This house had plenty of rooms on 3 levels for 2 families and 1 dog, with a nice raised deck and expansive outdoor space with a hot tub. The kitchen was fully equipped, if a bit overstuffed. Everything has a comfy lived-in feel. If you need to work, the wifi was flawless. Just minutes away is a hiking/mountain biking trail and a beautiful small brook with brook trout, and the town isn't too far away either, so all-in-all it's a great location and we had a fine time.

Our entire family stayed at this property (7 adults, 2 young children) as we were going to a family reunion in the area. The house was very spacious with lots of beds. It was more than adequate for our needs. Some of our party briefly used the hot tub and enjoyed it. We didn’t really get to explore the area much as we were there primarily for the reunion. However, the house worked out great for us and was perfect for our needs.

If you're looking for a fancy place where everything matches, this isn't it. But if you want a place that's cozy, comfortable, spacious, and lots of outdoor space with fire pit and hot tub, and is in the middle of everything you want on a vacation -- streams, swimming holes, Warren Falls, Waterbury, and Waitsfield, a foodie's heaven -- rent this house! Also, owners are super helpful and respond immediately if you need something. This is our second year renting and it has made our Vermont vacations a delight.

Great spot feels like staying at grandmas house. Rather than a character-less corporate run stay, this actually feels like staying in someone’s house. Very cozy, and we even saw a bear in the yard! Would recommend this stay to a family or group of friends looking to hang out and spend quality time together.

Our stay for our daughter’s graduation was amazing! House was spotless and fully stocked with sheets towels paper towels etc. We enjoy our stay immensely and will be back! This was close to so many great restaurants, distilleries, breweries and the biggest Ben and Jerry’s. We loved everything about this stay and the hosts were easy to reach and checked in with us!

This property was amazingly big!!! We all had our our space and bedroom. It was clean beyond our expectations and the hosts were available with any questions at all. We loved the hot tub and fire pit and enjoyed the great kitchen as well. Can’t wait to go back!!

I had good communication with the owner but admit was disappointed by the over all experience. For such a high cleaning fee, I did not expect to have to make the beds when I arrived, but did find it was in the fine print. The house is in decent condition, but having the furniture all covered with furniture blankets made it feel cheap. The heating was erratic(hot upstairs and cold down), and I was awakened one night with water noises, which turned out to be a flushing of the water system right next to the bedroom. If you are looking for lots of beds (we were not) the place would be perfect. The kitchen was well equipped, but not used to things being in the refrigerator (or dressers for that matter) Still, we enjoyed the gas stove at night and card playing at the dining room table.

Awkward entry into garage that met us with a waff of musty/moldy smell and plethora of owners personal belongings. Entire old/rustic - could use some updating. Coffeemaker wasnt ready for guests - filter and old coffee grounds werent emptied. Owners food in fridge and pantry - odd?!?!

I had a very pleasant experience staying at the property. The check in, check out was clearly instructed and written. House was superb, clean, arranged and had every thing a person need for a comfortable stay. The location is great and all the locations to visit were closeby. Nice wood bonfire arrangement. This house was such a wonderful gem. We had a lovely time hanging out cooking. There is so much bed space and outdoor space. We loved the campfire.
This place definitely had cabin vibes! If someone is very picky about spiders and dust, may want to consider this, but it was totally fine for us.

This house met all our needs for our extended family. We were attending a family wedding and had 10 people spread out through the house. We really enjoyed the fire pit. Communication with hosts was prompt. Please note the house had A/C only in certain rooms but the house stayed cool using open windows and fans even in the August 80 degree heat. Would stay here again!

