We had NO heat at all. Called to report they sent someone out he told us it would be an hour before we felt a difference and have heat but to no avail we still had no heat. Called back but noone came back out to fix the unit. We stayed the night in a cold cabin with tempatures outside in the single digit. They moved us to a differen cabin the next day but our family couldn't enjoy our stay or even take showers and relax because it was so cold. The cabin itself was nice, lots of space, and was very clean. But the heating situation was horrible. ElksSprings refunded a few dollars and I do mean a few dollars for the inconvience of us freezing all night(there were 11 of us and after the refund was split up we all received $15) so yeah we were refunded a few dollars as to where I feel we should have been offered a free night's stay or at least half of the night's stay refunded. Even tho the cabin was nice I would not stay here again in the winter season.

Overall this was a nice cabin for our large family. The drive to get up to the cabin isn’t horrible, but probably isn’t for the faint of heart. It was off the beaten path, but pretty central to Gatlinburg and pigeon forge. It takes about a half hour to get anywhere, just because of how slow you have to drive on some of the roads. The only thing I could really complain about is that the mattresses are rock hard. That’s a big deterrent for my family and I, and we likely won’t stay at big bear lodge again, because of this.

During our stay, we experienced some difficulties with the heating and water. After two technicians came out, we were told that one of the units were frozen and this is why we did not have hot water or heat. We were in the cabin for about 16hrs with little to no heat or hot water. On Friday, around 10am it was fixed. However, Friday night around 12am, the cabin dropped back down to below 60 when it was below 40 outside. Due to the inconsistency of the temperature, my youngest child is now sick. Otherwise from the heating and hot water issue, we enjoyed our stay. Cabin was clean, in a central location, and the staff was eager and willing to help us during our stay.

This cabin is in a wonderful location, has a great view and is very pretty itself.The management company makes things easy and are very responsive to the customer before and during the stay.However, the cabin has some short comings.While it is listed as sleeping 32, while it is true you could sleep 32, the amenities of the cabin would not support it. The hot water heater was too small for my group of 12, so much that we thought the heater might had broken. Maintenance came out promptly to have a look, and let us know it was working but was nowhere near large enough and would get a note in to the owners to upgrade it (good luck future groups!).The other issue we had was a lack of seating on floors 2 and 3. It would be good to add in a few extra chairs.

As we were loading our cars to leave, two bears decided to visit our trash cans, circle the house, and one groomed itself as we watched from the decks.Overall, we were happy with our stay, but if you are going to advertise that you can sleep 32, then you need to stock the kitchen accordingly. More silverware is needed. So are more, larger serving dishes and a decent can opener. We used a pocket knife! Also, I had 3 lukewarm showers and one warm shower. The water heaters need help.Be aware that the "main" level is NOT the ground level. If you need 3 bedrooms on the entry level, go somewhere else. What the website describes as the lower level is the entry level, main is the 2nd floor, and upper is the 3rd floor.The drive up to the cabin was a bit scary. Serious drop offs at the edge of a single lane road.With all that said, we thoroughly enjoyed our stay and particularly liked that the dining area and the living area were connected.

Our biggest complaint was the mice! Mouse droppings in the kitchen drawers and on our first night, we watched one run across the kitchen counter. There was also what looked like a critter nest in the corner of one of the staircases. Ended up having to figure out where to store food so as not to wake up with mice having feasted. Called property management and they sent someone the next day, but the mice issue wasn't going to get addressed same day.
There isn't nearly enough seating for the number of guests this property can accommodate, which made the 2 main dining tables the only area to sit and congregate. All the other common areas had seating arrangements for 3 people max. Could have used a couple more couches on each floor! Windows were old and falling apart, no screens so couldn't open the windows. Some broken/missing window treatments, made privacy interesting on the first floor bedroom facing the balcony. Hot tub looked questionable and we didn't even both attempting. Plenty of towels and linens. Beds were relatively comfortable.
Location was decent, although the road getting to the house was very narrow with switchbacks. I would avoid it when dark or with snow.

The climb to the lodge of luxury known as the Big Bear Lodge of the Elk Springs Resort was one of the great and brave endeavors. Big Bear, its beautifully luscious chestnut wood covered only partly by the tree of epic collaborated proportion. Each bear's lair is adorned with such majestic beauty fit for the type of experience awaiting pleasure full and manner full enjoyment. Thank you for the views built especially with someone like us in mind. That's the experience. That's the bare necessity for a weekend well-curated. Was a great place to stay. We started off going to have about 32 people. It dropped down to about 22. Would have had plenty of room for the 32. The cabin was great looking. Had plenty of room on the inside. Had plenty of stuff for the kids to play around with. Everything was clean. The staff was very helpful. We just very much like to thank the ones that are in charge of this because they made our stay great.

