The property is in a rough neighborhood. It is close to many places, however, you have to pass some scary parts, so walking is not exactly safe. There was a man in a home across the street in his front yard on day one yelling constantly and a woman who was screaming to herself at midnight for 2 nights in a row. When we got there, one of the garage doors would only open halfway. The dishwasher in the back
house never worked. The garbage disposal in both houses wouldn't work initially. Thankfully Ronaldo came and got the garage door to work, got us in the back house and reset the switch to get the garbage disposal to work in the front house.
The heat in the front house wouldn't come on at first because it had to be synced with the thermostat upstairs within 2 degrees.
I have a whole list:
Toilets wouldn't flush well

Water upstairs never got over lukewarm
Outdoor games thrown all over the yard
Breaker for the dishwasher in guest unit is permanently flipped. They tried to flip it and it would flip back.
No can opener
no cutting knives in guest unit
no trash can is guest master bedroom
The coffee pot would not work initially. They did replace it.
The lock on the doors were warning of a low battery in both houses. We called and were told it should still have some life left, however the front house app lock eventually wouldn't open and hod to be manually opened.
We also were not informed of how the handle on the gate had to be positioned or how to block the code pad until we spoke to Ronaldo,
We spent far too much time on the phone with people to fix things. It dug into our time for sightseeing and spending quality time with our family.

The property is very cool. 2 houses with a modern feel. There are a few things here and there that need maintenance or didn't work as one would expect, but for us it wasn't an issue. The team over at Black opal was great. Yen was available by phone all weekend and very helpful. This is definitely a great spot for a weekend hang and very close to the city.

Don't be fooled. Poorly managed disappointing house in bad neighborhood.
Unfortunately, we were VERY disappointed in this property and the Black Opel property management team (specifically Brooks). The property photographs well but don’t be fooled. The house is in an extremely rough area. I’m all about diversity and have an office in Oakland, so believe me when I say it’s a bad area. Groups of girls should absolutely not stay here. This was a “guys reunion trip” of sorts so there was no issue for us, but be prepared for constant drug deals, prostitution, and people sleeping in broken down cars directly on the other side of the gate. Lock up.
Upon arrival there were cigarette butts all over the outside area around the “pool” and the trash was overflowing and not taken out. No big deal, we let them know and they resolved it. The property lists a traeger grill so we brought and planned to cook a brisket. The grill is old, rusted out, and completely inoperable and isn’t good enough for hotdogs. The “pool” is a joke (glorified hot tub). The bocce ball court has weeds growing all over it. Only one TV in the main house works. The toilets are extremely low pressure and takes multiple flushes to get it down (if they don’t clog first). There’s also an ant problem (leave anything out and it will be covered).
The very first morning we woke up to the AC not working. It was 105 and humid on that day. They sent someone out who admittedly knew nothing and said he would get an HVAC company out asap. We had to leave the house because it was too hot to stay there. I kept checking in throughout the day with Brooks and Back Opel who told me they were on top of things. Around 5pm Brooks called me back and asked ME if I got it working. He gave me the runaround all day and night and at one point even turned his phone off on me. We had to have guys sleep at local friends houses and cram into the smaller house in the back. It pretty much ruined that day/night of the trip. I have everything documented. They finally sent an HVAC guy out the next day to resolve the issue (clogged duct, apparently) and it took until late in the evening to for the house to cool down. So one and a half days with no AC in the main house while getting the runaround by the property owner. It’s hard to enjoy yourself on vacation when you have to constantly follow up with an inept management team. His resolution was a 60% refund for one night, and it took constant pressure to even get that back. I heavily recommend another house.

During our what was supposed to be 3 night stay, 1 in which had to be spent at a hotel we realized the below;
- host can “accidentally” overcharge (be aware of any additional taxes & fees)
- neighborhood is run down & dangerous - the ghetto
- you will be approached/harassed by homeless people (one lived right outside the house during our stay), drug dealers and other neighbors
- Roaches, we saw 3
- Potential power outages for extended periods of time
- Difficulty entering
- not accommodating host
Overall Brooks is a fraud and saw an opportunity to build out, then market this house as a fully loaded “oasis” in an undesirable neighborhood to out-of-towners because of its proximity to tourist areas.
Give the 2k/night to another host! You will regret your stay here!

Awesome spot
Went for a long weekend on a guys trip. Neighborhood is a little worn down but the house is amazing. It’s actually two houses with a very modern concept. We loved exploring Austin but spent a ton of time hanging at the house. Love having the Sonos speakers throughout as well.

