This charming apartment is located on the first floor of a cozy private apartment with a private stairs. The property has been restored with excellent finishes, decentral heating and air conditioning. It consists of a small kitchen, fridge, microwaves. Three elegant double bedrooms, two with double beds and one with twins. The interiors of this elegant and refined apartment.
The apartment can be reached from Marco Polo airport by motorboat Alilaguna orange line stop Sant'Angelo. By rail or Piazzale Roma by ACTV ferry line 2, stop San Samuele. Via water taxi stop San Samuele.

Really loved everything about the process and the complete stay. Hosts Carlo and Maria are fantastic. Christine was a great greeter picking us up at San Samuele station and walked us the house and showed us the house. Trust them if you ask for advice or suggestions for things to do or restaurants. We spent a week there, saw Venice pretty thoroughly and even went to Lido Beach for a day of relaxing and beach fun. Went on day trips to Verona and Padua and a winery near Padua… so much positive to say about our stay with Carlo and Maria.

Perfect location. Right next to San Samuele vaparetto stop, and sits right between Rialto Bridge and San Marco Square. Host was very helpful with my questions.

Carlo and Maria Beatrice are fantastic hosts! They were very available, and went out of their way to meet us and give us some tips and recommendations for places to see and dine. Carlo brought a map for us and spent time going over all of the locations and answering our questions. I could not recommend them more! The house was clean and charming, and had everything we needed - bathrooms were recently remodeled and there was a washer/dryer to use as needed. With the exception of food, everything we could have needed was provided for us. The location was great and we could walk most places or catch a convenient ferry. I would 1000% stay here again for my next visit to Venice!

First time in Venice, traveling with spouse and two adult daughters. The apartment was beautiful and in a wonderful location within walking distance of basically everything you’d want to see and do. Maria and Carlo couldn’t have been more delightful. Highly recommend!

I'm fortunate to work for an Italian HQ company & visit often. Usually my colleagues provide information on what to see & where the best restaurants are. Unfortunately our reccomended restaurants were booked so we took Carlo's advice on where to go. Our dinner was the highlight of our trip! You know you are in the right place when you find a top celebrity from The Food Network filming in the restaurant... it was an amazing night. Carlo also took the time to quickly give us excellent navigation skills for the area. The apartment is beautifully decorated & we couldn't be happier with the experience. Book it & rest easy knowing you made the right choice. PS leave much earlier than you think for vaperetto pick up on departure, we missed our train to Cinque Terre... lol

We really enjoyed our stay at this property. It is very comfortable and has everything you need. It is in a great location. The owners go out of their way to make sure you are oriented and aware of what you need to know to have a great time. We highly recommend staying here.

Family of 5 with teenagers. Maria and Carlo are fantastic hosts. Communication from before arrival through our stay was easy and very clear.
Property was exactly as described and beautifully appointed.
Maria arranged for a water taxi to pick us is at the train station (and our return trip) and we were met at our destination taxi stop by Carlo. Carlo took time to not only greet us and walk us to our flat, but gave us the best introduction to Venice we could have imagined. He was thorough and gave us many amazing recommendations. He also took us on a short walk to show us how to navigate the area as well as sat with us to highlight areas and attractions on a map. We took advantage of those recommendations for activities and restaurants/bakeries and were not disappointed. When we had questions during our stay, Maria was quick to respond via what’s app. This property has been beautifully updated but retains its breathtaking charm and character. I honestly cannot say enough about this property and these hosts. We will stay here again and will 100% recommend to all of our friends.

First of all the hostesses were super nice explaining everything about the city and the house. The house has a good location, everything was clean and the temperature inside the house perfect. Our family spent a great time here! We recommend!

