About this house rental
Black Bear townhome (Unit 90) is located directly across from Purgatory Resort and is a perfect basecamp for your vacation no matter the season. The townhome features 3 bedroom and 2.5 bath. The gourmet kitchen with stainless steel appliances includes a bar with seating & opens to the main living space & dining area. Enjoy great views of the ski slopes from either deck.
The townhome home is part of the resort so you have access to free on-demand shuttle service to Purgatory Ski Resort but since it is across the highway you have the privacy and additional space a townhome affords (it’s part of a duplex). At 8,900 feet of elevation, the home is a gateway to an amazing winter playground and also serves as the perfect summer retreat, with a million acres of national forest land at your doorstep offering all your favorite mountain activities. It’s only a 2 minute walk to Twilight Lake for fishing and paddle boarding and as well as Purgatory Flats Trailhead, one of the most scenic hikes in the San Juan Mountains. Horseback riding, jeep trails, an alpine slide, epic mountain biking and the Purgatory Inferno Mountain Coaster are all less than 5 minutes from the home.

Cancellations or changes that are made within thirty (30) days of the arrival date, forfeit the entire reservation amount while cancellations made more than thirty (30) days in advance of your arrival only forfeit the $300 payment made at the time of booking. For reservations that are at least thirty (30) nights, the cancellation policy above increases to sixty (60) days prior to the arrival date. We do offer travel insurance.

Overall positive. Management staff was very responsive and tried to help. We did have a communication error. The single queen bedroom bed IS built into the three walls, so two people sleeping DO have to crawl over each other to get out. There is no AC. Ceiling fans, one box fan and one desk fan were not enough. We never cooled off upstairs past 72 degrees at night. And we had to keep all doors open to have air flow. Traffic noise from Hwy 550 is loud with windows and doors open in summer time. Trash must be loaded in your car and driven to a parking lot down the highway. So don’t pack your car to leave until you have done that task! Its location was our primary request. We made it work.

The pictures do not do this place justice. The master suite was delightful with a fireplace and seating area. It was the perfect spot to ring in the new year with our family. We hope to be back!

Well started out great but thus property is basically sitting next to busy highway no peace in quiet here road noise allday & night very loud then the fire place did not work in living room then the floors on the first floor hallway to kitchen had not been moped or cleaned properly in awhile dirty plus the upper & lower balconies were completely filthy unusualable chairs & floor deck areas completely covered in filth sad 😔 not able to enjoy them other than that the property was ok

We are a family of 7 with 5 kids. House was decorated for Christmas! Ski bus picked us up within 5 minutes of calling. 2 fireplaces keep the house warm. Love the keypad access so no fumbling for keys. Crockpot and griddle were a plus. Wish there were 9x13 casserole pans.

The condo we had reserved was not available.. Luckily I checked my email that morning and saw where they had changed our unit. The condo they gave us didn't have two king beds which is specifically why we had reserved the one we did. We paid the extra 4% fee to use the hot tub but it was a drive aross the highway and then quite a walk from parking lot. The patio was very noisy with highway traffic.

Perfect for fall break
Great location and property. We all loved our stay. Could see beautiful fall colors from the patio. Girls love the bunk bed. Fully furnished with all supplies. Only thing to note. there were food crumbs on floor and dishwasher was full. had to run it and empty to load ours.

Dirty sheets/ bathtub and shower
The property itself was very nice however it was not cleaned properly. The master bedroom sheets had hair and stains on them. The master shower also had hair in it on the walls. The master bathtub looked like it had not been cleaned in quite some time. Location and neighborhood were quite nice although would have been nice to know about ongoing construction.

The perfect place!
This place has the perfect location, close proximity to the resort and all it's amenities as well as the hiking trails. It was so easy to walk right out the door and hit a local trail with stunning views! We also loved the layout of this unit, perfect for a family. Everyone had their own space to relax. We loved the cozy sitting room off the master suite and it seemed to be the favorite spot for family tv watching in the evenings. Will definitely stay again!

This was a great place to stay. All the luxurys of home. We didn't need to take anything but our belongings and food.
The only thing we weren't aware of was the additional fee for pool and hot tub.
Also be aware that they are across the road at Pergatory.

Beautiful, Spacious, Well Equipped
This is our second stay in this unit. We stayed here last year and enjoyed it so much, we chose to stay again this year. The townhome is in an excellent location (a bit of a drive to Durango), has plenty of room and is well equipped for a family stay. We highly recommend this location.