Great Location Not So Great House
Beautiful wooded lot, peaceful location with easy access to surrounding activities. The house was disappointing. In dire need of cosmetic upgrade and some TLC. House was poorly maintained with safety concerns. One look at any of the wiring or hook ups revealed patch work. The smoke / CO2 detectors were non-functional and were at end of life (not able to replace batteries). Upon arrival the kitchen sink had a significant leak with water dripping from under the sink cabinet and floor and carpet quite wet. The contact person was responsive and did have the plumber come out the next day. Unfortunately the sink still had a slight drip after the repair. The weather allowed for open windows but the majority of the screens were so bent that a significant amount of mosquitos kept getting in. All the window sills had a collection of dead bugs. The level of cleanliness was bare minimum. The tubs and toilets and kitchen counters were clean but rest of the house was not. Vents filled with dust. Anyone with asthma or allergies would have a significant problem. I needed to take sinus decongestant most of the week as the house was musty. The house has some charm and potential but desperatley needs improved level of cleaning and upgrading. The kitchen was a disorganized mess. The hot tub was a joke. All clips on the cover were broken, the sandbag put on the cover to hold it down had a tear. We were told that the water had recently been changed but was hard to believe. Didn't feel it was clean enough to use. Awesome Weber grill on the deck and plenty of cookware. The string of lights around the deck were nice but one bulb was broken with half of it still in the socket and most of the other bulbs were not functioning. The contact person did have another box sent to the house which arrived on either Wednesday or Thursday. The instructions for the 5 remote controls in front of the main tv did not match up and was very frustrating to figure out. We are tech savvy and it still took an annoying amount of time to figure them all out. We actually left a day early because we had enough and would rather be in our own clean, safe, uncluttered home. A walk through between guests or at least periodically could eliminate some of the issues but an overall upgrade is sorely needed to make this a relaxing, inviting home worth the price.

The entire house is dirty, worn out, dusty and smells musty. There are cobwebs in corners and dust. There were lots of bugs inside which we discovered was due to the windows and screens. Many screens are missing, and some have holes or are bent so bugs can freely come in. There are some window air conditioner units that have large gaps around them, which also allows insects into the house.
The check-in info states that all beds will have clean sheet sets in bags on the beds. This was not true for ANY of the beds. Instead we found sheets loosely folded or wadded up in the closets that we had no idea if they were clean or not. Many of these sheets had holes in them, and the mattress pads were filthy too. We eventually found the sheets were supposed to have in the wash. The dryer was jammed full of sheets that were damp and smelled like mildew. The washer was full of bath mats that also smelled. So we had to spend time on our vacation doing the wash that the cleaning crew didn't finish. We also found a load of towels that had not been laundered so we had to do that as well. The trash in the garage was overflowing and had swarms of flies around them.
The hot tub was also absolutely disgusting. It was dirty, sandy, murky, and smelled like a moldy gym bag. We were advised that they do not use chlorine and use a natural chemical that we could add. The chemical did little to clear the water and nothing to kill the smell.
The kitchen and refrigerator were full of opened food. Also, my kids found lots of rusty nails and screws all over the deck, to the point that we did not feel comfortable having them out there. The grill on the deck was also disgusting. Completely coated in grease.
We reached out to the guest contact the night before checkout to see if we could get a late checkout. This was mentioned by the contact when we checked in as a possibility due to the condition of the cabin. The contact stated he would check, but then I never heard anything back. The next day after we checked out on time, he stated that the cleaners never got back to him. No solutions were offered for the poor condition we found the cabin in. Overall, I will not stay at this property again.

Perfect place for a celebration weekend
It was the perfect place to have family stay and celebrate together. There were plenty of sleeping spaces. The kitchen was fully stocked with cooking tools and all kinds of spices and condiments. The hot tub and fire pit were great in the evening.