Great weekend in Austin
This place was perfect for our group of 13 friends. Location is ideal and a very short Uber/like scooter away from great bars and restaurants. Space was more than enough for all of us to relax and gather comfortably. The dual kitchens are a huge bonus if you’re cooking a large meal. Only issue was that the hot tub was ice cold when we got there but the host was very responsive and quick to help us out. Would stay here again.

We were 13 guys and there was plenty of space for all of us. Brooks offered us early and late checkout (for a fee) and was willing to accommodate our every need. He was very responsive and the house was comfortable. The neighborhood is sketchy as heck but we didn’t have any issues. A sacrifice worth making for being so close to downtown in a house that size.

I've stayed multiple times at this beautiful property... every time it is SUPER CLEAN... and organized... this time one of the guys left a pair of jeans in one of the dressers after we checked out... the property manager coordinated with us and went out of his way to make sure we got it back... Wonderful home for groups
This property is perfect for enjoying time with a group. It’s located near plenty of delicious cafes and eateries and is very close to downtown Austin (but far enough away that you get a great nights sleep). The owner and property manager are super helpful and easy to communicate with. Definitely recommend!

BEWARE - UNETHICAL AND SHADY PROPERTY MANAGER
This property manager should be removed from the VRBO platform. It took months to get him to accept payments in advance of a large group gathering, where he consistently neglected communications giving. Numerous times he failed to process correct payment details and he even attempted multiple reoccurring payments which were luckily denied by my banking institution. Needless to say, this gave me great anxiety leading up to our stay, as I was worried our reservations were not solid.
Three weeks prior to the groups stay, as local public health officials issued the highest elevated risk due to COVID spread and max capacity hospitals, the manager agreed to a refund over the phone with a representative from VRBO, after I called because I couldn't reach him. After I inquired about the status of the refund to VRBO, the manager sent an inappropriate and nonsensical email, stating that conditions in Austin were normal for months and that the media was to blame, despite local public health officials warnings.
In using vacation stay platforms for over a decade, this is by far the most lazy, unethical and inconsiderate property manager I have encountered.

Great Place to Stay for Large Group
We had a great time celebrating a bachelor party for the weekend. The place is great to stay for a large group because there are plenty of beds and bathrooms, while having the space to not feel crammed and activities to do outside around the pool. The representative is very responsive to all questions you may have. You are only a short 10 min uber away from any popular spot in Austin. Definitely would recommend to people planning a weekend celebration.

Great property in a good location
We were happy with the property and its location in regards to all Austin has to offer. Only issues were the outdoor speakers were inaudible. We were told this is to not disturb the neighbors and to listen to our own speaker. This should be advertised because we didn’t bring a speaker and with all the outdoor activities offered, music would have been nice.
Most of the ceiling fan remotes had dead batteries and the hot tub controls were broken. The front “gate door” was also broken.
All in all, we were happy with the place. Great layout for a large group and the owner was very responsive to all our questions.

Great for groups, even though it’s not quite a 5-star luxury property
How itself is gorgeous with lots of space and high end finishes. The layout is perfect for groups. It’s clearly rented out to lots of young groups like ourselves so there’s a lot of wear and tear on the property (outside furniture is banged up, some things are a little less than spotless), but the property worked for us nonetheless. Also, be aware that paying for early check-in does not mean the property will be ready to go by 12pm, it just means you can access the property by 12pm but the cleaners will still be working (this was not clear to us and we had to wait around on the patio for 2-3hrs while the cleaners finished up inside)

Awesome Property for Groups
Overall the house was excellent! We dad a group of 13 friends to celebrate a 40th birthday. The property is just as advertised - basically two entirely separate houses connected by a great courtyard with pool/firepit/garage/etc. House has basically every amenity you would need and then some, plus no shortage of instagrammable "moments" through the property. If you're looking to swim laps, this isn't the pool for you, but it's a great spot for lounging and hanging out with friends. Neighborhood is still developing, but the location is great - easily walkable/scooterable/Uber-able to anywhere you'd want to be within minutes.
Only downside to speak of was communication. You are clearly dealing with a property management company vs. the actual property owner. The check-in process in particular was frustrating...it was enough paperwork to think I was actually buying the house vs. renting it for a weekend. I had to ask several times to get the actual door codes to get in which led to us sitting outside the house in 85 degree, humid weather with a bunch of groceries for almost 30 minutes waiting to be able to get into the house. Once we finally got the code, the door didn't work and thankfully one of the property management employees showed up and got us in. Also took until halfway through the trip to get instructions on how to actually use the hot tub, which required downloading an app. Wouldn't have been as frustrating except they were more than happy to communicate with us about the mimosa/bloody mary bar they offer and all the different upcharges we would incur for any littany of different items - extra guests, pets, late check-out, leaving the hot tub on overnight, etc. etc.
To be fair, I think a lot of these items were one-off issues that wouldn't necessarily be recurring things that future groups would have to deal with. Overall, the house was great and would still wholeheartedly recommend to any group.

