Balance Villa is an exceptionally private, beautiful home nestled on a green hillside overlooking expansive views of Fish Bay. The villa – designed and built by a distinguished on-island architect and an artistic craftsman builder – has been thoughtfully developed to take advantage of cool trade winds, relaxing, gorgeous views and your every need.
The Villa is tastefully furnished with all the comforts of a luxurious island home. On the outside: an abundant terrace – plenty of open space for sitting by the pool sun bathing or shaded area for reading a book and watching the views. Adjacent to the pool: a built-in grill with wet bar and covered veranda with dining table overlooking the bay – all surrounded by lush landscaping.
Inside the house: a great room featuring floor-to-ceiling glass windows with stunning views of the Caribbean Sea, a large flat screen TV and Bose sound system. The open floor plan continues into the dining area with a spacious West Indies dining room table and seating for six. Mahogany furnishings and rich fabrics mixed with a few select antiques pieces compliment the island ambiance of Balance.
The custom kitchen is just what one would need to create that memorable Caribbean dinner – or maybe just breakfast at the built-in bar. Just off the kitchen is a half bath and the first bedroom suite.
A staircase ascends to the upper floor and to the second king bedroom/bath suite. Each of Balance’s bedroom suites feature king-size beds with private bathrooms, digital A/C, and flat screen TVs. The bathrooms feature an indoor and outdoor garden shower, as well as private balcony with view of the bay.
Balance villa is managed by a professional management company and their on-island staff is available if you need assistance 24/7. They will also meet you at the ferry dock, and lead you to the house.

This property was just as it said it would be! Unfortunately we lost power for 4 out of the 10 days of our stay, but that was NOT the property's fault. It was an island wide blackout, but who needs electricity when your at the beach?!?. Owners did tell me they are looking into a generator, so don't let that stop you because you will miss out on a spectacular view while looking out any of the windows and while you're floating in the beautiful pool. Easy drive to get to town and close to gas stations and food shopping. Marc and Ann were fabulous to communicate with and have a wealth of island knowledge. Kristen, the property manager was exceptional! Always spot on with communication. All in all, Balance Villa made turning 60 so worth it! I would highly recommend this property!

Beautiful house, porch and pool area. Private pool is very nice. Loved the exterior stone & brick work. House interior is very nice and comfortable. Wood ceilings in great room, porches are inviting. Kitchen very well equipped. Second floor porch great to enjoy at night. Highly recommend for couple or small group. Great view of Fish Bay. Awesome management staff and very helpful owners that are easy to work with.

This was our first stay on St. John. The Villa was exactly what we were looking for. Beautiful view listening to the ocean at Fish Bay. The area was quiet and peaceful. After a day of sightseeing we were able to come back to go for a swim and relax and enjoy the tranquility. The Villa not only had the view but had all the amenities including AC in the bedroom. We would definitely stay there again.

Our stay was wonderful! The views were amazing. The house was fully stocked with everything you need. We made great use of the blender and the grill. The pool definitely got used too. Mixed reviews from our group on the comfortableness of the beds, but overall I would highly recommend staying here!

Villa was as pictured on VRBO. Well appointed & layout was nice. Enjoyed the spacious countertops & dining area. Best feature is the SUPER private location. Allows for 24/7 privacy!!! Will rent again!!!!

Everything from booking to checking out was very easy and smooth! This is our 3rd stay on the island and by far our favorite house. We felt we had everything we needed. Marc and Ann have thought of everything. Thank you so much for the amazing week

The villa was a comfortable stay for the 3 of us. The space was super clean and cozy. The outdoor showers off the master suites were beautiful and I will definitely miss showering in that space every day! The swimming pool was the perfect way to end our day on beautiful St. John.

We have traveled to St. John many times and have stayed many places. I have to say that since my island friends moved state-side, Balance Villa is by far the best place we've stayed. Super clean, well equipped, great location, and just beautiful. We especially loved the outdoor space, pool and outdoor showers. The kitchen is spacious and has everything you need! We would definitely stay again!

When choosing a vacation home online you never know if reality will match expectations -WOW! Balance Villa was clean, beautiful, thoughtfully and tastefully decorated with breathtaking views. If you were wondering if the Villa has…. just open a drawer or cupboard and you will find what you need. Spacious- plenty of room for 2 friends to spend time together or apart. Property Manager was exceedingly helpful and friendly.

