The location close to town
The lady that received us was unfriendly and the shower did not work. The breakfast was below average.

...cutre. Pequeño, baño viejo y minúsculo, camas incómodas. Para enchufar cosas tenías que mover las camas. El desayuno fue lo peor. Fiambre barato, quesos plastificados, zumo de tetra brick concentrado. Nada de irish breakfast ni nada natural.
La persona que atendía no era irlandesa. Quizá por su origen la forma de hablar era muy directa y agresiva. No lo valoro negativo, pero habrá gente a la que le suponga un problema.
No recomiendo este bed and breakfast.

The flowers outside were beautiful
The room was not big enough for the extra single bed that was there that we did not need. The bathroom was only just big enough to stand up in. We did not attempt to try getting in and out of the shower.

Absolutely nothing. It was shockingly bad and prior to writing this review I messaged to the owner and informed the host both of which I got very little response.
The room smelled of damp and as someone who had 2 small children this was a problem. The windows and bathroom were covered in mold at closer inspection. I was woken in the middle of the night with water drops from the ceiling onto my daughter and myself. So with no sleep we woke early and discovered disgusting stains on the celing where there were leaks. It looks like they tried to paint over it so I reckon its an ongoing issue. We had to open the widow for the smell so it was freezing. We explained to the women the next morning what happened and she acted shocked but with very limited english I dont think she grasped the problem. We didn t stay for breakfast and it made my stomach turn to think about eating in such a place. Keep clear and spend the but extra on something better for your health. The biggest let down was no respose for the owners and as someone who has been in the hospitality industry thats disappointing the most.

The b and B is very well located and is about 10 mins walking down to the town centre.

There was no heating in the bathroom, no heating in the morning in the bedrooms or in the breakfast room. For the month of December this meant that we were uncomfortably cold. There was condensation on the ceiling of the room.
The shower had no pressure. It was just a dribble of water.
We would have liked to have had our breakfast earlier (than 9 am). I had not had the opportunity to clarify this the night before but as we waited to start breakfast the host preferred to do up another room. Considering the content of the breakfast she could have accomodated us.
Breakfast was very disappointing. Normally when we book a B and B in Ireland we have an Irish breakfast. Here we had some cold meats and laughing cow cheese. The host informed me that it was because we booked via booking.com. Nothing to this effect was stated on the booking.com reservation.

Everything was perfect. The location was good, not too far from the Cork Airport. The accommodation was nice and clean. And the lady we met was so lovely and very helpful.

Nothing. Awful service, room and manners.
I have never had a similar experience in my life, and I mean that in a bad way.
First, we arrived at the property and the lady working there was not friendly at all, I should have been guided by my first impression.
The music in the hostel that the owners had was very loud, and we were on the ground floor, they obviously knew that would disturb the guests.
To turn on the bathroom light you had to turn it on in the hallway, the radiator didn't work, we found hair in the shower and bathtub, sheets stained with something that we suspected was blood.
The room smelled of humidity that the smell stuck to you.
It was very cold in the room, we ask the lady to please turn the heat on and her answer between screams again was: 'NO, THE ROOM IS WORM!! I'll turn on the heating in an hour' and she left.
Since when do you pay for a night in a place and they don't turn on the heating?
We couldn't be there for more than ten minutes, we had to leave and book somewhere else.
The employee called the owner, who was the same or worse than her, super rude and unpleasant.
I have been to hostels, hostels and all types of accommodation, and NEVER in my life have I felt so badly treated as in this place.
Normally I like BB's because of the close treatment and affection that the owners show to their guests and their business, but this place... I don't even know how it's still standing, or how they have employees like that, this place should be closed, if you don't know how to give good service, dedicate yourself to something else!
I'm still waiting for them to at least get my money back, I've never had such a horrible experience. Avoid this place at all costs.

It was clean.
The shower didn't work very well. The towels were threadbare. No coffee and tea facilities in the room. Bottled water available were all opened. Tv had sky but didn't have viewing card so had message on screen preventing viewing. Reserved parking but none available. Breakfast was 3 slices of singles cheese, two triangles of cream cheese yoghurt and banana. Lidl special. Very disappointing.