Great Potential For Groups Of Skiers But Maintenance Issues Hampered Our Fun
While we were very impressed by the location, layout, features and responsive owners of this home, some significant technical difficulties and cleaning shortfalls lead to us having a less than perfect visit. In short, had all the amenities (hot tub, wood stove, ping pong table) worked as promised, this would have been a good destination for our two families and two small children, but it is probably best suited for a large group of skiers who are planning to spend less time inside than we were and care a little less about upkeep.
First, the pros – the house is super close to Mad River, Sugar Bush and the adorable towns of Waitsfield and Warren. It’s private, there is lots of space, there are a million comfortable places to sleep, a big deck, a great fire pit stocked with fresh wood and a big hot tub situated next to it. There were fresh linens, an abundance of clean towels, and the kitchen had ample plates, silverware and glassware for a large group. There are a number of TVs, games and movies, and a big dining room table for group meals. When the issues described below came up, the owners were instantly responsive and did their best to remedy them by sending technicians. Our disappointment lies both with the fact that they were unable to do so, and that they resisted our request to refund one of our four nights as compensation.
The cons – When we arrived on a Thursday night we found the hot tub didn’t work (52 degrees). We emailed right away and after following the owner’s suggestions to fix it to no avail, he had a technician out the next morning. It could not be fixed. The wood stove in the living room didn’t work, and similarly, despite suggestions from the owner, it could not be started. These were two of the primary reasons we picked this house for a late fall visit. Additionally, we found a number of beer cans throughout the house (two full ones under the wood stove), one in the shower downstairs, and another under the couch. The refrigerator door was so full of left behind items there was no room for any of ours, the beer refrigerator in the garage had broken glass and stale beer, the ping pong table was warped and unplayable (probably from beer being spilled on it), and the propane grill clearly hasn’t been cleaned in ages (we used the charcoal instead). Again, for a big group of skiers, maybe not a huge deal, but for two families with children hoping to spend time together, these were some major issues. I

Cozy cabin feel
We were here for my daughter’s wedding in Waitsfield and had a wonderful time staying in the house, 4 generations of us! I loved the Country Cabin feel. Due to weather and all our wedding festivities we unfortunately didn’t get a chance to enjoy the deck but we did use the grill. Ample room for all of us, even my mom with her walker. Our only issue was it wouldn’t fit through the bathroom door & I couldn’t use the closet in the Library to hang any clothes, it was storing needed bulky house items, but we made do.
The industrial coffee pot was a great feature so we could have 2 pots ready in no time and the kitchen has everything you need!
Sheets & bathroom towels are provided which made it great not having to worry about that along with a wedding gown and tuxedos!
The owners thought of everything and always responded to my emails quickly.

9 pages of instructions were a bit much and they were not totally correct. Casual house - well stocked kitchen, great fire pit, sleeping spaces were "cozy" to say the least - everyone must be good friends. Can only imagine how much fun in winter - great location. A little better lighting would have been good - esp for reading. Had a great time.

Great layout for multiple families
Stayed xmas week 2017 - temperatures were sub-zero most of the week. Although we anticipated being on the mountain for the majority of the daytime hours, this was not the case. The three level house provided ample space for three families inclusive of 8 Kids not to feel crammed. Many hours were spent playing board games and on the wii. Kids loved the hot tub but even some days it was too cold for that. The hot tub is not as far from the house as the pics reveal. Owners were great and very responsive.

Great big house!
My friends and I came to celebrate the wedding of a friend getting married in Fayston and we had a wonderful weekend!!
The house is very close to Waitsfield, and we really enjoyed going to the farmers market in town and swimming at a local swimming hole.
The house has a ton of beds, and lot of space to relax. We enjoyed using the fire pit and the hot tub and the deck. The kitchen was well stocked and easy to use. Our host Kevin left really detailed instructions for everything and that made everything really easy.
We would definitely recommend staying here!

Comfortable home for a small family or a large crowd.
We were in Vermont for the week to attend a family wedding. The home was a perfect fit for our family and dog. The kitchen was newly renovated and fully outfitted with anything that you might need. We loved the hot tub and fire pit as well. The owner, Kevin, went above and beyond and allowed our friends that were getting married to leave their camper in our driveway and even offered for them to plug in it to the garage. We appreciated that very much and the camper was ready for them to take off to their honeymoon in Nova Scotia after the wedding.

Classic Vermont!
The accommodations were delightful, the house is roomy for a large group while maintaining a cozy feeling. Nicely stocked with pots and pans if you want to stay in and cook! The house is very close to the mountain, and the hot tub and fire pit make for a wonderful evening.

Great Ski House
The house was as advertised. Kevin made sure we knew how to get into the house and what to expect. He also answered all of our questions and did so in a timely manner. Plenty of space for numerous adults and kids. The satellite tv was a big hit with the children after a long day skiing or sledding. The house is very close to the main access road to Sugarbush as well. We enjoyed eating at the Hyde Away Inn and the Blue Stone. Both are less than a five minute drive. If we were to complain about anything it would be that our minivan had a difficult time getting up the road and into the driveway. Four wheel driver wouldve been a big help. We would absolutely stay here again if we chose to go back to Sugarbush.

