Lovely overnight stay let down by no breakfast

Clean, characterful, warm, good beds, bathroom good, nice bar area, good location

No breakfast was a big letdown and the small double in the eaves was a little claustrophobic. We were staying Sunday morning and there were few breakfast options as most cafes were closed on Sunday.

Only the parking. It was a new area for us and there were no spaces available directly in front of the hotel. But it did advertise as no parking so maybe just a few parking recommendations would be good

Exceptional

Room was beautiful, very clean and well stocked. Loved the mural on the wall. Lovely and warm. Great central location. Staff were very welcoming. Bathroom waa really nice..had a lovely long soak. Would love to stay again.

Could be a little noisy at times with the restaurant below..doors closing mainly but not too bad as the restaurant closes at 20.00 so didnt disturb sleep.

Great location, lovely building,

Very odd shower/wet room with floor that needed fixing and a sink that was not practical, couldn't get a bottle or cup under the tap. Large mirror by shower was also odd, you'd be showering whilst looking in the mirror.

A clean, comfortable and welcoming stay in a superb town centre location.

This was my second visit to Swan House and it was just as good as ever. I travelled with my elderly mother who was very happy with her room. Swan House is clean and comfortable and, whilst there is no formal breakfast, there is 'help yourself' instant porridge plus lovely biscuits and hot drink making facilities as well as plenty of chilled water - perfectly adequate. There are also many cafes very nearby serving a bigger breakfast if wanted. There is no designated carparking at the property but I was aware of this and there are plenty of places for the car very nearby so this isn't a problem either! We wouldn't hesitate to use Swan House again and recommend it to others.

There is nothing I didn't like. I was in the top room (Seth) which is directly over the 'William' room where my mother was staying. She was apparently disturbed by me walking around as I was getting ready for bed - floorboards creaking etc. She has told me off!! But on a previous stay, my husband and I slept in 'William' and there was someone above and we were not disturbed at all! So she may just be extra sensitive.

Lovely accommodation in a great location.

Beautifully decorated room with lovely en suite and good quality bedding.

The room we had was in the eaves and had very low beams everywhere. Hitting your head was inevitable.

Very disappointing and not what was expected having reviewed the website.

Very little. There was no breakfast available

There was no breakfast available other than instant porridge oats in the room. Staff member who greeted us was not welcoming. Instructions were rude and when we enquired about parking options were advised to read the information available in the room. The wet room was tiny and basic. The bed was uncomfortable and the room was noisy with passing traffic through the square throughout the night.

Perfect place to stay and highly recommend.

Beautiful old building. Friendly staff. Fantastic renovation in the bedroom we stayed in. Spotless . Towels were white white ( not faded!) and the bath sheets were a pleasure to use, thick towelling not flat ! So many places the towels seem to have been around fir a good many a year ! Room only but in our room were 2 pots of easy to make porridge , 2 yogurts , 2 bottles of water all of which are kept in a mini fridge and 2 chocolate cake bars which were scrumptious with a cup of tea. Bedding nice and crisp and pillows were very good. Easy booking in and out system. Intercom for out of hours emergencies. Little touches and cleanliness make for a fabulous stay.

Very welcoming staff and very pretty room

Several spiders within the room on the ceiling, whilst the room was very clean and I appreciate it came with a balcony, the ceiling in total had 6 spiders on it and my girlfriend is very scared of any size bug so I had to get rid of all

I would have liked a breakfast but we knew when we booked that this was not available. Beccles also has nowhere to get anything on a Sunday morning!

On arrival you had to phone to be admitted .Not everyone carries a phone and it would help if we'd known beforehand. Parking is a bit of an issue as the parking next to the hotel is for an hour between 9 and 6

quirky location right in the town centre

Although room was advertised as "room only", it was a nice touch to have basics of continental breakfast provided. Having a fridge in the room in this hot weather helped keep cold drinks cold!

Unexpectedly beautiful!

Such a beautiful place! You can tell how thoughtfully each area has been designed, and the plaques on each room door were a really great touch. The courtyard is beautiful, the lady who checked me in was so friendly and helpful. 10/10 would recommend a stay here!

beautiful rooms in a great location! staff were very friendly and hospitable. we were at a wedding nearby, so it was a prefect find for us.

It would have been great to have a hot breakfast rather than the porridge and croissants in the room. But, thats no reflection on how great the property is.

Fabulous - just the peaceful evening I needed.

Really friendly staff. I was upgraded to a room with a balcony because it wasn’t booked and, although the booking was billed as room only, the owners had left porridge, yoghurts and croissants in the room for breakfast. Beautiful room and lovely stay.

The only thing that could have been better would be more reliable Wi-Fi - it kept cutting out.