It was close to the town centre and it was quiet. We could park there. The bed was comfortable with nice soft sheets.
It was dirty especially the bathroom. I would suggest that it hadn’t had a good clean in a long time. There were no facilities to boil the jug for a hot drink, so couldn’t make hot drink. There were no water glasses or cups in our room. The owner made it quite clear she was only doing what was required by Booking.com and nothing more. When I went to ask for a jug to boil some water she wouldn’t answer the door, but I could hear someone inside.

For me personally I thought this was good bnb, functional clean comfortable. The host was very welcoming and friendly. Every thing offered worked no issues, nice seating area upstairs with tea and coffee available. Nice continental style breakfast. This property offered what it should for its rating and I found some reviews a bit harsh, but of course that's their experience not mine. All in all I would not hesitate to recommend it, but don't book if you are expecting 4 star hotel from a 3 star bnb rated property. Excellent location for town a steep hill walk down so not for someone with mobility issues.

The host was very abrupt was told it was continental breakfast only when asked if we paid for a cooked breakfast was told no continental only 1of the group was told breakfast was finished he was down at the agreed time we were down early the room was cramped double and single with no room shower defective in one room beds were very hard.

The lady was friendly.
The room was a joke, the beds were made out of cement, and you had to climb over each other to get out! The pillows were flat as pancakes. The bathroom was DISCUSTING! (SEE PHOTOS). Mold everywhere, ceiling so low I bumped my head every time I went to the restroom. The sheets had holes in them. Breakfast was salami and cheese slices(that looked like they had been around awhile. and when we asked for ice we got fake ice cubes. Not one of us was brave enough to shower there!

There was nothing to like about the property.
We didn’t like anything about this property. The place was very cold, no central heating was on or no hot water available for the sink. Shower cubicle was very dirty and the water was not draining after a shower. Also, only a very small tissue role for the toilet provided and no toiletries were provided either. Bathroom and the beddings were not cleaned to hygienic standards and the beddings were giving a bad smell like they were not washed and cleaned after the last use. Then in the morning, the breakfast served was very limited and was not worth for the money paid. The woman who was serving the breakfast could not speak or understand English and was extremely rude! When asked if we can have one more orange she got very angry with us and just gave some orange juice. When asked again politely she got more and more angry and turned the heating and lighting off and started cleaning one side of the table whilst I was still sitting there having my breakfast to make the table ready for the next person so we were only given 20mins to stay at the table for our breakfast. This accommodation has very poor standards for a location like Kinsale and never in my time exploring around Ireland I have ever experienced such a badly run B&B for the money we paid. It’s definitely not worth for the money and has very poor standards so I would not recommend this place to anyone either.

Shame on booking for allowing this property on their platform, The place fell way short of expectation, unfortunately payment was demanded in advance otherwise would have gone to another property. The hostess/owner is pleasant ? until you have something to complain about. Having visited many other B&Bs, in my opinion, it is over priced and not representative of the hospitallity industry in Ireland (apologies to unfortunate overseas tourists who happen upon this place) This property has not been refurbished since the sixtys/seventies possibly, The front door doesn't close properly, a broken window in the room. the bathroom floor wet from leaking toilet and tv doesn't work. The bed had to be pulled from the wall to access the one and only electric socket, no safe, no seating area in room, no private entrance the and hostess/owner is unable to stretch to a proper Irish breakfast. I will not visit this place again and would not recommend any one to do likewise. Thanks for diminishing what shoud have been a pleasant experience.

We couldn't ask for a better location, only a few minutes walk from town. The mattress and duvet were comfortable. The female host was very friendly and welcoming.
The pillows were inflatable which was less than comfortable. There was no shower gel provided, and no lock on the bathroom door. There was some water provided in the hallway but it was clear these plastic bottles had been refilled which didn't feel very sanitary. The walls were extremely thin, meaning that you could hear all other guests, anyone using the stairs, and the hosts in the morning. There was no flexibility with check-in. Having to check in between 4-10pm is very restricting if you are visiting a town to spend the evening out. We passed on breakfast because it didn't look very appetising.