Had trouble finding the pool! I had to ask a security guard how to find it! It’s not near the condo! You also have to pay extra to use the pool! Would of been nice to kno that info before hand! One of the toilets was clogged. The one in the upstairs master. That wasn’t that big of a deal because there were two other bathrooms. The property was perfect besides those small things. Absolutely beautiful home! The location was perfect! I would love to stay again and definitely recommend!!! ❤️

Spring Break adventure
The condo was everything advertised and more! We have stayed at so many different Putgatory condos but never at the Black Bear location. The three bedroom 2 1/2 bathrooms were very spacious and very well decorated. The two fireplaces, especially the one in the master bedroom, were an added bonus. The view from both decks of the ski resort and mountains were perfect. Having your own garage and driveway to park and unload and load all your luggage and gear made moving in and out so much easier. The “on demand” being free and so easy to use made this location just as nice or even better than being slopeside. The rental agency was very easy to work with and answered any questions promptly. Would highly recommend this property and the rental agency!

We have been skiing in Durango for over 10 years . We have rented from Premier Vacation Rentals for several of those years. Keith always finds us the perfect condo for our group needs, which seem to change from year to year. We stayed in Black Bear across the street from the main entrance this year. I was a little concerned at first because it wasn’t a “ski in ski out” unit but it turned out to be absolutely perfect. We simply walked across the street, hopped on the lift and took off. Keith has always been so easy to get in touch with and is super helpful with everything. Our unit in Black Bear, as all of our rentals have, far exceeded our expectations. It was very clean and very well stocked! We’ll be back and will always rent from Premier Vacation Rentals.

Nice Spot Away From Town
This was a great little spot for a weekend getaway. We drove down from Denver Thursday evening for the long Labor Day weekend. Place was super easy to find even at about midnight in the dark. Brought the dog with us and it was a great spot for him as well as there is good places to walk nearby. Place was very clean and a great access to local spots such as Silverton and I just a quick drive to Mesa Verde.
The nugget and old school house or great little places to eat right down the street from where we’re staying, maybe a five minute drive.

This town home was well appointed, I loved all of the artwork and the kitchen was well stocked! The beds were comfortable. The only things I didn't love, was you are right next to the roadway and it is quite loud, too loud to keep your windows and doors open. Plus we chose this place because it had a community pool, BUT the community pool was the same pool shared by purgatory resort, which is not walkable, plus it was super crowded (not really conducive to social distancing) and not very big. We were really disappointed we didn't use the pool. Had I known about the pool I definitely would have rented a free standing home set off the road with no pool, instead as it would have been similar in price.

The company was the bright spot, as they were very professional in communication & tried their best to make things right. However, like with most property management companies in the mountains, the cleaning was non-existent. Our family spent (6) hours, between (3) of us, to get it cleaned. Our fee on the front end was refunded, although it should have been on the departure, too, as we left it just as we cleaned it, with the exception of just a few towels that needed to be dried/folded. This property sits right on HWY 550 and the traffic never stops. Neighbors were extremely loud, especially in 86 Limestone, as it is the largest property. It constantly had children running up and down the stairs/unit and the walls are paper-thin. The H2O tan in this unit is the original from when it was built in 2004. It is an (80) gallon tank, which should offer (45) minutes of hot water, but this one runs out within (15) minutes. Rule of thumb is to replace tanks every (8) years. This was once a nice unit (even with the cheap appointments of fixtures, toilets, etc...), but it is in need of a remodel and update. There is also some electronic bird-noise machine that is super loud and sounds like the jungle. This should be addressed and removed. It is attached to a vent pipe above the unit on the roof. The unit typically gets to about 78 degrees during the day and with every window open, your lucky to get down to 72 by morning light. $1200 would be an acceptable rate for Summer months, but nothing more unless you are going up to act like you are in a college dorm/frat house environment. People in vans camp out on the street in the dirt lot. A Pit Bull was routinely tied up to a tree, unsupervised. Twilight Lake had 30-40 vehicles a day, loud music blaring & millennials hardly wearing any clothing. Not family-friendly. Just go in with eyes wide open, as if we had had the realities of this unit, we would have certainl

Great Purgatory rental
Condo was clean, comfortable, and had everything needed. Garage was great for gear. Plenty of closets for storage, large bathrooms, laundry upstairs where you need it. Sitting area and fireplace in master was very nice. Communication with the property management was plentiful and easy. Even on new year's eve, when the fireplace couldn't be repaired, we got a quick response from the office and they brought brand new space heaters. We stayed cozy and had a good stay.
Super fast shuttle service even at peak times at the resort, never waited more than 10 minutes for a shuttle. Drivers were friendly and patient with us loading all our gear.
Fun to watch the bunny hill out the window. We were able to watch the awesome fireworks for NYE from the porch.
Definitely recommend the property.

While the location of the Black Bear Townhomes is very convenient for access to Durango or Silverton and points beyond, the actual unit gets lots of noise from the road when sleeping with the windows open during the warmer months. We found the unit to be in very good condition and from this perspective alone, it was awesome. Loved that access to hiking is very close by, enjoy a stroll around the lake, and great restaurants are nearby. The management company was very responsive as we had a slight hiccup gaining access to the unit upon arrival since we were given the wrong code. We were able to find a quick work around so that situation was corrected quickly. We had a great time and found the unit very well stocked with just about anything you might need.
