Lemonade Cottage is a classic 1935 oceanfront beach bungalow that has been lovingly saved and restored to her original beauty. You MUST see to appreciate. The beach and ocean are literally in your back yard . . . just walk down the porch steps and you're there. You don't get any closer than this!!
Lemonade cottage features an open living area with high vaulted ceiling, true tongue-and-groove paneling, rustic hardwood floors, lots of natural light, and panoramic ocean views from covered and uncovered porches and decks. The living room featuring comfy seating, a large flat screen TV and ceiling fan are there when you're ready for a break from your backyard beach. Adjoining the living area is the dining room with an antique dining table, church pew seating, and wall-to-wall windows overlooking the Atlantic ocean. Enjoy your morning coffee watching the dolphins play in the surf and the sun rise on the Atlantic . . . you'll never want to get out of your PJ's.
The well equipped kitchen features stainless steel appliances, fridge with ice maker, dishwasher . . . and just about everything you need to prepare your "fresh catch" and entertain. Extending the living area is a huge wrap-around covered porch for when you're in need of shade . . . or oceanfront sundeck when you want to catch some rays. Enjoy evening cocktails sitting in an Adirondack overlooking the ocean. Ahhhh!
Lemonade cottage offers three bedrooms and sleeps 6 comfortably (4 adults, 2 kids) with two oceanfront queen bedrooms plus a twin bunk room. Don't let the one bathroom concern you as you'll want to take all your showers outdoors in the private, enclosed outside shower with hot and cold water. The cottage also features a large laundry room with washer, dryer, extra storage area and has central air conditioning.
Lemonade is situated in Kitty Hawk within a short drive to many local restaurants, shopping and attractions and walking distance to Ocean Boulevard Bistro & Martini Bar and Art's Place (a true "diner & dive" known for the best burger on the beach!). Enjoy spectacular shelling, surf fishing, sun bathing, surfing, swimming, kayaking, biking . . . and so much more. Your family will remember the memories you make at Lemonade for generations to come!

* Cottage accommodates up to 4 adults and 2 children.
* Linens are not included. Therefore, you will need to bring sheets and pillow cases (2 queen, and 2 single beds). All of the beds have quilts and pillows. You will also need to bring bath, hand, wash, dish and beach towels. HOWEVER, if you do not wish to bring your own there are several companies that rent linens and will deliver and pick them up directly to and from the cottage.

This is our 4th year of staying at the Lemonade cottage. We continue to go back every year because its the perfect space for us. Great ocean views, easy to get to the beach, great Kitty Hawk Location. Kim & Mark are great hosts. We love it and will stay here again for sure!

Our favorite place. . as the family grows this year we had an 8 month old to experience Lemonade Cottage and the beach for the first time. Cottage has everything we need to relax and owner always available if there is any sort of issue. Clean, right on the beach and grandma can see the ocean while cooking!

We had an absolutely wonderful stay at this beachfront rental on the Outer Banks! From the moment we arrived, it was clear that this house was a gem. The check-in process was a breeze, and we were immediately impressed by the cleanliness and charm of the home.
The views were nothing short of spectacular—waking up to the sunrise over the ocean each morning was a highlight of our trip. The house itself is beautifully appointed, with a well-equipped kitchen that made meal prep a pleasure. We even appreciated having a vacuum available, which was a thoughtful touch.
Communication with the owners was excellent throughout our stay. They were responsive and provided all the information we needed to make our vacation stress-free.
Overall, this rental exceeded our expectations in every way. If you’re looking for a cozy, well-maintained beach house with breathtaking views and easy access to the sand, this is the place for you. We can’t wait to return!

Our family has had the most amazing week for several years at Lemonade! The owners also have another home called Sweet Tea that we enjoyed immensely! Right on the beach & excellent surf fishing, dolphins, and almost a private beach feel when we go as the lot next door is empty. So thankful for this annual and special place for our family over the years and for many years to come.

Our visit to Kitty Hawk in the Outer Banks was wonderful. Beautiful cottage inside and out, comfortable, roomy and has a great kitchen if you love to cook. We loved the deck overlooking the beach, it was fun watching the dolphins, sea birds, ghost crabs and the little green anole lizards. Would recommend this cottage to anyone and would return in a heartbeat.

