Location was great, centre of Haarlem. Next to few busy bars . Coffee machine was nice touch. Shower was nice.
Accommodation was not as described. Communal kitchen , no outdoor balcony as shown in photos, ventalion was poor, no access to open windows, air con inadequate . Camp bed was uncomfortable with slats missing. Would not recommend this accommodation for more than 2 people.

Mooie kamer. Uitstekende locatie (hartje centrum). Prima ontbijt. Echt een aanrader
Niets

Perfecte locatie, hartje Haarlem (Smedestr.)

Locatie is perfect. Fijn dat er redelijk in de buurt gratis geparkeerd kan worden. B&b eigenaar is goed bereikbaar per mail.

The location was good. Everything of interest was within a 10-15min walk of the property. Plenty of places to eat nearby. The bed was comfortable and having a refrigerator and tea/coffee-making facilities was good.
In the letter with details of our stay, we were told we would have a romantic attic room with a double bed and a city view/landmark view. We had two single beds and a view of the heating ducts of the next-door hotel. When we arrived the temperature in the room was uncomfortably hot and the only window was taped shut. The shower when we tried to use it was scalding and couldn't be altered. I called the emergency number the morning after our arrival but only got an answering machine to which no one replied. On Wednesday, two days after arrival, we saw one of the staff and managed to get someone to look at the shower and the window. The window was fixed but the shower, after being replaced with a new one, was either cold or scalding hot and despite following instructions could not get it to a comfortable temperature. We were reduced to having to use the sink in the wet area to get clean for the entire week of our stay which was less than satisfactory. There was an offer of the possibility of compensation for these shortcomings, but I have heard nothing since.

Breakfast in a local cafe was lovely.Only 5 minute walk from accomodation.Staff in there were so friendly and welcoming.
Sitting room only had one window which looked straight onto pavement and road.Window was very low so had to keep curtains closed for privacy. Steep spiral staircase to basement had no light bulb which was dangerous.Bedroom, toilet and shower room down there full of mould and dampness. No windows down there either.Room was not made up even once during our week stay.

it was downtown
- be careful, they don't inform you that the accommodation is at two different addresses - probably of different quality, that's why I didn't believe the negative reviews, because there were also a lot of positive ones
- worn mattresses
- the water does not drain in the shower and in a moment it floods the entire bathroom up to the bedroom door (they replied to my complaint that they know about the problem, that I should hold the shower towards the drain) he does not know that there is only an overhead shower, there is no hand shower ? and they also advised me that we should not all shower one behind the other
- the rooms are above the night bar, in which there is a noisy party every day until 3 AM and at 6 AM they start taking away the garbage, glass bottles from the restaurants are thrown right under the car windows, that would wake up even a corpse
- the building opposite is undergoing renovation - at six in the morning a truck brought a container for rubble from the construction site and they started filling it
- breakfast was served in a cafe approx. 600 meters away from 9 o'clock
- breakfast included in the price means 1 tea or 1 coffee or 1 chocolate and a small glass of juice, in addition they will bring you a croissant and two small pieces of bread with an egg on your plate, if you are used to drinking tea and coffee in the morning you have to pay extra
- no air conditioning
- the quality does not match the price, for such a price we slept in the center of The Hague in a luxury hotel

The price and location was great.
Checking in was very difficult due to not receiving the promised email with the key code. Also, the specific property location turned out not to be what was indicated in the initial information that I received after booking. To top it off, there was a plumbing problem in the building during our stay.

LOCATION. FRIENDLY STAFF
COULD HAVE BEEN CLEANER, HOB IN THE ROOM BUT NO PLATES OR PANS. EXPECTED DOUBLE BED NOT 2 SINGLES PUSHED TOGETHER.SHOWER SOAKS THE BATHROOM FLOOR, QUITE DANGEROUS, WATERED DOWN SOAP , NOT ENOUGH COFFEES, ETC. FAR TOO EXPENSIVE FOR WHAT IT IS

Central location surrounded by bars and restaurants
This is very much a self service arrangement. We collected the keys from a key safe and never met anyone face to face
We were moved to a different location from the one selected at the last minute. The email with details for our accommodation didn't even make this clear. Don't rely on the map location when booking!
Breakfast was offered at a nearby cafe but it didn't open until 9am. We were unable to take breakfast on any of the 4 days. This was not made clear at the time of booking..
The room was described as "B&B 1001 Nacht: Romantic Double Room With Roof Terrace" but actually had two very narrow single beds.

Great location in centre of old town.
The breakfast was very good.
The bed linen could be updated. It was clean but seen better days as it had a few small holes.
Not a fan of the wet room bathroom. Found it difficult to cope with.

