The hotel was nicely decorated. Beds were comfortable. There was a fan in the room. There were plenty of stores/food options in the area. The bus station was in walking distance. Nice seating area out front.

I stayed for my graduation at Queen’s University and the Warren was a 5 minute walk or less away from the university. I loved the decor of the hall, stairs and landing, and most importantly the room. I think the whole idea is great that it is self checkin and that the kitchen is fully stocked for breakfast, including a microwave to heat stuff and milk in fridge for tea and coffee. Would definitely stay again
I didn’t like how tight the parking is, when I stayed someone had there motorcycle parked in my designated parking spot, so I had to park in someone elses spot, luckily there was enough spots for everyone.

It was convenient and easy to access. Nice location close to the botanic garden. Great decor in the room.
It was great overall, though it did get quite hot at night and there was no fan. Noise from the street was loud at times so leaving the window open made it difficult to sleep well.

The room itself was absolutely beautiful
Unfortunately, I barely got any sleep. While I appreciate the location in the city centre, the noise from the street was quite bad until the early hours of the morning. I could hear other guests coming in and out until 5am having conversations in the hallway.
I was pretty disappointed at how bad the soundproofing was in the rooms. I had booked as a treat for myself to stay up the night before the marathon and barely got any sleep, for £170 I at least expect to get a good night's sleep.
When I went down to get my bags out of the car, I saw a rat in the car park (again, I appreciate it is a city centre), but it wasn't the best welcome especially when it'd so close to the accommodation.

The room was beautiful, loved it and the little ensuite. The decor is stunning, very wel done, a little French chic. The bed was big and confortable. Lovely spacious room. It was perfect for my needs.
The hairdryer didn't work and I never saw a staff member during my stay. I bought peanut butter for breakfast, I'm vegan.

Easy to use self check in/out. Loved the room (I had room 6) and the breakfast was light but well stocked and convenient.

Was under the impression it was a hotel.

Room was not heated. No hair dryer. Musty smell in ensuite. Uncomfortable pillows, lumpy.

Asked for quiet room but the window was open a little and we couldn’t get it to close properly. Could hear the hoot of the trains in the distance. No bedside lights or tables.There were no glasses in the room.Room wasn’t warm at the start,took a while to work out the heating system. Shower room had a sliding door which was virtually impossible to close.

It was very stylish and beautiful.Bed was very comfortable.
There was damp in the bathroom, loads of hairs/pubic hairs on shower walls. Room was far too small for the asking price , as soon as we walked in through the door it was slamming off the bed. No room to manoeuvre if you have 2 guests staying there.

Cute little B&B right in the heat of Belfast. Easy to find, withing the walking distance to city centre, Really good bang for the buck. Would recomend it to everyone.
Since it is on the main street noise from the outside is unavoidable. Breakfast selection pretty simple. At the time of our stay no eggs in the fridge.

The hosts were absolutely amazing, we couldn’t have asked for more. We arrived really early in the morning & our check in was meant to be 15:00 but they had our room ready before 12 so we couldn’t have asked for anything more. More over, the room was really nice & comfy. The kitchen area was also really well done! Overall, 5 star service & facilities. Will definitely come back when back in Belfast. Thank you

The stylish decor especially the hall and bathroom, the owner’s responsiveness and all the information provided. The cleanliness.
I would have liked a bigger, fluffier bath towel in this cold weather, especially as I hadn’t room in my bag to bring a robe. The room would have been a bit small for two people as there is very little space for clothes, but it was fine for me on my own.

I really liked the self-serve breakfast and thought it was excellent. Even better that you can use the kitchen facilities to make a small meal or snack if you don't want to go out. Kitchen was very clean. The design of the place was really quirky and cool. Self-checkin was a breeze and I actually prefer it. The managers were super communicative ahead of time and seemed friendly. I actually thought the bed was quite comfortable. For budget accommodation in a great area, this is a really good option.
There were quite a few body hairs on the floor in the bathroom and on the bathmat. There was also a bit of used toilet tissue stuffed inside the spare toilet roll, which was a rude surprise to find. Could also benefit from pillow protectors on the pillows. But none of these were huge detractors and I still enjoyed my stay.

I liked the check in set up. It was simple and didn't require meeting anyone. The room was decorated beautifully and it had restaurants and bars near by.
I thought the price was expensive but it matched other hotels in area.

Sliding door to the toilet unfortunately did not give much privacy as it did not close flush to the wall.
Space was limited but not much can be done about that in a lovely old building like this.

For the price, this B&B is very smartly turned out and scrupulously clean. The room was fine. All the arrangements worked perfectly. Breakfast is a DIY affair and a bit eccentric, but for the price it worked well.
The location is a bit dreary and the bed was so narrow I kept almost toppliing out

As I am 76 years old the stairs were a minor problem but the room comfort for exceeded anything iI had to overcome to get there. Check in with lock boxes simple to follow. Phone call when I was abroad the day prior to arrival to check what else I might require parking etc a good thought from the staff.

Steps might be a minor problem for infirm people.
Slight traffic noise I might not have closed the shutters completely but it was minor.

The room size.
The furniture in the bedroom wasn’t in the best condition, sofa felt like it was going to fall apart. The coat hooks on the wall were about to come out of the wall. The room above the one I was in had me up with loud noise til late at night & up extremely early so I was unable to have a good nights sleep.