I almost feel like this is a continuation of wasting my time, but here we go again almost a month later. Quite literally the 20th attempt to get through to someone of how awful our first nights stay was and complete lack of guest service. We were told that check in was 3 and a slight delay because of weather. The cleaning crew never arrived after waiting until 5:30 our group of 29 was told to go have a nice dinner and get a hotel room at our expense. At the low end that would have been over $2,000 during Christmas time! After already paying in full the $5,090. You left no helpful options. Completely left 29 guests from 3 states out in the cold. We then suggested that we just clean it ourselves because this was a family reunion and we didn't want to be separated trying to make other accommodations. Not to mention all of the food that was purchased would go to waste. We spent all evening after being delayed to enter the cabin to clean. The roads were accessible as all of our party and neighbors were driving around. After staying up past 12 PM doing laundry we continued this into the next day. All the while trying to communicate with your office to rectify our frustration and huge inconvenience. Again the cleaning fee refund is not sufficient compensation! Your staff is rude and incompetent. Which made the experience even worse. Hanging up on guests when trying to resolve these matters and not responding to texts or messages is completely unprofessional! Again we are asking for a full refund of our first nights stay. Just the cleaning fee is ridiculous! We will never stay with E.S.R again and will make it known to everyone and anyone to not use your cabins. I'm sure this review will be disregarded along with the over 20 other calls, texts and messages too though.

We booked the cabin for a ladies weekend retreat. Location was about 25 minutes from Pigeon Forge and 25 minutes from Gatlinburg. The cabin was clean but needs more furniture. We enjoyed the hot tub and the mountain scenery.

The house and location were great, but there were issues with the beds in each of the 6 rooms we used. New mattresses are needed in all of them. The cabin was also lacking in furniture. The movie room included one couch and that is it. We pulled in some rockers, but there were not enough rockers on even one of the three porches for all of us. With so many rooms, you would think there would be comfortable seating for the large group of 12 to gather somewhere. The top floor was the most homey and had an extra kitchen, which was nice. The jacuzzi had to be fixed and the water wasn't very hot at first, but the company was very good about quickly coming out and fixing both things and it worked well after that.

The property was not well-maintained, it had a huge boarded up window, the cabin looked dilapidated and run down - definitely not the 5-Star vacation home I paid top dollar for. The TVs didn't work and the Wifi barely worked - I spent many of my vacation hours troubleshooting problems with this cabin. The air condition unit leaked out of the secure closet on the floor. The cabin was filthy! dust, cobb-webs everywhere!! The entire cabin smelled horrible! Trash all around the outside of the cabin. I would like a refund please as this was far less than what I contracted for.

Great for Family Reunion
We stayed at Big Bear for our first annual family reunion and had pro’s and con’s with the rental.
Pro’s:
-The space is perfect for families to spread out, each room having it’s own bathroom plus an extra area in the bedroom to get ready.
-The beds were not too hard or soft, and all either queen or king, which is so rare to find that many in a rental!
-Plenty of plates, cups, and wine glasses to go round.
-Floor 2 had a foosball table and love seat in front of a big protection tv, each room had a tv as well I believe but didn’t really pay attention
-The top floor had a pool table and foosball table, and an extra fridge and coffee maker, and small table - perfect for the late night crowd.
-The bottom floor had a long table that fits 14 people if chairs are pulled up to the ends, and there is a small picnic table outside, and a small loveseat downstairs. If you have more people than that, they’d need to go toothed floors to eat.
-The porches were so spacious on the back and side.
Con’s:
-The images need to be updated - there are only a few rocking chairs outside, and the gaming areas were different as well.
-It could use a REaLLY good deep cleaning. The floors were dirty (don’t walk barefoot or your feet will be black), crumbs were on the tables and floors, and showers were dirty as well.
-Only one roll of TP provided per restroom, so if you stay more than 2 nights, bring extra.
-Grill tools are trashed, so bring your own.
-No cookie sheet
-Not enough forks for 16 people (everything was mismatched), but plenty of plates/cups
-Hot tub was temperamental, the bubbles wouldn’t stay on the first night, the second night it was fine but definitely sandy inside
-The front door lock is a joke, it could easily be kicked open, and the back door doesn’t even lock.
-Some of the outlets in the kitchen don’t work, but there are plenty that do.
-Definitely bring extra large trash bags as none are provided besides the starter bags.
-While remote is awesome, it’s on a super narrow one lane road and we kept having to back up into people’s driveways to get out of the way. Plus there was construction on a new home and they had stuff all in the road, making it really hard to get around. Just dangerous. Not recommended for younger lesser experienced drivers.
-It made no sense that a tiny love seat was in front of the big projection screen tv on floor two, it would make sense to set that up as a theater room so multiple people can enjoy.