An amazing experience! None of us have ever been to Venice before and requested additional information to get from Marco Polo Airport to Venice. The homeowner made reservation for a water taxi to meet up and take directly to the water taxi stand a short 2 minute to the apartment. After we arrived at the apartment the homeowner had a map of the city with handwritten notes of places to and provided additional information of the city. After that he took us on a walking tour of the local area. I highly recommend this property

We like this place very much, the owners Maria Beatrice and Carlo were excellent and help us accommodate all our needs, specifically with the water taxis!! The apartment has a washer and dryers and this was a plus. It super central close of everything. We most definitely come back!!

The location is perfect -- close to the main sights, but on a quiet street away from the crowds. And the host gave us great information on a restaurant that was wonderful. They were also happy to store our luggage until our later departure from the city. On the downside, the apartment is smaller than the pics suggest, and the 2nd bathroom is down 2 flights of very steep stairs from the bedrooms. Not for anyone with mobility issues. But otherwise, a pleasant stay in a very vibrant city!

The apartment was in a wonderful area, just around the corner from Campo San Stefano. Great cafes and bars. Central to art museums and all parts of the city. The apartment was comfortable with a good kitchen, great beds and clean bathrooms. The hosts were accessible from pre-arrival to checkout and helped us with restaurant recommendations, transportation options and an orientation to the city. We would recommend this property to friends and family.

Can’t say enough good things about this apartment. It was centrally located in San Marco, but off the beaten path. It fit our family of four (2 adults + 2 grown children) perfectly and the A/C felt great after a hot day exploring this beautiful city!
One of the best points about our visit to Venice were the hosts Maria & Carlo! Maria arranged for a private water taxi from the Tronchetto (85€) & Carlo met us at the drop off location to escort us to the flat. He stayed with us for approximately 30 minutes to answer our questions & even helped make dinner reservations at an amazing restaurant.
We had a wonderful experience and will definitely be back. Grazie Mille!

First Maria was wonderful and always communicating with me about our late arrival. She was patient and when we arrived Carlo was there to meet us and he was absolutely amazing. He explained everything to us and even showed us how to navigate where the flat was. He gave us information about the area which was helpful. The flat was in the middle of everything, spacious, newly renovated, and clean! I would not stay anywhere else in Venice. Grazie tanto Maria and Carlo!

Sehr schöne Wohnung zentral gelegen. In wenigen Minuten sowohl am San Marco als auch an der Rialto-Brücke. Ideale Anbindung für die Wassertaxis am Canale Grande. Einkaufsmöglichkeiten und Café für den morgendlichen Cappuccino und ausgezeichnete Croissants um die Ecke. Die Wohnung ist der perfekte Ausgangspunkt für die Erkundung dieser wundervollen Stadt. Die Gastgeber sind sehr hilfsbereit und stehen für Fragen jederzeit zur Verfügung. Alles in allem: top.

Centrally located apartment and very helpful owners
This nice apartment is centrally located in Venice with easy access to the water bus lines and short distances from Marco Square, Rialto bridge, Accademia and others. The apartment is spacious for 5 or 6 people and has its private entrance. Owners Maria and Carlo were very helpful in introducing the city to us (Carlo took us to their apartment from the water bus stop and spent at least an hour on what and where to see and eat) and are always responsive to questions/help prior to and during our trip. We were also able to leave our baggage at their place after check-out. One minor thing is that I didn't see shampoo in the bathroom. We only stayed one night, so it is not big deal. I highly recommend this place.

Immaculate and well decorated home in a quiet oasis just step from shops and restaurants. Near the Accademia Bridge. Convenient stop at San Samuele. Prompt response from owners.

Great living room and kitchen area.
Sweet two bedroom with stairs for all floors, but this is to be expected in Venice. Short walk from the boat drop off and a 10 minute walk to St. Marks Square. We had a little miscommunication on where to meet. They were waiting at the boat dock, we were waiting at the house.
One bedroom is spacious, the other barely has room around the bed. The living room and kitchen is well equipped.
We couldn’t get the heat on and spent a cold night with no extra blankets to be found, but we didn’t reach out to the owner. On other arrangements, communication was good, but not prompt, this a 4 star rating.
We would stay here again if we found ourselves in Venice.