Respite/Retreat
This is our 5th time to stay here. We love the warm and cozy feel of home. Fully stocked kitchen, plenty of beds and bathrooms. Very clean. Close proximity to farmers market, restaurants and hiking trails. Perfect for large groups that like private bedroom space and a really cool bunking room for traveling with kids and teenagers.

Perfect wedding weekend!
Our two bridal parties AND their significant others (20 total) stayed here for our wedding weekend and could not have asked for a better set up! The house has one master suite (bedroom and full bathroom), which was perfect for my husband and me, and tons of sleeping space for a whole house full of adults! Having three FULL bathrooms was key. The fire pit and hot tub were such a great spot to hang out at night in addition to the good sized living room/dining room area.
The people living in the apartment above the garage were there on and off over the weekend, though we never saw them, just their car! This is the one thing I was a little worried about, but turned out to be a non-issue.
The owner was very responsive via email throughout the booking process, leading up to the event, and even afterward...when friends forgot some items in the house!

Nice outdoor deck, hot tub and firepit combo
A few friends and I stayed here during mud season and enjoyed it. We were in town for Lawson's Finest Liquids 7th Anniversary Market/Party in nearby Waitsfield, where the beer was excellent - the whole surrounding area from Warren up through Waterbury, Hardwick and the Northeast Kingdom has amazing craft beer and spirits. The weather was nice enough to eat on the back deck just off the kitchen/main living room. We also took a dip in the hot tub which is right outside the garage (other side of house from the deck) and has a firepit ready and waiting to dry you off when you're done.
Ping pong in the garage was cool too.
Upstairs bedroom and bath were good. Middle level (it's a split level house) had two good living rooms, one of which shares an open concept with the dining area and kitchen (that opens up to the deck). Full bath on mid level too.
We mostly avoided the lower level since it had a musty smell. The tenant above the garage and the owners checked on it for us, and to them it was a normal basement/old house smell so we could have been overreacting. The owners and the housekeeper were extremely responsive to our concerns about the smell and had smell absorbing bags ("damp rid") at the house which we used to try to mask the smell.

Perfect spot for a group trip
I came up with a group of 15 for a long weekend over new years and this house was the perfect place for a big group gathering. It's enormous, there were far more beds than we used. The kitchen and living areas are bigger than they appear in photos. The house is very well stocked -- the kitchen is great and the property is awesome. There's a firepit next to the hot tub which was SO much fun -- everyone could be having fun outside at the same time, and sharp rivalries developed between the group in the hot tub and the hardcore cold-lovers by the firepit ;). And the area truly has something for everyone -- Mad River and Sugarbush feel like they're just around the corner. There's masses of cross country skiing, and for hiking, there's an access to the Long Trail ten minutes drive from the house. We loved it. Overall the house is in great condition (a friend with a very severe mold allergy had trouble in the basement, but felt fine in the rest of the house), and it's a total bargain for the number of people it fits, all the amenities, and being so close to skiing!

Roomy & Comfortable
I rented this property for my bridal party during my wedding weekend and it perfectly fit our needs. There were beds to spare even with 12+ people staying over, and we weren't tripping all over each other the whole time. The owner is very easy to communicate with, as is the property manager, and I received detailed instructions with important details and expectations which answered any and all questions I had during my stay.
The house itself is cute and country and very well stocked with dishes and cookware, utensils, spices and basic cooking supplies, linens and towels, plus a lot of extras like a big hot tub, a fire pit, a ping pong table, multiple grills, and flat screen TV's in multiple rooms.
The only worry I had was that there is a tenant who lives above the garage in an apartment separate from the main house, but they were very accommodating and we very rarely even caught a glimpse of them.
Overall I would highly recommend this property especially to those looking to house large parties!

Perfect weekend getaway
Fantastic experience! I rented this for my friends bachelorette and wedding weekend because we had so many people coming into town. The owners made it very easy and were so organized with instructions and a house stocked with everything you could need. There was more than enough comfortable sleeping arrangements and everyone was so impressed. The house was very clean and felt just like home. It rained all weekend and we still had a great time. Hot tub was a great bonus! I would highly recommend this house!
