Located in a secluded, central spot in the heart of Seaside, Pleasure Principal is a classic, old Florida cottage with a large, inviting screened porch. Easy, convenient guaranteed beach access to Seaside's private beach is one block down the sand path between Pensacola and Odessa streets. The westside pool is at the corner only steps away. The shops and restaurants of Seaside are a five-minute walk or a one-minute bike ride. Pleasure Principal is a “dog-trot” design, divided through the middle by a porch that opens the house to salty gulf breezes and looks out to a side yard with saw palmetto, muscadine vines, sand live oaks, sand pines, sago palms, beauty berry, and southern magnolias. The owner describes the sensibility of Pleasure Principal as “cracker Caribbean,” which was inspired by the rural homesteads of north Florida melded with the island architecture of the West Indies. It’s not about fancy stuff, but the right stuff—dine or socialize on the porch, shower outdoors without being an exhibitionist, cool off under ceiling fans, grill in the yard beneath a tree canopy, gaze at constellations in the night sky from the tower. These are the kinds of beach experiences Pleasure Principal affords. It’s like a big wooden beach tent with modern amenities. The name is a twist on a psychology term popularized in the 1960s—pleasure principle: the instinctive drive to seek pleasure and avoid pain, expressed by the id as a basic motivating force that reduces psychic tension. Principle is morphed to principal, so there’s a shift from idea to leadership position. You get the idea. And there is no better mantra for a perfect vacation than seeking pleasure and avoiding pain.

Each has a full bath, flat panel smart TV with streaming capability, and lots of privacy because the bedrooms are on opposite sides of the porch. The front bedroom has a queen bed, and opens to a private screened porch. The rear bedroom has a queen bed and a side niche with a desk. The tower, with dramatic views of the gulf and town, is accessed via a spiral stair adjacent to the rear bedroom. The living room has a sleeper sofa that folds out to make a full bed. There’s a full bath across the porch on the first floor. So, when needed, the living room can function as a makeshift third bedroom, suitable for kids or teenagers, allowing the house to sleep a maximum of six people (a combination of adults and kids totaling 6, but not ideal for 6 adults). Every room in the house features ceiling fans and opens directly to the outdoors. The kitchen/dining area is located across the porch opposite the living room. It has an electric oven and cooktop, dishwasher, and microwave, and features a vintage, Old Florida ambiance with vinyl flooring, a ceramic countertop, and open shelving embellished with a collection of vintage cookware and bric-a-brac. Fabulous! Loved the house!

We had the most lovely stay at Pleasure Principal. The best location and most charming home. Definitely unique layout but by no means a bad thing!! Screened porch is a great hangout spot post beach. Our friends stayed in the main room with chaise lounge outside and said the bed was extremely comfortable. We really enjoyed our room as well, and found there to be plenty of room for a pack n play, once we scooted the desk over. We’re already figuring out when we can return next year. Thank you for letting us stay at PP!!

We thoroughly enjoyed our stay at the Pleasure Principle. This included my wife and a 21 and 18 year old.The home was very nice, exceptionally clean and well kept. The owner has taken great care of this home and the comfort we experienced is the result. The location is perfect. You can trip and fall and be at the pool. The Gulf is a short walk to an easy access point for beach entry. The property is in proximity to all that Seaside has to offer but not so close that noise/traffic is an issue. A pleasant surprise was the fact that we spent quite a bit of time talking and visiting in the middle located porch.

Anyone who stays here should read the booklet written by the original owner. It's very interesting and explains the set - up of the house. Loved the screened in porch which was nicely furnished. Comfortable bedrooms and has everything you need. Walking distance to shops, restaurants and beach.

This house was just perfect. The screened in porch was so peaceful for morning coffee and then at night we used the big table to play board games. Location could not have been better! Literally just around the corner from the West pool, a block from the beach, and just a very short walk to the Seaside square for shopping or dinner. We could not have loved it more and would love to go back and stay again!!♥️

The house's location is perfection. A short few blocks right into the center of Seaside. The neighborhood is adorable. The house is great for 4 people. We had two couples.
The open space plan is unique and encourages gathering in the large screen porch that is in the center of the house. The house has beach and pool passes, which are needed. The beach is a straight shot down the road and can only be accessed by residents or guests. We used the chair rental service for two days and that worked out well.
I would definitely stay here again!

High School Graduation Celebration
Pleasure Principal is quaint, comfortable, and perfect for four to six people. We had air conditioning problems the second day, and the rental company sent someone immediately; he stayed until it was repaired. They were so quick to respond. The best part of the house is the very large screened porch. We spent most of our time out there talking and laughing and eating!

