3 weeks. The house was great for our party of 4 . We loved the 4 king suites and the other 2 bedrooms have twin beds. Another great thing about this house is the backyard. The pool was nice and the kids enjoyed the slide. The area around the pool was great. It was nice that when we wanted to cookout, we had everything we needed including a small refrigerator. Saved lots of steps!
This house has a lot of steps so just be aware if you are traveling with someone who has trouble with stairs.
The upstairs got pretty warm in the afternoon but really no different than anywhere else we have stayed in AMI.
The rental agents were very nice to work with. Would definitely use them again

Great Family Vacation
This home is beautiful. The backyard outdoor area is a highlight of the home. We spent a ton of time in the pool and hot tub and it was great to be able to watch tv outside as well. It was a short walk to the beach and they provided everything you needed to enjoy yourself (chairs, sand toys, coolers, and a wagon to pull everything). It was a close drive to several restaurants and shops or the trolly stop was a quick walk. My only complaint would be that the hot tub stopped working on Thursday and they never sent anyone out to fix it. I would highly recommend a stay in this beautiful home.

Stayed here with my 4 children 2 son in laws and 5 grandchildren. This home was amazing so much space for the whole family. Loved the outside patio and pool area. Short walk to the beach was great too

Good overall but property definitely in need of TLC
I’m surprised this property had so many high star reviews. The house needs a good cleaning. Vents/fans are filthy. The cover blanket on our bed had a lot of stains on it. The grill was completely unusable, it didn’t even have a bottom. We called and they had a replacement delivered within the hour so that was a positive. The dining table and kitchen island were loaded with ants. On Sunday the attic access panel in our master closet crashed down onto the floor. That day we called the answering service to report the ants, the attic panel falling, and the jacuzzi not heating we never got a return call after 2 attempts so on Monday we drove to the office first thing. The employee was nice and by later that day the pest control guy, pool guy, and maintenance came to fix the issues. pest control didn’t work so we baited the ants ourselves and fixed the problem for the next tenants. A couple things I would add: this house has a lot of stairs and if you are in the house the only way to get to the pool is up and down the stairs via the sliding doors in the family room. There is an outdoor kitchen and bathroom which is nice but inevitably you have to go upstairs. It’s also cumbersome when hauling luggage. The slide which was a big attraction for us, is pretty aggressive. It’s actually safer to go down it without the water running. Also the plastic drain cap on the bottom of the pool is broken which is a safety hazard because it would be easy to cut a foot on it. Management will probably say we didn’t report that but should we have to? We were tired of spending our vacation having to call and report things. These places should be thoroughly inspected weekly to make sure these things are functioning and in good order.

We had a family vacation there. Adults and children. We loved the way the house was designed. We especially loved the pool area with the TV and couch and chairs. It was March Madness time and we were able to be outside and watch many of the games. We would definitely return.

Good house little problems
Overall good house. Love the floor plan , the pool and the patio area. Little things needs to be fixed. The grill is rusted out and should be replaced. Slidding Door leaked during rain storm, beds are noisy (make a weird crunchy noise). Small issues but overall good stay and I would recommend the house.

Sands of Time
This was a perfect house for our multi generation family's stay to celebrate my birthday. We ranged in age from 7 to 77 and It was perfect for everyone. The pool was great--just the right size to keep cool on the hot days and the slide was an added bonus for the young kids. The outdoor area was shaded and had lots of seating, so it was a great place to gather for watching tv and dinners on the grill etc. The house was perfect for our large crowd. Good amount of dishes, cooking equipment etc. Our only complaint was that there were hardly any spoons--had to buy some plastic ones. We brought disposable cups and paper plates--owner might consider providing plastic glasses and/or plates for outdoor use. There were plenty of bath towels and beach towels, but hardly any washcloths and only one hand towel in the whole house. It was a short walk to the beach and there was a good amount of beach equipment and pull carts. We took nightly walks to the beach to watch the sunsets. The trolley was a short walk away and we used it a few times to go out to eat, and to check out the island. If we ever come back to the area, we would definitely recommend this home!!

Great house, but needs attention.
We rented the "Sands of Time" house on Anna Maria Island to celebrate our 40th birthdays with friends from across the United States. We were pleased with the floorplan of the home and its location on the island. For the price paid we would have expected to have certain things like trash cans in the bathrooms and extra hand soap, but these were not provided. NO big deal. The biggest issue we had was with the pool and hot tub. We were unfortunate to have severe rains followed by high winds and cold temperatures. We all understood the weather was out of anyone's control, but it left the hot tub and HEATED pool as THE most important feature of our stay. The hot tub drained completely every 4 hours and could not be heated at the same time as the pool. By the time the hot tub would refill and somewhat heat up again, it would drain. It was VERY frustrating. This left us on the phone with the agency and pool company several times before even partially getting this issue resolved. The owner of the pool service company was very attentive and helpful, but the work was left up to us to figure out how to be pool experts with the newly rigged system whenever he wasn't present. Long story short, the house is set up great for big groups with most rooms having baths and nice hangout areas. However, it is listed for sale and it seems that the current owners have neglected to maintain things such as the TV in the master bedroom did not work, a ceiling fan on the porch was missing a blade that left it inoperable, the sliding glass door in the living room leaked from the top during the rain, and simple things like remotes that didn't work. Several of us would return to this home with our families due to the set up, but these items left us searching for other homes that were better cared for. I gave this 3 stars because the home's floorplan was nicely configured and the agency did communicate very well with us. With a few small touches, this property could have easily received 5 stars.

Anna Maria fantastic!
We went to AMI in early February and stayed at this fabulous house! We had no problems to speak of. Any contact that we had with Erica was super easy and she was always very informative. There is a large array of toys and wagons for personal use in the garage.
We came with 7 adults and 5 kids ranging in age from 5 years to 10 months and it was so much fun!
The pool was a great size for the kids and the adults enjoyed also. The walk to the beach was only 5 minutes and that was easy even for the kids.
This home is in a quiet neighborhood and is a away from all the stores and night life.
We went out and always found somewhere good to go.
We brought bikes with us and enjoyed riding around the island as well.
Traffic getting anywhere was always backed up but we were on vacation so life was just slower.
We would definitely recommend the house and would also stay again!

I cannot say enough about our experience. Such a beautiful quaint island, and this home was in the perfect location to get anywhere. It was so clean and even better then the pictures. Amanda and Beach House Real Estate were so accommodating and made our vacation a breeze. My family and I loved going to Slims Place for dinner and Small Town Creamery for dessert. We just got home and are ready to book for next year!
