The host where helpful and friendly, room was clean and comfortable, easy excess to town and beach

Cosy b&b

Breakfast was fantastic for the price, room was exactly as expected and very clean.

A later checkout would have been nice, but wasn’t an option.

Lovely B&B great for stays in the Lytham St Annes area. We would definitely stay there again.

Lovely breakfast. Given a choice of a small or large portion. Tea/coffee refills. Fruit juices. Also, the owner Amy was really friendly. The location was ideal just a short walk from St Annes or you can take the coastal path into Lytham via Fairhaven. We thought our stay was excellent value for money.

we have advised our daughter to go there next year, when she goes to the Lytham Festival

the breakfast was absolutely brilliant, best we have ever had anywhere. Amy was brilliant with all of her services, we couldnt book the 2 nts that we wanted over the net, so thought they were fully booked, because we took the last room, so thought that we would be sleeping under the pier on the Sunday evening, but Amy said, well the same room is vacant, so I dont know why booking.com would not let u book in for the 2 nts. So of course we booked it straight away with Amy & had the room for £10 less because we weren't with Booking.com

just the floorboards creaked & being as I of us has 2 go to the toilet 3 times during the night, was worried in case it disturbed anyone on the floor below

Very clean, friendly staff, great breakfast, good location.

Not great for elderly and disabled as no lift and all rooms located upstairs.

. Family hotel run absolutely lovely , very very helpful , kind and considerate. Lovely family everything perfect . We recommend totally Perfect.

We were gutted as they were fully booked so no rooms left.

Fantastic breakfast, i think it should be included in the price, friendly staff.

Too many stairs we was in the atic also it was cold, next time we will book 1st floor as I struggle with stairs, on street parking, other than that fine.

Easy to get to, friendly welcome, superb room with comfy bed and a decent supply of coffee :) and very tasty breakfast in the morning (especially appreciated after a big night out :) )
