This listing features a 2 bed/2 bath condo available for rent year round. Our rates vary based on the season and length of stay. Our family LLC has independently owned this villa since 2001. Our villa is located at the King and Prince Resort on Neptune Road in St. Simons Island, Georgia.

Our 1250 square foot villa offers many upgrades. The HVAC & condenser for heat & air are 2019 models. The Master bath now features custom cabinetry, granite surfaces, & handicap friendly walk in shower ( 3 inch clearance). The villa also offers ocean front views from the foyer, kitchen, living, master bed, & master bathroom, & balcony . The expanded foyer features ship lap wood finishes on the walls and ceiling.

The villa has been renovated with tile flooring and plantation shutters throughout. It features granite counters in the kitchen, bar, and bathrooms. It offers upgraded cabinetry in the kitchen and baths and built in bookshelves with mantle and fireplace in the living room.

The villa includes upgraded 163 mph blunt force, sound, hurricane resistant impact glass facing the ocean. This resistance glass features sliding doors from the living area and master bedroom opening onto the balcony. Sliding glass can be replaced with screens to enjoy ocean breezes inside the villa. The balcony offers tile flooring & an 8 piece teak furniture set for relaxing, dining, and oceanfront views.

Crabdaddys, Crab Trap, Beachcomber, & Fiddlers are all recommended restaurants within short walking distance. Use Golfnow.com for low cost tee time reservations. Sea Palms Golf is 5 miles from the villa. King & Prince Golf: 12 Miles. Jekyll island Golf: 20 miles. Choose a short walk to Ocean Motion for beach wear & bike rentals . See attendant under the yellow umbrella on the beach for chair & Umbrella rentals.

24 hour security is provided by the King & Prince HOA. Covered parking is included. We require summer rates for UGA vs. FLA weekend. We require fall rates for Christmas through New Years Eve. Follow us at www.facebook.com/kpvilla

First of all the view was amazing. The furniture was comfortable and the kitchen was fairly well stocked with staples others had left behind. It was very clean. The condo is close to the parking lot so it was easy for my mother who is in her eighties to navigate. Except for a few repairman noises (not something horrible or even unexpected) it was quiet. Had a wonderful time.

Overall we were very happy with the facilities but a couple of things would have been good. Needs better lighting, especially over the dining table. Also needs instructions on how to use the fireplace

This property had everything we needed & more. The washer & dryer were nice to have. When the weather was chilly it was wonderful reading by the ocean - only inside! Great views! The owners were quick to respond when we couldn’t get the T.V. to work.

We kept saying “We need to go to the beach” and when we finally had time to look up, it was November. The weather looked promising so I checked for availability and found this unit. It was perfect! Gorgeous view of the beach, a beautiful property, plenty of space in our unit, and all of the amenities combined to make this much needed getaway exactly what we needed!! Will definitely check availability for this unit for future trips to the area.

Our first trip to St. Simons didn't disappoint! This unit is exactly as shown. The patio is very nice with a beautiful sunrise and beach view! It was just us two, but, there is plenty of room for 6. We slept comfortably in the King bed. There were no umbrellas for the tables at the pool as you leave left from the unit front door, pool is on the right of the walkway. We weren't sure who to ask about it. The kitchen is well equipped; however, the coffee maker could use an upgrade. We will definitely rent this unit again as we thoroughly enjoyed our stay!

A fun property with the perfect location. The back bedroom could use brighter lighting, and an upgrade on toilet tissue and paper towels would be nice. 1 ply just doesn't get the job done!

My husband & I had a 4 night stay during tropical storm Nicole. Great communication from owner/manager. Great location & views from the condo. Easy access to beach & K & P amenities. Unit was clean & had all we needed. Kitchen well stocked. Would rent again!

The condo was perfect as we were attending a conference next door at the King and Prince Resort. It was nice to have access to the resort pool! The owners were easy to reach and quickly answered questions we had. The condo had a wonderful view of the beach. The beach access is close but you have to walk through thigh deep water to get from the stairs to the beach. We ended up walking to the King and Prince beach access. The master TV has Roku which is nice but wish that the living room had that also. We couldn’t get the TV in the 2nd bedroom to turn on. We would definitely stay at this condo again.

This was our third stay in this well done, upgraded, & renovated condo. The balcony ocean views are breath taking. We used and enjoyed all the pools, hot tubs, and beach. We love this villa and the king and prince. We enjoyed dining on site and sat by the fire pit in the evening beside the big pool. Our hostess was so, so gracious. Thanks so much.

We enjoyed our stay thoroughly. We enjoyed the pools on the King & Prince property. We stay fit, exercised, & played tennis. We loved this villa and enjoyed all the property amenities. The beach was fabulous for relaxing and walking. We look forward to our next return. Many thanks!

The condo and property is very nice and spacious and fully stocked with linens and kitchenware, etc. Beware that even though the key card will get you in and out of the King & Prince property, it WILL NOT allow you rights to enjoy the big pool. We were told we could not be in there because the owners of condo don't participate in the package that allows entrance to the big pool or the fitness center. The pool at the condo building is available and nice but there are not many chairs around that pool and there are no umbrellas or shade when you've had enough sun! Over prior years of staying at the K&P, we enjoy the big pool area and its amenities, and I would not have rented this unit had I understood that would be barred to me. But if that's not important to you, nice place to stay!

The patio ocean view is so wonderful in the mornings and evenings. This villa is just steps to the beach. Check in was easy, and the owners responded quickly to my messages. It's all the comforts of home with the ocean at the front door. We thoroughly enjoyed this location and hope to use it again.

LOVED this Condo, conveniently located to restaurants, shopping and the pier! The view of the ocean and King & Prince Pools allow you to people watch from the balcony and access to the South Villa pool and hot tub is so convenient and enjoyable! Erin responded quickly when we posed any questions!

Good layout for 2 couples. Nice oceanfront view. Location is good. Interior is pleasant but looking tired. Cleanliness was ok but some dirt marks on tiles, some linens stained. Access stairs to the beach were blocked, people had to crawl over a rock break wall to reach beach. Older people could not manage it. You are expected to strip all the linens and take garbage out prior to leaving. You cannot check in until after 4:00pm and must be out by 10:00am, so a 2 night rental is only one day at the resort. As far as value, we found it very overpriced for the condition of the room and the short duration you have the room.
