Excellent & can’t wait to return.

Excellent Location, with great facilities. The food was excellent & the staff were very accommodating & helpful. Especially Michael who was serving breakfast one morning. What a wonderful guy. The bedrooms were large & clean. The self check-In & check-out, was really helpful and made the whole process stress free.

Made a great 2 night family stay for an event. Would definitely recommend.

Great location for the train station and Lytham St Annes town. Walkable. Lovely spacious, clean and comfortable family room for 4. Clean and good bathroom space. For us Breakfast was included and good selection of hot/cold food. Automated quick Check-in and Check-out. Staff friendly and accommodating :)

This hotel is a very nice hotel and I would stay again.

Very modern and clean. Breakfast lovely lots of choice.

The noise of some kind of machine outside and the window would not close. Tables not cleared at breakfast.

Just a splendid experience

All of it, I have worked in managerial positions in the hotel and catering industry for many years and am a compulsive critic! Apart from a faulty window catch in the bathroom, I could not fault this hotel. Well done.

One of the guests who was very drunk and behaved in an abominable fashion but this is not the fault of the hotel.

Excellent location and very enjoyable stay.

Breakfast was excellent, great choice of foods including freshly squeezed orange. Hot food was ordered and came quickly, impressed with the quality of the ingredients. Excellent shower and towels. Great view.

I was not keen on the 'dog friendly' aspect, I did not notice it when booking, may not have booked as not keen on dogs. Owners however seemed in control so no problems.

Lovely place to stay - location, room and food were great. Would stay again.

The service from staff was brilliant, they were very welcoming of our dog and couldn't do enough to help. Breakfast was great, we sat in a separate part to where the continental breakfast was - it was very quiet, dog friendly and modern. Breakfast itself had everything we wanted, and plenty of it. The location of the Hotel was ideal (especially with dogs) with plenty of on site and street parking. Comfortable bed and the room was well equipped for an enjoyable stay. No noise in the hotel or coming from outside to disturb a good nights sleep.

There was no lift to the sides of the building - we had to climb three flights of stairs which weren't ideal but I wouldn't let it put me off staying again. No shower in the bathroom. Bedroom slightly outdated but not a huge issue.

We just love this place and you couldn't find a more helpful friendlier staff anywhere...

We have stayed here on many occasions in a room overlooking the sea. There was a slight problem this time when the ba.throom door wo.uldn't open but was attended to as soon as we reported it. the twin beds are so comfortable The breakfast is lovely ....fruit juices, cereals,fruit salad,choice of cooked breakfast including vegetarian options, toast and preserves tea or coffee

They used to do fantastic evening meals but circumstances don't make this possible at present

On the whole verybenjoyable.

The bed was very comfortable and bedding good quality. Shower good and nice towels.

Breakfast disappointing. Eggs Benedict barely warm. just had fruit salad and toast the other days. Wouldn't normally stay in pet friendly accommodation. But didn't see any On this occasion.

A great stay and would highly recommend.

The breakfast was delicious, the staff were friendly and helpful. We ate in the evening on one night and the food was good and reasonably priced. We were given a free room upgrade to a lovely Seaview room. The room was clean, a good size and well equipped. The hotel overall exceeded our expectations and was great value for money.

We should have been told about our section of the hotel not having a lift, I then would not have boo

Although the room was small it was clean and fresh, some of the staff had a happy smile others didn't.

Our part of the hotel did not have a lift to any of the rooms and we where placed on the third floor with several set's of steps. The breakfast was very good but my partner was served cold porridge that was quickly changed. Overall I have to say just fair.

Great value, comfortable accommodation on sea front.

Briiliant location on the promenade and found a parking space opposite the hotel on the road. Single room was bigger than it looked on the photos and was very clean. Bed was very comfortable. Dinner was fully booked which was not an issue - I dined across the road at the Toby Carvery. Didn't have breakfast on this occasion due to time constraints but have been very happy on previous occasions. Very good value.

Had to wait a little while to check in as no-one was on reception but when someone arrived I was given a key quickly.