Balance Villa is perfection! We had the most wonderful stay because the views from the villa are so beautiful and the villa itself is gorgeous and very clean. The amenities are terrific for cooking meals and the pool with its view is spectacular. The owners and management company were all very helpful and kind and made the process easy and fun. The photos do not do this villa justice, it is so pretty. And the neighborhood is wonderful, peaceful and quiet yet close enough to town to easily go out for sightseeing, shopping, groceries and restaurants. We could not have been happier there.

The drive to town was only 10 minutes with breathtaking views on the way. We cannot wait to return!

At first… following behind our villa greeter in our rental jeep we (I ) were a little overwhelmed by how far ( I thought) it was from Cruz Bay. We usually have stayed closer in. But honestly, it was no big deal at all once we did it by ourselves :). The property was immaculate! The outdoor showers were amazing and the pool was the perfect temperature. The one and only drawback for us was only having A/C in the bedrooms. Would we stay there again?? Absolutely!!

Gorgeous property. The house had everything we needed including a fully stocked kitchen for preparing any meal. We throughly enjoyed the swimming pool that had stunning views of the turquoise Caribbean water! We grilled out and enjoyed the outdoor space & was perfect entertaining area.
The two separate master bedroom suites were also a big bonus and both also had incredible outdoor showers!!
We loved everything about our vacation week & plan to return again someday.

We could not have asked for a better place to stay. The house was just as good as the pictures, and the view off of the pool deck is immaculate. Far enough from Cruz Bay for quiet evening & nights, but close enough to get where you wanted to be. All of the best beaches (Hawksnest, Trunk, Cinnamon), The Windmill Bar, Mongoose Junction - all within about 10-15 minutes. We would definitely stay here again!

Gorgeous. Clean, so well appointed, well designed and thoughtfully laid out. The views are out of this world! We felt incredibly welcomed at this property and all parts of booking, check-in and check-out were easy and the folks were friendly. We couldn’t have enjoyed our stay at this property any more and will absolutely be booking again!! Thank you, thank you!!!

The house is very tastefully decorated and well maintained. All outdoor chairs and loungers have cushions. Big covered patio and large sundeck with a pool facing the ocean. We actually spent 80% of our time just enjoying the house and pool deck. It's only about 10 or 15 minuite drive to Cruz bay. Highly recommend this house.

The Balance Villa is fabulous! The villa provides everything you can possibly imagine to make your trip seamless and enjoyable: beautiful pool, well equipped kitchen for those of us who love to cook, plenty of privacy and room for 2 couples and great communication with property management company and owners. Highly recommend Starfish Mkt for provisions delivery, Paradise Massage, Mr. Piper's Jeeps, Zozo's and Lime Out.

The first thing you'll notice is the amazing view from the pool deck - hands down my favorite part! The house is beautiful, spacious and has everything you'd need. Loved that the two bedrooms are separated - one up and one down. The driveway was pretty scary initially - but we'd been to St. John before and were all too familiar with the steep hills and sharp turns. My only complaint was probably that it was a little further from town that we had hoped but it was still a fairly quick drive in. The outdoor shower was awesome - what a great way to unwind after a long day in the sun! Loved that there were already beach chairs and beach towels there for guests - this saved on packing space since we didn't need our own towels. Having laundry on site was a bonus as well - when we got home we had mostly clean clothes to unpack...no mountain of dirty laundry. :-) Thanks for a great stay, we'd book again for sure!

We had a great stay at Balance Villa! The location was actually perfect and much closer to town than we expected (10 minutes). The view was beautiful, the pool was wonderful. The beds were comfortable. The outdoor shower was the best!
They provide beach chairs and noodles, which we took to the beach with us. (They also provide a cooler, but we had our own.)
We will definitely stay here again upon our return.

Everything about our experience was amazing! Everyone was so responsive to any question or need we had, and the house was incredible! So well maintained and stocked with everything we could possibly have needed! Thank you for a wonderful 35th anniversary trip!!

This property was perfect for our couples getaway, especially with having 2 master king size suites. No better way than to wake up each morning with the views of Fish Bay. The house had everything you would need to make your stay enjoyable. Owners we’re always prompt with response to any of our questions and the management company was friendly and helpful, meet us as soon as we got off the car ferry to take us up to the villa. They reviewed everything we would need to know about our stay and even offered complimentary concierge, which was helpful when booking our all day boat trip.