We had 15 people and everyone had a bed, great layout for a large group. Clean when we arrived, but an unusual amount of flies in the house. Several fixtures were broken, but workable. Good proximity to Austin, but a rough neighborhood- we were approached more than once outside by someone asking for money.

Beautiful Austin House for spacious weekend with friends!
Had a beautiful stay at this property and felt so welcomed with great communication with the owner! The house had plenty of space, my stay included 10 of us and everyone had plenty of space and extra mirrors made it easy to get ready! The only downside was check-in was after 4 and we arrived at 4:45 and the cleaners did not leave until 6:30 and we're a little in way. But, overall would definitely recommend this place to friends and family in the future!

Brooks was extremely easy to communicate with and very understanding with anything that was needed. The two different houses with the games and pool in the middle was awesome. Highly recommend this place if you have a group. The neighborhood wasn’t very family oriented but I did feel secure with the door system that was in place.

Fantastic Family compound as a base for Austin Adventures
We had a blast staying at this Property. The place is very new and very well designed. There are 2 buildings both with living areas and full kitchens. This was perfect as my family stayed in main house and my friend and his parents in other house. There is a great heated pool with hot tub. Kids and adults both enjoyed the pool and the house. King bed on main floor with master bathroom (great shower). 2 bedrooms and lounge on top floor of main house. 4 poster bed in one room and queen bunk in other bedroom. Back place has master with king bed and room with triple bunk bed. More then anything it was the personal service of the owner that was outstanding. Thanks so much, we loved our stay.

What an amazing property!
Pics do not do this house justice! The home was more than accommodating for my 14 guests. The modern feel and continuous upgrades in every square inch really made mine and my guests stay amazing. Plenty of room with utilization of both homes, plenty of parking and stocked with everything you could thing of. Brooks was extremely easy to work with and quick to respond to any questions I had. The home is like a fort and is extremely secure so we felt safe and able to relax during our stay. Super easy access to the food truck park and downtown. The outdoor surround sound speakers made our pool / hot tub experience a blast. I will definitely be booking again this year!

Great place for big groups.
Having two houses with a garage (although very narrow openings) in the middle is great. We enjoyed the pool, hot tub, outdoor games, and the area around us. Except for my brand new vehicle getting keyed whiled parked out front, the neighborhood was okay and conveniently located to everything you need. We had trouble getting into the house and the automated email system wasn't working so, communcation was spotty but, over all, we had a good time.

Property is relatively new and was kept in excellent condition. Two houses on the property create space so large groups are not living on top of each other. Very party / group friendly activities on property (awesome pool and hot tub, fire pit, lawn games, etc.). Super close to downtown and amazing restaurants. I've seen other reviews about the neighborhood not being great - ignore them. Neighborhood is totally fine and even has some of its own gems.
Only issue the entire weekend was the door codes, which didn't seem to work. But Brooks was very quick to help and provided a temporary solution.
Don't think twice about staying here. It's awesome.

This place was really amazing. Tons of space and things to do on the property - bocci, pong, hot tub, pool, foosball, etc. Great for bigger groups. Neighborhood doesn’t look the nicest but the neighbors were great. Close to all the fun of 6th and Rainey. Brooks was pretty quick to fix the minor issues we had when we arrived. I’d one million percent book again. Do it!

Dicey Neighborhood
While this property is located a short uber ride from downtown, the neighborhood is desolate and run-down. We saw going into this property that it was primarily rented by bachelor parties which should’ve been a red flag. We witnessed some shady activities going on right outside our doors. There were people frequently loitering near the house and front gate at all hours of the day and night. It was almost comical the way these random characters were in such close proximity to the gates and the house and there was even a set of chairs lined up next to the house for people to camp out in. There was this overall sense of being “trapped” because there is not a lot within walking distance and no place to get a cup of coffee besides the gas station across the street. We had a little trouble with the locks on the gate and after a long phone call, Brooks came by to fix it late one night. The property itself was clean and equipped, but the pool was disappointing. It was the size of a large hot tub and there was very little space for lounging for our large group. Brooks was polite but didn’t initially react to the concerns that we had. Our concerns came to a head when a random neighbor was able to get into the gate, come through the front door to inquire about a UPS package. That is when we called the owner to please come fix the gate. He initially said he wasn’t coming and downplayed our concerns. Later we got a text that he had fixed the lock later in the evening while we were gone. We learned that there are not a lot properties for large groups available close to downtown so it was slim pickings. Next time we would stay further out to hopefully have a better pool and outdoor/lounging area. We would not stay at this place again or recommend it to anyone.