Horrible bed and the kitchen stove did not work
It’s a great location beautiful house but the bed that was on top of the living room in the bedroom was old and was sinking in to the side and in the middle that it will throw you off the mattress. it took me a few hours to fall asleep. on Christmas morning I woke up with the most horrible back pain because of the bed if they change the Mattress and I recommend the owners change that Mattressthis day would’ve been beautiful but because of Christmas morning I couldn’t move because the bed was in so much of a bad poor condition did the vacation didn’t work out too well because of the bed. If the owner puts a new mattress and fix the stove the place is amazing central to everything

My Happy Place
It was our second stay here, I hope we will come the next year, too! 3 min walking distance from a private beach, this house is perfect for two couples for a long weekend! It’s very stylish and you will find everything you need for your stay - from the fully equipped kitchen to the fluffiest bath towels and convenient outdoor shower. I wish I could buy this house!

Not my style
This is a very unique house. If you want to be isolated you may like but I like a house I can socialize in. Every room is separate and must have a key to enter. Every room needs to be locked every time you leave as there is not a lock on the outside of the house. All rooms are off of the porch. The locks are old and hard to open. The property manager was contacted twice but nothing was done. The mattress on the bed
In the front bedroom is well worn and is not level. Your head is lower than your feet. The location is great!!!!!

Days on the beach and nights on the porch- loved this home!
We have such a deep appreciation for this beautiful home. The personal artwork along with the decor gives the warm beach feeling from childhood. The unique layout puts you in a state of mind to slow down and play Scrabble on the porch listening to Sinatra. Rainy day? The tin roof provides the ambiance to get lost in a book (sooo many options provided) while rocking on the chairs. You would think that a majority of the home being outdoors in Florida in August would be brutally hot but it’s not. The home is perfectly situated to allow for shade all day. The widows walk with the pads provided allowed for a peaceful escape to watch the sunset and star gaze. Washer and dryer were the ideal size to stay on top of laundry. Dishwasher made tidying up a breeze. The air conditioning works seamlessly (which in our experience can be an issue with Florida rentals). To sum it up if you are looking to unwind and appreciate the natural settings this is for you. Already trying to plan next summers trip. Thank you Richard and family for allowing us to enjoy your piece of paradise.

Not as advertised
Property is nice, but they do not explain well that each room is an individual room rather than flowing together. This was a problem for my young twins who did not want to sleep in a room by themselves that is not attached to the actual house. Left 2 days early.

Great house and great location
We enjoyed this property- it was tastefully decorated and comfortable. Very unique and we liked the open air aspect of it. We walked everywhere and enjoyed the house at night. Our only complaint is the washing machine didn’t work and it wasn’t fixed despite reporting it on the 2nd day of our trip. It wasn’t fixed by the time we left, so hopefully it’s ready for the next people. Other than that, it was an excellent vacation.

A surprising yet fun get away
Was greatly surprised at the layout as this home is dog-trot to the extreme. In most dog trot designs several rooms are connected to each other (bedroom to bedroom, kitchen to den) internally and connect with other groupings through a central porch. Here, each room connects to the screened-in two-story porch and no connections indoors to any of the rooms. While in summer this would be welcome as the porch is a great place to be together, early march and 55 degrees brought on interesting challenges between available attire and the desire to be together out of doors. The rooms were comfortable and well decorated and homey. The kitchen was fully functional and bedrooms, while small with limited space for personal belongings, were comfortable with en-suite bathrooms. This is a great home for a family with 5-18 year-olds. The staircase is extremely steep and quite challenging for seniors and very young folks. We had great conversations outside on the porch by day and indoor warmth watching movies at night. All in all a great stay. I just wish I had more advance notice to the degree of separation of the rooms. I felt like a jailer in the middle of the night as i walked out the bedroom and across the bridge to the steep stairs while carrying my blind dog and out the screen door to let her out, then unlocking the kitchen for a dog drink of water, then locking and returning up the stairs to the bedroom. The hot water heater for the bathroom above the den is set too low (98 degrees) for a comfortable shower this time of year and i could not secure access to the water heater to adjust. All in all this was a good stay and I would stay again but would bring better clothing and leave the old folks and blind dog at home! I believe that the description could be elaborated a bit more to be informative so that some folks with infirmed pets / people aren't surprised and might stay away. Finally, one of the keys is not 100% compatible with the locks and you have to jiggle for the ones that it does work on.

Unique Seaside Original
This property was part of the early Seaside development and is still owned by photographer Richard Sexton. His artistic sensitivity informs the interior interestingly. While Seaside itself is being overburdened with "Builder Designs" (rather than architect's creations) that copy Duany's original concepts in clumsy clunky-ness, the original properties still shine brightly and this is one of them. While Seaside itself is slightly fading in shades of political redness, it still has a good deal of the old charm and Grayton still has the magnificent dunes. All worth the visit.

Dream came true
I, my husband and our friends came for a long weekend. It was awesome, the house is beautiful, the interior is very chic and cozy at the same time. The huge advantage was access to a private beach that was 5 min walking from the house. Truman's house in 2 min walking distance, one of the pools is just 1 min walking distance. Our part of the beach was almost empty all the time, very clean and gorgeous, especially on sunrise and sunset. In 6 min driving distance we had Publix, so it was easy to buy some food to cook. We used the grill a couple of times.
Only one moment was very surprising for me - when I asked to provide us with more than 2 dishwasher tablets (we stayed 5 nights there), the manager suggested me to go to the main market and buy them. I think when you stay longer than 2 nights and try to keep the place clean and tidy, you should at least have everything for that.
I would definitely be back and will recommend this place to everyone.