Very centrally located, big private apartment for the price, and nice to have included breakfast at a the café.
Although it was written in the emails we received, we ended up at the wrong address in the middle of the night (due to google maps), and that was a bit of a bummer. But they answered when we called, and guided us to the correct place :)

The location was really good and also the breakfast served was really worth it.
The bathroom was horrible, there was no proper drainage and hence the water after the shower was logged there without draining and also a foul smell was spreading all over the room. Overall the bathroom have real trouble

Very good location and breakfast
the room and the water of the shower was cold. I contacted the host to let her know but there was no reaction and no answer. There was a leak in the WC. the room was not so clean.

The location - very close to the Cathedral, was excellent, and all written instructions were clear and accurate.
The breakfast at the nearby café was also excellent served by friendly staff, and the accommodation was very clean and tidy with an excellent luxurious bathroom.
The description of the accommodation did not mention that it was spread over 3 levels with steep staircases joining them, which would be totally unsuitable and even dangerous for the elderly or for a young child.
There was no natural light and it was so hot with no way of adjusting the heat, that we had to keep the huge ceiling fan going all the time we were in the property including at night.
The tea and coffee-making facilities were poor with no water available and no way of washing up other than using the communal kitchen along the corridor outside.
Minimal clothes hanging and shelving in the bedroom.

very cozy, perfect location.
some side aspects: dust on the lamps, an initial issue with the radiators.

Location is superb.
If ever anything sold on the basis of a photo that didn’t live up to hopes in realty it was this property and a few burgers from fast food places I’ve had over the years.
Looked great on the site but the fittings are cheap and the bathroom smells of damp.
Boutique? Not even close.
Hairs in bed. Not dirty exactly but parts of the decor are tired.
Coffee was good. Breakfast was OK. Good yogurt but basically carbs rather than a decent breakfast.

location.
was not the property I paid for.

The location was great.
There were no windows to open and get fresh air. The room was stuffy and it stank. There was a communal kitchen attached where people had clearly been smoking as it had a strong smell of smoke. There were also dirty dishes there for the 5 days that we were there.
It is located next to a few bars and it was very noisy on the Friday and Saturday night.
You can hear every move that the neighbours make.
Someone kept connecting to our tv and playing their YouTube.

- breakfast was good
- location was very central
- balcony was also nice
- the beds were comfortable
- soap was almost empty as we arrived
- there were only two rolls of toilet paper, which was far too less
- the Wi-Fi wasn’t working at all times
- the tv wasn’t working as well!
- the light in the bathroom was way too dark
- as soon as u use the shower the whole bathroom is wet
- there isn’t any reception, the answers per booking app weren’t helpful at all
- no windows/ conditioning in bathroom

Breakfast was good value, you walk to a nearby cafe it is not onsite. Cafe staff all lovely.
Room felt safe, nice neighborhood, lots nice restaurants, bars, shops LITERALLY on doorstep (pro & cons given noise at night). Haarlem is lovely area. I'd go back but not stay here.
Room was clean.
The room is VERY loud given the location. They provide earplugs and it was needed on Friday/Saturday nights.
The advertised rooms and photos massively oversell it. This is not a boutique hotel. It was rooms in a disused cafe. The lobby is literally a derelict cafe, you walk through. It is very off-putting and for the cost of the room unexpected.
Room not really family fit, I see this working for students not families. There was a random huge barn door leaning on the wall in our room - we had to keep kids away as it was unsecure and very dangerous if they had knocked it.
Hot water was sporadic and unreliable.
Given the cost it was disappointing overall. Best value was breakfast but room wasn't.
4.0 / 5.0
It’s right near most of the tourist attractions and the room has everything we need.
The little cafe two doors away serves really good sandwiches.
The stairs are a bit trying but most of the older places are like this. It’s what makes the experience memorable!
3.5 / 5.0
Great location near the market square with many attractions, groceries, and cafes.
Train and bus stations are within a 10-min walk.
Double beds were comfortable.
Included breakfast was good.
Helpful staff.
The floor was dirty. Light socks became dark in several minutes.
Single beds had thin mattresses and were uncomfortable for adults.
Initially, we didn't have shower gel and enough soap, but they were provided soon upon request.
3.5 / 5.0
excellent location
WiFi very poor
5.0 / 5.0
The location was perfect. Many redtaurants are near.
Rooms with feeling of 1001 nights were nice.
Shower room in room 2 no ventilation so the air was so stuffy.
Everywhere in room 1 and 2 on the floor was partly sticky.
No window to ventilate??
