About this house rental

Moat Farm House is an exquisite Tudor farmhouse recently beautifully and lovingly restored and refurbished to emphasise and enhance the wonderful period features. The generous accommodation provides 7 bedrooms and 6 bath/shower rooms (4 ensuite), a huge vaulted farmhouse kitchen, a secondary kitchen and three reception rooms.

Set in 6 acres, it is surrounded by its own land on the edge of the lovely village of Ash, only 3 miles from Sandwich, one of the best preserved medieval towns in England. The grounds extend to the churchyard of St Nicholas, Ash, a church dating mainly from the fourteenth century.

The village has a mini-supermarket and a late night shop as well as a small Boots. The medieval village pub is about to reopen. Juliet's Farm shop and restaurant are visited by people from far and wide. All these amenities are within a few minutes walk of the house.

The house is beautifully furnished throughout with a combination of antiques and more modern pieces, all selected and arranged with great care and skill.

The garden is a joy with deep borders containing mainly country cottage-style plants and with views of the church and surrounding countryside. There are several seating areas to choose from and a large table outside the folding doors of the kitchen seating 16 people, with an option to seat more at other tables. The Weber grill can be wheeled to wherever you need it!

Outside a thatched barn contains an attractive games room with table tennis, darts and table football which is very popular with the younger generation wishing to hang out together.

There are lovely walks around the house and many exceptional sights further afield.

The owners have enclosed the garden area as far as possible to contain small dogs, there are gates that can be kept closed to stop young children from going to the pond unaccompanied.

This is a wonderful house for families to come together, large groups of friends, golfers, walkers and of course dogs and children are so welcome!

There is parking all around the house including outside the side door of the kitchen.
Kitchen
The exceptional kitchen has been significantly extended by the current owners and is extremely spacious and well equipped. To the west are folding doors leading to the lawn and garden and the large outside table.

There are three ovens (one a Siemens fast heating tower oven) and three further ovens in the wood-fired eco-range for the adventurous! This provides a glass-fronted wood-burning stove for the cooler months. There is also a large integrated microwave.

There is a triple sink with detachable tap, two dishwashers, Quooker constant boiling water tap, Fisher and Paykel fridge freezer with an ice maker and cool water filter, and a small sink on the island. There is a larder with plenty of space for food storage, a wine cooler and a six ring gas hob.

The recycled quarry tile floor has underfloor heating. The original Tudor bricks on one of the walls have been exposed to wonderful effect.

Study
This leads off the kitchen and can be a useful place to store bags, computers etc out of the way.

A very few steps away across the drive is the newly built utility room/boot room. This has a washing machine, dryer, another dishwasher, triple sink and a very large ceiling pulley drying rack. There is plenty of space for boots, coats etc. There is also a large extra deep freeze and overflow fridge.

A beautiful room with the original Tudor window to the rear, exposed beams, an inglenook fireplace containing a wood burning stove, a TV and three large comfortable sofas.

The house is phenomenal- so many interesting period features but with all mod cons you’d ever need. Really well equipped kitchen, lovely outdoor seating and dining area, so many indoor social spaces to choose from! Particularly enjoyed our candle lit dinner and game night around the table in the library/ dining room. Beds comfy, rooms spacious. Generous supply of dishwasher tabs / bin bags / tea towels. We were a group of 7 adults and there was plenty of space + some to spare. Great water pressure & temperature across the whole house. 5 min walk to the village for Co-op (stop at the chequer inn for a pint in the lovely pub garden!) and can walk to local winery across the fields (Barnsole vineyard). A wonderful stay, wish we’d been there for longer - will certainly return!

We had the most amazing weekend in this beautiful house. We had non stop fantastic warm weather so were able to eat every meal outside seated around a large rustic table. There are enormous grounds so plenty of space to play the outdoor games that we took with us. I would highly recommend this accommodation for families to get together and have a relaxing time in the countryside.

We really enjoyed our stay at Moat Farm House. The kitchen is really well equipped with lots of crockery, cooking utensils and 4 ovens! We were a group of 5 couples and this property is great for adults, but with so many ornaments and antique furniture it would be a challenge with children. The bathroom were modern and there was a plentiful supply of hot water. The lane to the house was overgrown, making it very narrow for a car. The house is surrounded by lovely, cottage style gardens and there is plenty of space to park cars. The situation is great, being 20 minutes from Canterbury and 20 minutes form the sea at Deal. There are shops in the village. The Dog at Wingham was excellent!

A staggeringly beautiful home, wonderfully presented. Perfect for family get togethers. Great host, excellent communications. Lovely area, nice walks, good pub (The Chequer Inn), close to Canterbury, Deal etc. Had a fabulous time. Thoroughly recommend.

Unfortunately the house was cold on arrival and took sometime to warm up. Some of the instructions need updating as not everything was as stated. Overall the house was ideal for a large family gathering and a great time was had by all.

We stayed at this premises over New Year and had a great time. The location was perfect, with a short walk to the village pub,and a short drive into Sandwich. There were 14 adults staying and the 7th bedroom (downstairs bedroom) was rather small. The other sis were all perfect.

Myself and 6 friends had a wonderful weekend at Moat Farm House. It was exactly what we wanted - quiet, cosy, plenty of space and comfortable. Everyone had their own bedroom, which was really nice (very comfy, lovely beds). We relaxed by the fire, chatted, cooked nice meals (in a very expansive kitchen with everything we needed). We did a recommended walk on one day which was a loop back to the house, so explored the area, but January not as pretty as Spring i'm sure. A few decided to pop to the town of Sandwich to have a look around (10minute drive), so as an option of something to do, that was very easy and accessible. I would really recommend Moat Farm House - the decor and ambience was homely, quirky and interesting - and so much space! Would book again.

It was great to spend time with our friends and family in the lead up to Christmas at Moat Farm House. The house was perfect for our group size, well equipped and had everything we needed. Our favourite thing to do was sitting around the fire of an evening. It was very cosy! We would all love to go back next year. Thanks again!