Once you got to the cabin, it didn't seem that bad and the 30-minute drive wasn't terrible, but in addition to the unexpected location, the cabin had many items that needed to be repaired and the cleanliness was not ideal.

The cabin was perfect. We had a pretty big group and it was more than enough space for everybody. The property was located only about 15 minutes from town so that was also a plus. The only problem we had were 2 uninvited guests. We had 2 stray cats that would not go away,we couldnt enjoy the outside grill and deck ike we really wanted to because they were always there. Other than the cats our stay was more than we asked for. Can't wait to come back.

We had a great time renting this cabin. There is a lot of room for parking, it will hold 10 vehicles or more. It has big bed rooms with comfortable beds. It has two full size bathrooms on all three floors for a total of 6 bathrooms which is great when you have more than 20 staying in the house. The kitchen is a decent size with a huge table and lots of sitting room. The porches wrap around two sides of the cabin on all three floors so you can have privacy and great views on the 2nd and 3rd floors. It has a pool table and foose ball table and a projector screen. The only issues we had was with the hot tub was giving a fault and not running or heating up. So I was able to text the service desk and they had a maintenance technician come out and fix the issue and we were able to enjoy the hot tub. This was overall a great experience. The check-in/check-out was excellent. There were plenty of amenities but main living area TV could probably be larger scale given the size of the room and age. Beds were comfortable and plenty! Time to update the comforters and overall age of things.There were plenty of kitchen items/utensils/plateware, etc. Kitchen could have used more detail cleaning. We had to do lots of sweeping and damp mopping. Lots of hair on counters and floor in Kitchen and dining area. Recreation items in cabin were great and in good shape. For folks not use to single lane roads in the hills, be cautious. We had to backup going uphill to allow passage, very dangerous. Not far drive to any of the nearby activities/tourist areas.

Overall the rental is great! It has lots of room to spread out, great bedroom space and layout is nice with two bathrooms on each floor. The view is ok. Not great. The trees are very overgrown and there is only a small area where you can actually see the mountains from each deck. That was a little disappointing. There was decor that was outdated and could use updating. Many lamps that didn’t work and lots of lightbulbs out. The dryer was broken the whole week we were there. We called the maintenance man who came the next day but a new part was needed so that was a little frustrating they didn’t offer a new set to switch it out with or something especially because we pack light for traveling and depend on doing laundry many times during the week. I can’t imagine it just broke between the last guest and us but we made it work. There were a few other cleanliness issues we encountered (someones underwear in a closet and spots on the bedsheets) but a major one was how dirty the floor was. The very first day we arrived it was dirty. Not sure if they even mopped between the last guest. There was a mop but no bucket or cleaner so we couldn’t do it ourselves. Our feet or socks were black if we were not wearing sandals or shoes in the house. And with many kids it was just gross with their toys and blankets and themselves on the ground all the time. Also, for sleeping 34 people the seating outdoors is very limited. There was only 3-4 rocking chairs on each deck. We had to move chairs up and down so we could all sit outside on one deck at the same time so it would be nice if there were more chairs outside. The kitchen was pretty well stocked. No baking sheets or crockpot. No coffee filters but other than that it was fine. Overall we all had a good time and it was a great location close enough to things but felt far enough away it was private. The elk springs management and people I worked with were great and very helpful.

Overall the rental is great! It has lots of room to spread out, great bedroom space and layout is nice with two bathrooms on each floor. The view is ok. Not great. The trees are very overgrown and there is only a small area where you can actually see the mountains from each deck. That was a little disappointing. There was decor that was outdated and could use updating. Many lamps that didn’t work and lots of lightbulbs out. The dryer was broken the whole week we were there. We called the maintenance man who came the next day but a new part was needed so that was a little frustrating they didn’t offer a new set to switch it out with or something especially because we pack light for traveling and depend on doing laundry many times during the week. I can’t imagine it just broke between the last guest and us but we made it work. The over all experience was good. Our blended family has not been together since my husbands and my wedding twenty six years ago. Everyone seemed to have a good time and all pitched in to do daily chores. We had some issues with the cleanliness' of the lodge and maintenance of some of the equipment. The gas grill was filthy and falling apart batteries in a smoke detector and a carbon detector needed to be replaced. The first night we were there the ac on the second level went out. I will say every time we called with a concern they came out promptly and fixed things. They replaced the grill and cleaned the matt under it. The matt should have been replaced. The grease was so thick it had to be scooped up. The batteries were replaced and they put window ac unites in until they could fix the ac the next day. The floors were dirty and sticky and the dust on the steps look more like lint. The place was probably cleaner when we left then when we arrived.