My husband and I had a wonderful time at Balance Villa. The view was awesome, as was the pool. The house had all the dishes, silverware and other things you would need for doing any type of cooking. The outdoor shower were wonderful a and the towels were fluffy and soft, as were the sheets and pillows. We appreciated the safe and chairs for the beach. The only minor detail was that the living room cushions, and cushion for the outdoor chairs are not as cushy as they probably were when new. We adapted and since it was just the two of us, used two cushions instead of one. It was just a minor issue totally outweighed by everything else wonderful about the house, the management and the island. Due to coronavirus, our trip to St. John is probably the last trip in a while, we sure wish we were back in St. John at Balance Villa!

We stayed at Balance Villa last week. We thought the house was perfect for the three of us. Close enough to to town to run to the markets, shop, etc. but far enough out to not have the traffic noise. We cooked a lot at the house. We grilled steaks, ribs, chicken and enjoyed eating outdoors on the patio. The bedrooms were nice and the outdoor showers a treat. We thought the washing machine might be leaking so we called management. Someone responded promptly and the owner left a voice message following up. We spoke with the owner and he and his wife shared great information regarding COVID 19 and the island. This was very helpful. We really enjoyed our stay. This was our third house rental on St.John and I would rent this one over and over. Loved it!

We had an amazing vacation on St. John and Balance Villa was perfect in every way. It was visually so beautiful inside and out...so well kept. The kitchen had everything needed, dining and living area was great and the view was stunning! Bedrooms were identical, each with king size comfy beds overlooking that stunning view and can't forget the fun outdoor showers! We sat outside on the deck most of the time and loved loved the pool...perfect way to start each day and then perfect to enjoy after beaching all day. We just can't say enough about the property and were encouraged to see the island coming back strong from the hurricane damage it has suffered. We will definitely be back!! 5 Stars for Balance Villa!!

Our stay at Balance Villa couldn’t have been more perfect! From the very start with having an escort to the property, we felt welcomed and the checkout process was simple.
The property is in a great location with a beautiful view and privacy. The house is beautiful, clean and felt like home. We had everything we needed in the kitchen to cook full meals many times.
The views from the balcony and showers was phenomenal! The pool was nice and refreshing!
Overall, we couldn’t have asked for a better experience for our first trip to St. John and we are already trying to figure out dates for our next trip and I wouldn’t hesitate to book here again. Thank you for an amazing vacation that will give us memories to last a lifetime!

We loved our stay at Balance Villa. From it's impressive design, beautiful landscaping, stunning location overlooking Fish Bay, and quiet retreat like location, we are so happy we booked Balance. Speaking of booking, the whole process was so smooth. The owners were very helpful and responsive to our initial questions, and Cimmaron Property Mgmt, the on island contact was a joy to work with. The villa is fully equipped to meet all your needs, and is just a short drive into Cruz Bay for markets, shopping and dining fun. We opted to rent a Jeep on St. Thomas from Amalie Car Rentals, who met us at the airport and provided fantastic service, and took the car barge over to St. John. There are also several car rental companies in Cruz Bay as an option. Although it would be so easy to relax and enjoy all our island time at the villa with all it has to offer including a terrific kitchen, pool and loungers, having a Jeep enabled us to visit many of our St. John fave spots and beaches. We rented inflatable paddle boards from Lucy at SUP St. John, and with the great beach gear provided by the villa, enjoyed fun paddling and snorkeling on beautiful Hawksnest Beach. We booked a full day charter with Rockhoppin for a fun tour of several BVIs iconic beaches and beach bars, passports required. We enjoyed several meals at our Cruz Bay fav, High Tide Bar and Grille, Thanks Jim and Kelli, and enjoyed an afternoon at the Gecko Gazebo located in Mongoose Junction, Thanks KC. While there we grabbed some great local gear from St. John Brewer's. When on St. John, we always visit St. John Spice Co at the ferry dock, and pick up some beautifully hand painted glassware from a local artist. Time your evening trips into Cruz Bay to catch a beautiful sunset overlooking Cruz Bay and St. Thomas.
St. John is an amazing island destination with wonderful local islanders, "Love City", and like several Caribbean Islands, can really use our support recovering from Hurricanes Irma and Maria. Check out Kenny Chesney's fund raising CD "Songs for the Saints". We highly recommend spending time on St. John and booking your stay at Balance Villa. You will be so glad you did. Thanks Ann n Marc of Balance Villa, Cimarron, High Tide, Lucy, Rockhoppin, Island Wellness Center, and all the awesome islanders who made us feel so welcome and helped make our St. John visit such a great time. We will be back for sure.