Unique Cottage for relaxing beach vacation.
The Pleasure Principal was a unique cottage that met all of our expectations. Having all of the rooms separate was very unique and different. The large porch was a wonderful area that we spent our time relaxing, eating and playing games with the kids. The outdoor shower was great for after the beach. The location was wonderful and in walking distance to everything. You could tell the owner took pride in the cottage. We enjoyed reading the history behind the cottage. We had a very enjoyable stay.

Second time around with Mister Cotton
We loved the casual vibe and house design for the second time in three years (we couldn't get it last year). Mister Cotton, our Australian Border Collie loved the porch and fenced yard. Fun and unique layout. The construction next door was annoying but nothing we could do about it and they looked like they'd be done soon.

We had a fun, relaxing week in Seaside at Pleasure Principal! I loved the porch and all of the vintage decor! It was the perfect house for couples to stay in...probably not a great choice for kids. We are empty nesters and it suited as well! The beach was crowded and I do recommend calling the cabana man ahead of your stay or you will be on the 2nd row all week long. Also, if you don't like to wait 1 1/2 hours or more at the restaurants then I would suggest cooking in. Overall, we would love to stay here again just not in the summer months.

Terrific Getaway!
We had such a wonderful escape from the hustle and bustle to this lovely seaside cottage. We loved exploring the beauty of the area, but found ourselves not wanting to leave the house! It was super cozy and the view from the upstairs observation point was fantastic. This place has a delightful atmosphere, with plenty of room - esp. the upper level being all bedroom. If you want to be close to everything including town center, beach club, and pool – this house is perfect. It was very well kept and so dreamy to observe the surroundings from the deck and top balcony. We loved every minute and are so thankful to have found this rental. We certainly hope to return!!

A Pure Pleasure
My husband and I stayed in August...the house was so relaxing and charming and just a short walk to the gorgeous beach!! We love the large open porch and cozy bedrooms ..also the small reading porch perched in the treetops just off one of the bedrooms.. Even though there are many great restaurants and fun food trucks a walk away our favorite thing was to buy fresh fish and a great bottle of wine at the nearby markets and grill in the lovely side yard at sunset....Just a perfect way to end a day at the beach!!

Ideal Vacation Spot
I stayed here recently with my partner and we had the best break in recent memory. To stay in a beautiful beach house just moments from the beach was an absolute dream. The beach house itself is set out to be a very sociable and interactive experience with its large porch area situated in the middle of the property. With two comfy bedrooms, it offers its home comforts within an idyllic setting. I would highly recommend this place to anyone looking for a fun, quirky stay in Seaside.

HIGHLY DISAPPOINTED
My family of 5 stayed here over Labor Day Weekend. It was not at all what we expected. There really is only enough space for 3 people. One queen size bed and one full that is smaller than normal. The pull out coach was in terrible shape and could not be used. The two bedrooms were very small with not enough space to put your stuff. The bathrooms did not even have shelves to keep your toiletries on, the showers were also small and one did not drain well. The kitchen is small and old, the equipment they have is outdated. There was not any common inside area where the family can sit down together and watch tv or hang out. You can stay outside in the heat. No extra chairs or beach equipment that rental houses usually have. No beach towels either. The house is strange and not at all family friendly, especially for small children. The steps are very steep.
One positive is, it is in a great location, walking distance to everything.

Wonderfully unique house!
We rented this house mainly b/c it was pet friendly, which is hard to find around seaside, but was so happy I did. The huge central screened porch is awesome - we never even sat in the living room. The beds are comfy and there was plenty of storage space. Three bathrooms was great too. The kitchen is outdated, but we never even hardly used it so it didn't bother us. Our little dog loved the screened porch and the fully fenced lot. The A/C started acting up some towards the end of our stay, but it was a really humid week so that could have had something to do with it. I called the after hours line and never got an answer or a response, but other than that I have no complaints about this house and would definitely stay again. We rent through Sandpiper a lot, and their properties are always clean and well maintained. Another great Seaside vacation!

We loved the Pleasure Principal (despite the Florida flash floods!)!
My husband, our puppy and I stayed at the Pleasure Principal in April 2014. We had anticipated our sunny, beach vacation for months and loved the online photos of this cottage. The photos did not disappoint as the cottage was exactly as we imagined! The beach, shops, and restaurants were all within a very short walking distance. Unfortunately, we enjoyed one beach day and then the Florida panhandle experienced torrential rain, flash floods and thunderstorms. Thank goodness for our wonderful cottage, full of books, movies and the relaxing screened-in porch. Though we had to spend the next several days indoors due to the weather, we were so thankful to be in the Pleasure Principal. The booking process was a breeze, the cottage was clean and tidy when we arrived, and our greeters arrived soon thereafter with the amenity passes we had requested. We loved Seaside, despite the strange weather we experienced and we will definitely return to the Pleasure Principal!