This cottage is adorable and the view of the ocean from the house is relaxing and good for the soul. You can hear the surf with the windows closed, in your bed. If watching the shore birds, dolphins, ocean and cloud patterns is a big part of why you seek the beach and you do not have a huge group needing more space, Lemonade Cottage is a great choice. The deck is relatively new and surrounds the house so there is always a place to relax out of the elements. It was a perfect week, just as anticipated. The Lemonade Cottage literally has everything you're looking for in a beach vacation. Your backyard is the sand and ocean while the cottage is vintage with all of the modern amenities. The Lemonade Cottage is what you would read about in a novel minus the fiction piece. The owner is personable much like a friend and cares whether your vacation is enjoyable. My husband rated it an 11 out of 10 and I concur!!!!!

This cottage is charming and the ocean view was absolutely the best we could have hoped for. The decor fit the cozy ‘30s-era with beautiful antiques. Our hosts made us feel very welcome. They were available if we needed anything but totally respected our privacy. Our ONLY regret about our stay was the need for more comfortable indoor seating. The sofa cushions compressed too much while sitting causing us to slouch constantly. We aren’t large people. Everything else about our stay at Lemonade Cottage was wonderful!

Perfect! The one word to describe the Lemonade Cottage. It was exactly what I was looking for in a beach front cottage. Our family loved this house. All the modern amenities in an updated, cozy 1930s rustic style OBX beach cottage. The house was amazing. I woke up with the sunrise every morning, and would go sit out on the deck and have coffee. The house was only a couple steps from the beach. Not one issue whatsoever. The owners had great communication and were very kind. This location in Kitty Hawk was easily accessible to many stores, restaurants and other activities. I would recommend this house to anyone looking to enjoy a beachside vacation. I would definitely stay here again. Thank you!

Could not have asked for a better place to hide away for a family getaway. The weather didn’t cooperate but it didn’t matter - there is no bad day when you’re staring off at the ocean. The house was perfect for our 3 boys - bunk beds and lots of room to roam. Kim and Mark are amazing hosts - making us feel incredibly welcome (greeting us with the kindest note and a bottle of wine). Could not have asked for a better experience.

What an amazing Thanksgiving week at Lemonade Cottage! We love coming back each year to relax with the ocean in our backyard. We had many dolphin sightings and made it to Pea Island to see thousands of Swans and White Pelicans! Our trip to the Elizabethan Gardens Christmas lights was magical! Kim and Mark are the best hosts and the recent renovations on the house are amazing! Thanks for a great week! We'll be back next year!

We hope heaven will be as comfortable and convenient as Lemonade Cottage...its 1930's charm has been retained but modern adaptations to the bathroom and kitchen provide state-of-the-art efficiency. Best of all is the view -- suddenly your life is guided by the tide table and the weather forecast. The beach is literally your backyard in this cottage. Two decks:one covered and one not, so you can move in and out of the sun. Very nicely decorated in vintage beach cottage style. Close to restaurants. A perfect location.

This is our 4th year with more in the future planned. We immediately relax once arriving at this wonderful cottage right on the beach. New deck, siding, windows a nice surprise as well as additional dune work, but the lovely atmosphere remains -- we wouldn't change a thing!

We loved the cottage. It’s right on the beach. Got to see a beautiful sunrise every morning from our bed or with an early morning walk on the beach .( Depending how much fun you have the night before!)Just up over a small natural sand dune. 5 star cleanliness, all necessary home amenities you need . Just brought our linens but you can request they be there already. We don’t know the price for that. They are very responsive and friendly.Fits four adults comfortably . Nice bunk room for 2 kids though. The 2 other bed rooms are pretty small but I thought if there were some wall shelves that would help with all the stuff us girls like to bring on vacation. It worked though.No other houses to block your view of the beautiful ocean was great sitting on the newly built wrap around deck . The deck has complete shade if you prefer and the very front deck facing the ocean has all sun. Highly recommended.

This is our second year staying at this little cottage that is right on the ocean and we love it. Sitting on the deck watching the sunrise over the ocean - what could be better? Beautiful new deck has been added since our last stay and we really enjoyed it. Wish we’d reserved the cottage for two weeks instead of just one. Looking forward to going back next year.
